Getaway on the Hudson

Need peace and quiet from the busy life in the city? Look no further. Getaway on the Hudson is a truly hidden gem with 3 bedrooms and 2 full bathrooms. Kitchen comes equipped with utensils, cookware and bakeware. A large back patio to sip your coffee and enjoy the views of the lake. Just a short walk, you can explore the backyard or walk onto the rock shores of Lake Hudson. Restaurants and a grocery store is just a short drive away. Make some new memories here at Getaway on the Hudson. The space 3 bedrooms. Primary has 1 queen size bed, 2nd bedroom has 1 twin size bed and washer and dryer, 3rd bedroom have 2 twin size bed. Extra charge for up to 2 additional guests. 7 is the max people allowed. You can make arrangements for airbed to be set up upon your arrival, or have the option of setting it up yourself. All bed linens will be provided. Guest access You can access the whole house with the exception of the locked closet. The property includes the gulley, which is our backyard. Then a short walk to access to the shores of Lake Hudson. It does not include the dock. Please be respectful of the neighbors. Other things to note Emerald Bridge Homes, LLC for Getaway on the Hudson Vacation Rental Lease Agreement, House Rules, and Functionality We ask that ALL guests read this Vacation Rental Agreement thoroughly. Primary person booking on platform sites and any monies received by Emerald Bridge Homes, LLC for Getaway on the Hudson, and owners, for occupancy of vacation property indicate the acceptance and Agreement of the terms and conditions of this Vacation Rental Lease Agreement. This Rental Lease Agreement is for the duration of your stay only per your booking date(s). Unless you make prior arrangements and made the necessary payments to extend your stay, you must vacate the property on the day of check out. Indemnification and Hold Harmless Guest(s) agrees to indemnify and hold harmless the Owners and Emerald Bridge Homes, LLC for Getaway on the Hudson for any accidents, injuries, or illness that occurs while on the property of the rental home. Emerald Bridge Homes, LLC for Getaway on the Hudson and or owners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this Rental Agreement, it is agreed that all guest(s) are expressly assuming the risk of any harm arising from their use of the property or the rental home or others whom they invite to use the property or the rental home. Age Requirements Guest(s) under the age of 21 will not be permitted to register and will lose all funds paid to Emerald Bridge Homes, LLC for Getaway on the Hudson. Any reservation made under false pretense will result in loss of advance payment and removal of the guest. No minors are to be left unsupervised. No weddings, No receptions, No Fraternities, No Sororities, No house parties. Parents or adults will not be permitted to rent for underage adults. Violations of this will result in immediate eviction with no refund of any monies. Emerald Bridge Homes, LLC for Getaway at the Hudson reserves the right to refuse service to anyone. The primary person booking must be the one staying at the home. You cannot book for another party. Doing so may cancel your booking. Guests The house sleeps five people comfortably. Adding an additional guest to your party up to a total of seven will be a charge of $25.00 per person, per day. Please indicate how many guests in your booking so we may set up sleeping arrangements. You may not have large gatherings and sleepovers of additional guests other than the ones listed during your booking. Communication We encourage guests to have an open line of communication. We welcome any questions and will answer them to the best of our knowledge, and if there are ANY questions or concerns, you might have before, during, or even after your stay, please contact us as soon as possible so we may answer them or help you in any way. Check-in/Check-Out Times Check-in time is at 3:00 p.m. and Check-out is at 11:00 a.m. Check out after 11:00 a.m. without permission will be subject to an additional full day rent. No early check-in unless prior arrangements have been made with the owner. No late check-out unless prior arrangements have been made with the owner. Upon departure, please make sure all windows are closed and locked. Put the security bar down for both sliding glass doors and hit the lock icon on your way out. Your code will be deactivated. Refund Policy Emerald Bridge Homes, LLC for Getaway on the Hudson cannot guarantee against mechanical failure of heating, air conditioning, TV’s, satellite receivers, internet connections or other appliances. Please report inoperative equipment to owners immediately. No refunds or rent reductions will be made due to failure of appliances or equipment. No refunds for early departures, delayed arrival or reducing the number of nights. Cancellation Policy If guest(s) wishes to cancel their reservation, the deposit will be refunded as follows: Please check the platform on which you booked your reservation. Reservation Requirements No minimum nights required. Property Lines Guest(s) agrees to follow the rules of property lines and will not cross over to neighboring yard. There will be a map of what is part of the property and where you can go in the Welcome Binder once you have arrived. Please be aware that the outdoor is not level and it is rocky. Please use caution when walking towards and in the gully. There are walking sticks in the closet by the front door if you choose to use them. Craigs Cove has a dock and a boat ramp you can use during your stay. It will be marked on the map. Please be courteous to neighbors who live year-round in the area. Access Guests shall allow Emerald Bridge Homes, LLC/Homeowner access to the property for purposes of repair and inspection. Homeowners shall exercise this right of access in a reasonable manner. Violation of Agreement If Guest(s) violates any of the conditions of this Agreement; Owners/Emerald Bridge Homes, LLC for Getaway on the Hudson may terminate the Agreement. