Description

Need peace and quiet from the busy life in the city? Look no further. Getaway on the Hudson is a truly hidden gem with 3 bedrooms and 2 full bathrooms. Kitchen comes equipped with utensils, cookware and bakeware. A large back patio to sip your coffee and enjoy the views of the lake. Just a short walk, you can explore the backyard or walk onto the rock shores of Lake Hudson. Restaurants and a grocery store is just a short drive away. Make some new memories here at Getaway on the Hudson. The space 3 bedrooms. Primary has 1 queen size bed, 2nd bedroom has 1 twin size bed and washer and dryer, 3rd bedroom have 2 twin size bed. Extra charge for up to 2 additional guests. 7 is the max people allowed. You can make arrangements for airbed to be set up upon your arrival, or have the option of setting it up yourself. All bed linens will be provided. Guest access You can access the whole house with the exception of the locked closet. The property includes the gulley, which is our backyard. Then a short walk to access to the shores of Lake Hudson. It does not include the dock. Please be respectful of the neighbors and please do not cut through to the next door neighbors lot. Refer to the handbook for property lines. Other things to note Emerald Bridge Homes, LLC for Getaway on the Hudson Vacation Rental Lease Agreement, House Rules, and Functionality We ask that ALL guests read this Vacation Rental Agreement carefully. The primary guest booking through any platform, as well as any payments made to Emerald Bridge Homes, LLC for Getaway on the Hudson, signify full acceptance of the terms and conditions outlined in this Vacation Rental Lease Agreement. This Rental Lease Agreement applies only for the duration of your reserved stay, based on the booking dates confirmed at the time of reservation. Unless prior arrangements have been made and the required payments have been submitted to extend your stay, you are required to vacate the property on your scheduled checkout date. Indemnification and Hold Harmless Guest(s) agrees to indemnify and hold harmless the Owners and Emerald Bridge Homes, LLC for Getaway on the Hudson from any accidents, injuries, or illness that occurs while on the property of the rental home. Emerald Bridge Homes, LLC for Getaway on the Hudson and/or the owners are not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this Rental Agreement, all guest(s) acknowledge and assume the risks associated with the use of the property and the rental home, including any harm that may arise to themselves or to others whom they invite onto the property. Age Requirements Guest(s) must be 21 years of age or older to register and book this property. Any reservation made by an individual under the age of 21 will be canceled, and all funds paid to Emerald Bridge Homes, LLC for Getaway on the Hudson will be forfeited. Any reservation made under false pretenses will result in loss of all payment and immediate removal from the property. No minors are permitted to stay at the property without adult supervision at any time. Parties, events or gatherings that exceed a reasonable number of occupants are not allowed under any circumstances. Parents or adults may not rent the property on behalf of underage individuals. Any violation of these policies will result in immediate eviction with no refund. Emerald Bridge Homes, LLC for Getaway on the Hudson reserves the right to refuse service to anyone. The primary guest booking the reservation must be the one staying at the home. Bookings made on behalf of another party may be canceled at the discretion of Emerald Bridge Homes. LLC Guests The home comfortably accommodates five guests. Additional guests may be added for a maximum occupancy of seven, at the rate of $25.00 per person, per day. Please ensure the correct number of guests is listed in your booking so appropriate sleeping arrangements can be prepared. Large gatherings, unregistered guests, and sleepovers involving individuals not included in your reservation are not permitted. Communication We encourage open and clear communication with all guests. We welcome any questions and will answer them to the best of our ability. If you have any questions or concerns before, during or after your stay, please contact us as soon as possible so we can assist you promptly. Check-in/Check-Out Times Check-in time is 3:00 p.m. and Check-out time is11:00 a.m. Any check-out after 11:00 a.m. without prior approval will result in additional charge equal to one full day’s rent. Early check-in and late check-out are not permitted unless arrangements have been made in advance with the owner. Refund Policy Emerald Bridge Homes, LLC for Getaway on the Hudson cannot guarantee