Breakfast is includes freshly made pancakes, eggs, cereals, toast, juices etc. Free dinner at 7pm (limited to 30 persons who sign up first at reception). Free high speed WiFi throughout, a huge garden patio with free gym, communal lounge with a 85-inch UHD TV with cable, Netflix & PS5. The space Check-In & Check-Out Check-in is available from 2:00 pm. If you arrive earlier, you're welcome to store your luggage with us. If your room is ready before 2:00 pm, we’ll be happy to check you in early at no extra charge. Check-out is by 10:00 am. Late check-out may be available for a fee and is subject to availability. If you do not check out on time and haven’t made prior arrangements, a £10 fine will apply. Reception Our reception operates 24 hours a day, so there is always someone available to assist you regardless of your arrival or departure time. Breakfast and Kitchen Access We offer a complimentary breakfast every morning. This includes fruit juices, tea and coffee, four types of breakfast cereals, toast with spreads such as jam and peanut butter, as well as pancakes and eggs. Guests are welcome to use our kitchen to prepare meals outside of breakfast time. Complimentary tea and coffee are also available throughout the day—feel free to help yourself at any time. Payment and Pre-Authorisation After your booking, we will pre-authorise your payment card. For stays of two nights or more, we pre-authorise the cost of the first two nights. For one-night stays, the full amount will be pre-authorised. Pre-authorisation means the funds are held in your account but are not charged until the date of check-in. If pre-authorisation fails, we will contact you and you will have 24 hours to provide updated payment details. If we do not receive a valid card within that time, your booking will be cancelled. Age Policy Guests of any age are welcome in private rooms as long as they are accompanied by a paying adult. In shared dormitories, the minimum age is 5 years, and the child must be accompanied by a parent or guardian who has booked the entire dorm. For dorm rooms shared with other guests, the minimum age is 10, and the child must still be accompanied by a parent or guardian. Guests aged 17 can stay without a parent or guardian, provided they have written consent from a parent or legal guardian. Security Deposit A refundable security deposit of £10 to £20 in cash is required at check-in. If you cannot pay in cash, we will accept card payment, but £11 will be charged and only £10 will be returned to cover card transaction fees. The deposit will be refunded at check-out, provided there is no damage to the property and the room key is returned. Identification Requirements All guests must present valid, government-issued photo identification at check-in. Acceptable forms of ID include a passport or driver’s licence. Guests who are unable to provide valid ID will be refused entry and charged for the first night of the booking. Luggage policy Free luggage storage before check-in (by prior arrangement). After check-out: £5 per bag/day. Please note only 1 large and 1 small bag per guest are allowed in the rooms. Extra bags can be stored for a small fee and accessed anytime. We recommend the blue boxes under the beds for storage to keep rooms safe and spacious. Pets on the Property Please note that one cat and one dog live on the premises. If you have allergies or concerns, please contact us in advance so we can try to accommodate your needs. Other things to note If you wish to book more than one dorm bed then please create multiple bookings. 1 booking per dorm bed. We apologies for the system error, we are working with Airbnb to resolve as soon as possible. Saint James Bed Bug Policy We take all reasonable steps to monitor for and eradicate bed bugs. Certain countries (e.g. France) are hard hit with infestations and we are careful to monitor all beds after check out for signs of bugs. We also routinely preventatively treat rooms. However, despite our best efforts bugs are brought into our hostel/home by guests e.g. in their luggage and this results in bugs in rooms. In the event they are discovered we will close off the relevant rooms and treat effectively before reopening. In the unlikely event that you see signs of bed bugs we ask you to report your issue to reception immediately so we can investigate and take appropriate rapid action. The guest will then be offered 2 options: (1) A move to another rooms (which might include a room upgrade); (2) A refund for that night onwards if the guest declines the room move and elects to check out early (note there must be evidence of bugs confirmed by SJB for a refund) Please note that a guest cannot be refunded for days they have already stayed with us. Similarly, any guest that raises concerns after they have checked out will not be refunded.