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premise immediately and forfeit all rents and security deposit. Camera There is one camera located at the front door of the property. That is for everyone’s safety. Please do not tamper with the camera such as taking out the batteries, blocking the camera lens, or damaging it in any way. There will be a charge of $300.00 if the camera is offline or blocked during your stay. Parking Parking is outside in a non-covered area. Please do not block the road. Acts of God Emerald Bridge Homes, LLC for Getaway on the Hudson/Owners will not be liable for events beyond their control which may interfere with Guest(s) occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, war, or inclement weather. No refund will be offered in these circumstances. Smoking You may NOT smoke inside the house. Please smoke outside and away from the house and be responsible for discarding your cigarettes appropriately. There will be a charge/fine of $300.00 if the house smells like smoke after your stay. Pet(s) Pets should be well mannered, crate trained, and potty trained. Your pet should be crate trained and not be left alone to roam the house. Up to two pet(s) are allowed on a case-by-case basis. A non-refundable pet fee of $50.00 per pet, per stay will be charged. There is a refundable pet fee of $250.00 at the time of booking. Refund usually takes up to 14 days to process. We reserve the right to keep some or all your deposit should any damage occur from your pet(s), or excessive cleaning and from urine stains on carpet, area rugs, floors, or walls during your stay. Please watch your pets as there is wildlife in the area. Please reach out to specify your pet(s) breed. Please pick up after your pets and discard appropriately. There are bags available if you should need them located in the drawer of the game cabinet. Furnishings Furnishings are subject to change without notice. Furniture, bedding and mattresses, utensils, towels, rugs, or any other property décor that was supplied with the rental property must not be taken from the property. Loss of these items will be charged to the guest(s) at the Owner’s discretion. Linens A basic supply of linens is provided. Bed linen and bath towels are not changed during your stay. Linens are subject to change without notice. Different linens may be used other than the picture posted. Housekeeping There is no daily housekeeping service. Please clean up after yourself. There are cleaning tools, supplies, and products for your use. If excessive cleaning is necessary after your stay, you may be charged extra on top of the regular cleaning fee. WIFI The wifi password is located at the bottom of the front console table. TV The TV is equipped with streaming services from different platforms, of which you must provide your own credential to view. Please log out of your account at the end of your stay. Game Cabinet Guest(s) is welcomed to play board games, read books, and enjoy all the playing cards available located in the small cabinet under the T.V. Please return all game pieces to the correct game boxes for the next guests enjoyment. Please Note: Some pieces are small and can produce a choking hazard. Please supervise all children when in use. Emerald Bridge Homes LLC for Getaway on the Hudson will not be held liable for any accidents that may occur during your stay. Septic System The house is equipped with a septic system, which is great for the environment, but does require a bit of special care to keep it functioning well. We appreciate your cooperation with the following simple guidelines. The septic system can handle a certain amount of water each day, so we kindly ask that you help us by conserving water where possible. Please only use the toilet paper provided. Do not flush anything other than the toilet paper provided. Please do not wad up toilet paper and flush it. Please no tissue paper, napkin, or paper towel should ever be thrown in the toilet to be flush. Please throw those away in the trash bin located in the bathroom. No feminine products and wipes claiming to be septic safe should be flushed at any time. NO BLEACH is allowed in the drains at any time. Please do not overuse toilet paper as it may cause the toilet to be clogged. If the toilet is clogged, please contact us immediately to remedy the situation. Please limit shower times to around 5 minutes. This significantly helps reduce the risk of overwhelming the system. Stagger Usage: To avoid overloading the septic system, please try not to shower and do laundry at the same time. Spacing out water usage will make a big difference. Kitchen Sink Please do not use the garbage disposal to dispose your food scrap. Please do not pour grease or oil down into the sink drain. There is a grease trap located on the left side of the stove for your use. Food and Beverages Guests are responsible for their