against mechanical failure of heating, air conditioning, TV’s, satellite receivers, internet connections or other appliances. Please report inoperative equipment to owners immediately. No refunds or rent reductions will be issued due to the failure of appliances or equipment. Additionally, no refunds will be provided for early departures, delayed arrivals, or for reducing the number of nights in your reservation. Cancellation Policy If guest(s) wish to cancel their reservation, the refund of any deposit or payments will follow the cancellation terms of the booking platform used to make the reservations. Please refer to the specific platforms cancellation policy for details regarding eligibility, timelines, and refund amounts. Reservation Requirements A minimum of two nights is required for all reservations at Getaway on the Hudson. Property Lines Guest(s) agree to respect all property boundaries and must not enter neighboring yards. A map outlining the property lines and designated areas for guest use will be provided in the Welcome Binder upon arrival. Please be aware that the outdoor terrain is uneven and rocky. Use caution when walking near or within the gully area. Walking sticks are available in the closet by the front door for your convenience. Craigs Cove offers a dock and boat ramp that you may use during your stay; these will also be clearly marked on the property map. We ask that all guests remain courteous and respectful of neighbors who live in the area year‑round. Access Guest(s) shall allow Emerald Bridge Homes, LLC and the Homeowner reasonable access to the property for the purposes of repair, maintenance, or inspection. The Homeowner will exercise this right of access in a respectful and reasonable manner. Violation of Agreement If Guest(s) violates any of the conditions of this Agreement; Owners/Emerald Bridge Homes, LLC for Getaway on the Hudson may terminate the Agreement. Upon notice of termination of this Agreement, Guest(s) shall vacate the Premise immediately and forfeit all rents and security deposit. Camera There is one security camera located at the front door of the property. This camera is in place for the safety and security of all guests and the property. Tampering with the camera in any way—including removing batteries, blocking the lens, disabling the device, or causing damage—is strictly prohibited. A $300 fee will be charged if the camera is found to be offline, obstructed, or tampered with at any point during your stay. Parking Parking is outside in a non-covered area. Please ensure that vehicles do not block the road or obstruct traffic at any time. Acts of God Emerald Bridge Homes, LLC for Getaway on the Hudson and the Homeowner will not be liable for events beyond their control that may affect or interrupt Guest(s) occupancy. Such events include, but are not limited to, Acts of God, actions of governmental agencies, fire, war, or severe weather conditions. No refunds will be issued in these circumstances. NO Smoking Smoking is not permitted inside the house under any circumstances. Guests who choose to smoke must do so outside and away from the home and are responsible for properly discarding all cigarette waste. A $300 cleaning fee will be charged if the home smells of smoke or shows evidence of indoor smoking after your stay. Pet(s) Pets must be well‑mannered, crate‑trained, and fully potty‑trained. Pets may not be left unattended to roam freely inside the home; they must be secured in a crate if left alone. Up to two pets are permitted on a case‑by‑case basis. A non‑refundable pet fee of $50.00 per pet, per stay will be charged. In addition, a refundable pet deposit of $250.00 is required at the time of booking. Refunds typically take up to 14 days to process. We reserve the right to retain some or all the pet deposit if any damage occurs, or if excessive cleaning is required due to pet‑related issues, including but not limited to urine stains on carpets, area rugs, floors, or walls. Please supervise your pets at all times, as wildlife is present in the area. Guests must also inform us of their pet’s breed prior to arrival. Guests are responsible for picking up after their pets and disposing of waste properly. Waste bags are provided in the drawer of the game cabinet if needed. Furnishing Furnishings and décor are subject to change without notice. All furniture, bedding, mattresses, utensils, towels, rugs, and any other items or décor provided with the rental property must remain on the premises. Removal or loss of any such items will result in charges to the guest(s) at the Owner’s discretion. Linens A basic supply of linens is provided for your stay. Bed linens and bath towels are not refreshed or replaced during