Nestled in the picturesque setting of Ipstones Edge, this farm consists of two properties on a 60-acre working farm. This is a popular location for walking, cycling, hiking, and climbing in the Peak District. 10 mins from Alton Towers and 20 from Foxtail Barns Wedding Venue. Clockwork Cottage is a beautifully converted barn which sleeps 9 people. Clockwork Farmhouse is a newly renovated home which sleeps 7 people. Enjoy outdoor dining and share special moments with our new pizza oven. The space The two properties are attached and separated by a small barn. Please note that there is no internal access between them. Each property has its own front door, and the entrances are around ten metres apart. This listing can accommodate a strict maximum of 16 people across Clockwork Cottage and Clockwork Farmhouse combined. This includes every adult, child and baby in your group. Unfortunately, we cannot accommodate more than 16 people at the properties at any time, so please make sure everyone is included in your booking. We are around ten minutes from Alton Towers and just under 20 minutes by car from Foxtail Barns Wedding Venue. This makes us a popular choice for couples, families and wedding parties looking for somewhere peaceful to stay before the big day. **CLOCKWORK COTTAGE** Clockwork Cottage is a thoughtfully converted three-bedroom barn that can sleep up to nine guests. The setting is wonderfully peaceful and surrounded by beautiful, unspoilt Staffordshire Moorlands countryside. In the mornings, you may wake to the sound of birdsong and the occasional moo from one of the nearby cows. Because of the peaceful setting, Clockwork Cottage is not a party house. Parties and events are not permitted. There are many lovely Airbnb properties that are better suited to lively stag weekends, hen parties and large celebrations, so we kindly ask guests planning that type of stay to choose somewhere more suitable. Clockwork Cottage is ideal for families, wedding guests and groups looking for a relaxing break, with plenty of countryside walks nearby. Downstairs, the cottage has a spacious, open-plan layout with central heating throughout. There is a large dining table with seating for up to eight guests, making it perfect for enjoying a meal together after a long walk or a day exploring the local area. The living area has comfortable sofas and a television, providing plenty of room for everyone to relax. The kitchen is fully equipped with everything you should need during your stay, including an oven, microwave, toaster and kettle. You are very welcome to use it at your leisure and prepare meals for your group. If you would prefer not to cook, Sharon may be able to provide catering for an additional charge. This could include a fully cooked breakfast, a simple supper or a traditional cream tea. Sharon has worked in hospitality and catering throughout her life and would be delighted to discuss menus, availability and any dietary requirements with you. Upstairs, there are three bedrooms and two bathrooms. The large main bedroom has a king-size bed and two single guest beds, allowing it to sleep up to four people. The second bedroom has a double bed, while the third bedroom has a small double bed. There is also a sofa bed in the living area, which can be used as a double bed. **CLOCKWORK COTTAGE – ACCOMMODATION SUMMARY** The ground floor includes: * Two sofas, one of which is a sofa bed * A fully equipped kitchen with an oven, microwave, toaster and kettle * A dining table and chairs * A washer-dryer * A television The first floor includes: * Main bathroom with a bath and separate shower — approximately 2m x 2.5m * Large main bedroom — approximately 5m x 3.5m * Second bedroom — approximately 3m x 2.9m * Third bedroom — approximately 4.5m x 1.9m * Second bathroom — approximately 2.6m x 1.9m **CLOCKWORK FARMHOUSE** Clockwork Farmhouse is a newly renovated three-bedroom home that can sleep up to seven guests. Upstairs, there are three bedrooms and two bathrooms. The main bedroom has two single beds. The second bedroom has a double bed. The third bedroom has a single bed and a bunk bed that sleeps two guests. Downstairs, there is a bright sunroom with a sofa and chair, a large kitchen and dining area, and a generous living room with a sofa, two chairs and a television. The Rayburn in the kitchen and the fireplace in the living room are for decorative purposes only and cannot be used. **CLOCKWORK FARMHOUSE – ACCOMMODATION SUMMARY** The ground floor includes: * A sunroom with a sofa and chair * A large, fully equipped kitchen with an oven, microwave, toaster and kettle * A dining table and chairs * A spacious living room with a sofa and two chairs * A television The first floor includes: * Main bathroom with a bath and separate shower — approximately 2.8m x 2.3m * Large main bedroom — approximately 4m x 3m * Second bedroom — approximately 3m x 2.5m * Third bedroom — approximately 3m x 2.3m * Second bathroom with a toilet and sink **THE LOCAL AREA** The nearest pub is within walking distance and takes around 30 minutes to reach on foot. There are dozens of public footpaths nearby, offering easy access to the surrounding countryside. Dimmingsdale is also close by and is home to some of England’s finest sandstone bouldering crags, making it a popular destination for climbers. The area is equally popular with mountain bikers and offers routes for a wide range of abilities. These include family-friendly cross-country trails, as well as steeper enduro and downhill routes for more experienced riders. **PLEASE NOTE** This is not one large house. It is two separate properties with their own front doors, located only a few metres apart. There is no internal access between Clockwork Cottage and Clockwork Farmhouse. If you are looking for one large property where everyone stays under the same roof, this may not be the right accommodation for your group. However, if you would like everyone to have somewhere private to relax while still being close enough to eat, socialise and spend time together, the layout works very well. The maximum occupancy across both properties is 16 people in total. This includes adults, children and babies, and the limit cannot be exceeded, even for a short visit. Six parking spaces are included with the booking. Additional vehicles may be accommodated if arranged in advance and are charged at £10 per car, per night. This must be agreed before booking and arrival. Guest access The houses are down a private drive, roughly 400m from the main road. You will access the cottage to the right of the farm, and you can park outside. There is space for four cars. Please let us know how many parking spaces you need when you book so we can accommodate you. Additional parking can be arranged but will be charged. Other things to note This farm stay is for people keen to enjoy a tranquil break. If you’re looking for a hen weekend venue or accommodation for a wild party, this isn’t the place to book. Parties and events are not allowed. We live on the property and want to host groups seeking peace and relaxation. We mentioned above that this is a working farm, but don’t worry; you won’t be disturbed by tractors growling through the night or milking kicking off at 4 am. However, there are cows here. We breed Dexters and have around 50. They’re kept in a shed on the other side of the farm in the winter months and are out in the fields during the summer. So do expect to hear some mooing. This brings us to our next point. Because of the cattle, we cannot allow pets. Please accept our apologies; no dogs or cats are permitted, humans only. We do have Wi-Fi. This is via a hotspot connection through 4G. It is not a traditional wired connection, so you may need to reconnect occasionally. It has download speeds of up to 15MB through EE. So, if your stay depends on an excellent and solid Wi-Fi connection, Clockwork Cottage possibly isn’t for you.