own food or drink item. You are welcome to condiments, spices, and other miscellaneous food and beverages in the refrigerator at your own discretion. We provide coffee and creamer, tea, and hot chocolate. The coffee pod maker is connected to a waterline, therefore, there is no need to add water. To use the Coffee Pod Press the power button. Wait a moment for the water to heat up. Place your cup on the tray. Press the silver button to open the pod door. Choose your choice of flavored pod. Place the pod in and close the door. Choose your cup size button. It will start the brew and beep 3 times when it is done brewing. Please discard used pod. It will automatically shut off. Trash There are two trash bins located at the end of the driveway. Please bagged all the trash. Washer and Dryer Please do not overload the washer. Please use only the detergent provided (non-scented Earth Breeze sheets) or a Blueland tablet. You only need one per load. No other liquid detergent, liquid softener, bleach, or beads should be added. Dryer sheets are provided. Please remove lint after dryer is complete. To use washer: Put one tablet or one sheet in the washer. Turn the dial to select your settings and pull the knob out. Run the water till ¼ way for the detergent to dissolve. Add laundry. To use dryer: Turn the dial to select your setting. Push the Start button. Pest Control Many different pests live and thrive in this region. The home has been professionally treated by a commercial pest control company inside and outside. We may not be able to do a last-minute sweep on the day of your arrival, therefore, you may occasionally encounter bugs inside. If you do, kindly use the necessary means to remove them. There is wildlife, insects, and bugs in the surrounding outdoor areas such as, ticks, mosquitoes, deer, squirrels, river rats, snakes, birds, bees, wasps, foxes, armadillos, and turtles just to name a few. Please be aware of your surroundings. Locked Closets Please do not attempt to access locked closets and the attic. If we find that these areas were tampered with, there will be a $300.00 charge during your stay. Patio Furniture We do our best to put patio cushions and the patio umbrella out during your stay, but depending on the weather, they are put away in the closet by the front door. You are welcome to use these if they are not out yet. Patio Due to the environment, leaves, catkins, twigs, and other natural debris may fall onto the patio. If you would like to clear the patio during your stay, there is a battery-operated leaf blower located in the closet by the front door for your convenience. Please return it to the closet after use. Thermostat You may change the thermostat to your comfort during your stay. Water Heater The house is equipped with a flash water heater. If the power goes out during your stay, the system goes into standby mode. You will not be able to get any hot water during power outages. When the power comes back on, you will have to press the on button to restore the flash water heater system. In the room with the washer and dryer: The “photo booth” door is on a French cleat. You must lift the door off the French cleat and bring it down. The flash water heater is the black box located straight ahead. There is a power button on the center left. Push that button to turn it back on. Please place the door back on the French cleat. Candle Please do not leave candles unattended. You will be responsible and held accountable for any damage, should anything happen from a lighted candle during your stay. Fireplace Please DO NOT make a fire in the fireplace. There is an electric heater with a remote in its place. The instruction for the remote is in the Welcome Binder. Outside Firepit Please use discretion depending on the weather. Please move it away from the wood railings before starting. Please be responsible and make sure to put out the fire before leaving. Please do not leave firepit unattended. You will be responsible and held accountable for any damage, should anything happen during your stay. Firewood is provided. Fishing You are responsible for obtaining a fishing license from the Oklahoma Department of Wildlife Conservation. Emerald Bridge Homes, LLC for Getaway on the Hudson will not be held accountable for any fines should one be issued to guests for any reasons. Fishing rods and accessories are available for your use. We ask that you give us notice, so we can set them out during your stay. We will not be held responsible for any accidents that happen while using fishing rods. Use responsibly. Please return all borrowed items for the next guests’ enjoyment. Lost and Found We will not be responsible for guest(s) personal property left behind or lost during a stay. If we find an item left behind, we are willing to ship it to the registered guest COD. Unclaimed items will be held for a maximum of 14 days at which time the owner reserves the right to dispose of or donate the item(s) to a local charity. Firearms Owners/Emerald Bridge Homes, LLC for Getaway on the Hudson acknowledged the Constitutional Rights to Firearms ownership and Oklahoma’s Concealed Carry Laws as well as all other states which claim Reciprocity in the State of Oklahoma. Under no circumstances are firearms to be discharged on the property with exceptions of the Law governing self-defense. Lake Rules Swim at your own risk. Please wear life jackets. Always have a companion. Quiet Time Observed hours of 10:00 pm - 7:00 am.