your visit. Linens are subject to change without notice, and the items provided may differ from those shown in listing photos. Housekeeping There is no daily housekeeping service provided during your stay. Guests are expected to maintain general cleanliness and clean up after themselves. Cleaning tools, supplies, and products are available for your use. If excessive cleaning is required after check‑out, an additional fee may be charged in addition to the standard cleaning fee. WIFI The wifi password is _______________. TV The television is equipped with access to various streaming platforms. Guests must use their own personal login credentials to access any streaming services. Please ensure that you log out of all accounts before departing at the end of your stay. Game Cabinet Guests are welcome to enjoy the board games, books, and playing cards located in the small cabinet beneath the television. Please return all game pieces to their correct boxes so future guests may enjoy them as well. Please Note: Some game pieces are small and may pose a choking hazard. Children must be supervised at all times when using any items from the game cabinet. Emerald Bridge Homes, LLC for Getaway on the Hudson is not liable for any accidents or injuries that may occur during their use. Septic System The house is equipped with a septic system, which is environmentally friendly but requires special care to keep it functioning properly. We appreciate your cooperation with the following guidelines: General Use: The septic can only handle a limited amount of water each day. Please help conserve water whenever possible. Limit showers to around 5 minutes to avoid overwhelming the system. Stagger water usage – for example, avoid showering and doing laundry at the same time. Toilet Use • Please use only the toilet paper provided. • Do not flush anything other than the provided toilet paper. • Do not flush wadded-up toilet paper. • Never flush tissue paper, napkins, paper towels, feminine products, or wipes (even those labeled (“septic safe”). • Dispose of all non-flushable items in the bathroom trash bin. • Please avoid overusing toilet paper, as this may cause clogs. Cleaning Products NO BLEACH is allowed in any drains at any time, as it can damage the septic system. If a Problem Occurs If the toilet becomes clogged, contact us immediately so we can address the issue promptly. Kitchen Sink Please do not use the garbage disposal to dispose of food scraps. Food waste should be placed in the trash, not the sink. Do not pour grease or oil down the sink drain at any time. A grease trap is provided for your convenience and is located on the left side of the stove. Please use it to collect grease and dispose of it properly once cooled. Food and Beverages Guests are responsible for providing their own food and beverages during their stay. You are welcome to condiments, spices, or miscellaneous items available in the refrigerator at your own discretion. Complimentary coffee, creamer, tea and hot chocolate are provided. The coffee pod maker is connected directly to a waterline, so there is no need to add water manually. How to use the Coffee Pod 1. Press the power button. 2. Wait a moment for the water to heat up. 3. Place your cup on the tray. 4. Press the silver button to open the pod door. 5. Choose your choice of flavored pod. 6. Place the pod in and close the door. 7. Choose your cup size button. 8. It will start the brew and beep 3 times when it is done brewing. 9. Please discard used pod. It will automatically shut off. Trash There are two trash bins located at the end of the driveway. Please ensure that all trash is bagged before placing it in the bins. Extra trash bags are provided in the lower left cabinet by the stove. Washer and Dryer Please do not overload the washer. Use only the detergent provided – either one non- scented Earth Breeze sheet or one Blueland tablet per load. No other detergents, liquid softeners, bleach or scent beads should be used. Dryer sheets are provided. Please remove lint from the lint trap after each drying cycle. How to use the washer: 1. Place one detergent sheet or tablet in the washer. 2. Turn the dial to select your desired settings and pull the knob out to start. 3. Allow the washer to fill with water to about ¼ full so the detergent can dissolve. 4. Add your laundry. How to use the dryer: Turn the dial to select your setting. Push the Start button. Pest Control Many types of pests naturally live and thrive in this region. The home is professionally treated inside and outside by a commercial pest control company; however, due to the environment, occasional indoor sightings may still occur. If you encounter any bugs inside the home, as we may not be able to do a last-minute sweep of the day of your arrival, please use reasonable means to remove them. The surrounding outdoor areas are home to various forms of wildlife, insects, and pests, including but not limited to ticks, mosquitoes, deer, squirrels, river rats, snakes, birds, bees, wasps, foxes, armadillos, and turtles. Please remain aware of your surroundings when outdoors. Restricted Areas Certain areas of the home, including locked closets and the attic, are reserved for owner use and are not accessible to guests. Please do not attempt to open, enter, or tamper with these spaces. A $300 fee will be charged if any restricted area is found to have been accessed or tampered with during your stay. Patio Cushions and Umbrella We do our best to place patio cushions and umbrella out for your use during your stay. However, depending on weather conditions, these items may be stored in the closet by the front door. You are welcome to use them at any time if they have not been set out yet. Patio Due to the natural environment, leaves, catkins, twigs, and other outdoor debris may accumulate on the patio. If you would like to clear the area during your stay, a battery‑operated leaf blower is available for your convenience in the closet by the front door. Please return it to the closet after use. Thermostat You are welcome to adjust the thermostat to your comfort during your stay. Water Heater The home is equipped with a flash water heater. If the power goes out during your stay, the system will shut off, and hot water will not be available. When power is restored, you will need to manually turn the system back on. How to Restore the Flash Water Heater In the room with the washer and dryer: Locate the “photo booth” door, which is mounted on a French cleat. Lift the door upward to remove it from the cleat, then set it down carefully. The flash water heater is the “black box directly ahead. Press the power button located on the center-left of the unit to turn it back on. Once complete, place the door back onto the French cleat. Candle Candles must never be left unattended at any time. Guests are fully responsible and will be held accountable for any damage resulting from use of lit candles during their stay. Fireplace Please DO NOT use the fireplace to start a fire. An electric heater with a remote is provided in its place. Instructions for using the remote can be found in the Welcome Binder. Outside Firepit Bonfires and open fires on the property are prohibited. Only the provided firepit may be used. Use the firepit responsibly and with discretion, especially during windy or dry weather conditions. Before starting a fire, move the firepit away from the wood railings to ensure safe clearance. Never leave the firepit unattended at any time. Make sure the fire is fully extinguished before leaving the area. Guests are responsible and will be held accountable for any damage resulting from firepit use during their stay. Firewood is provided for your convenience. Fishing & Licensing Guests are responsible for obtaining a valid fishing license from the Oklahoma Department of Wildlife Conservation. Emerald Bridge Homes, LLC for Getaway on the Hudson is not responsible for any fines or penalties issued to guests for fishing without the proper license or for any other violations. Fishing rods and accessories are available for your use upon request. Please provide advance notice so we can set them out prior to your stay. Guests are responsible for using all fishing equipment safely and appropriately. Emerald Bridge Homes, LLC will not be held liable for any accidents or injuries that occur while using the fishing gear. Please return all borrowed items so they are available for the next guests’ enjoyment. Lost & Found Emerald Bridge Homes, LLC is not responsible for any personal property that is lost or left behind during a guest’s stay. If an item is found after checkout, we are happy to ship it to the registered guest COD (Cash on Delivery). Unclaimed items will be held for a maximum of 14 days, after which the owner reserves the right to dispose of or donate the item(s) to a local charity. Firearms Emerald Bridge Homes, LLC for Getaway on the Hudson acknowledges the constitutional rights of firearm ownership, Oklahoma’s Concealed Carry laws, and the reciprocity agreements recognized within the State of Oklahoma. However, firearms may not be discharged on the property under any circumstances, except as permitted by law in cases of lawful self‑defense. Lake Rules Swimming is at your own risk. Please wear life jackets at all times when in or near the water, and always ensure you have a companion with Quiet Time Quiet hours are observed from 10:00 pm - 7:00 am.
