Bring friends & family to this privileged location. Beautiful Lakeland strolls from the door. 2 minute walk to the lake and Windermere Lake cruises pier, Lakeside & Haverthwaite railway, the Aquarium, & the Lakeside Hotel (where you can enjoy a G&T by the Lake). A 1 mile stroll takes you to the marina, pub and spa at the fab Swan Hotel. The space Welcome to our Lake District holiday home. It is our very favourite place, and we hope you love it too! Step into our light and spacious hallway and relax. You are greeted by our lovely digital piano (with music books!), suitable for even beginners to have a go. Double doors open into the dining kitchen, seating 8 at our gorgeous glass topped, tree root table (shamelessly copied from Saturday Kitchen!). We have all the kitchen equipment you will need to dine easily at home, including an electric AGA oven, induction hob, microwave, American fridge/freezer with water dispenser and automatic ice maker, and dishwasher. We have a Melitta filter coffee machine and coffee grinder. The utility room has a washing machine and separate tumble dryer. Our living room has comfy seating for 8 guests, a wall mounted 55" Smart TV with Now TV movie subscription, and a cosy woodburning stove - perfect for movie night. The living room opens out to our fabulous garden room (with underfloor heating and Italian floor tiles), large modern Italian leather sofa and 2 double sets of bi-folding doors. These open onto our spacious patio area overlooking surrounding countryside, fields, Cartmel Fell and the delightful West Windermere Way footpath. The garden room is our favourite spot to chill with a good book & a lovely view. Our large patio has dining furniture for 8 guests plus a couple of smaller coffee tables, and a great Weber BBQ - all with the lovely view as seen on the photos. We are one of the first properties in the area to have superfast fibre broadband. We have a downstairs bedroom, with King Sized bed, double wardrobe with drawer space, dressing table, bedside tables and an en suite shower/wet room with loo and wash hand basin. All our 4 bedrooms have a Smart TV, a smart Alexa speaker (which you can use for the radio or to play your own or Amazon music), a hairdryer, and of course plenty of wardrobe and drawer space, dressing table with mirror, and a full length mirror. All our 3 bathrooms are modern, fully tiled, with power rainfall showers and motion sensor (non touch) bluetooth mirrors with integrated shaver socket. The bathrooms all have dual fuel heated towel rails which can work independently of the central heating so you can have toastie warm towels even in the summer! The ground floor has oak flooring, so suitable to bring your dog on holiday (please keep dogs downstairs). We also have a downstairs cloakroom. Moving upstairs, we have a spacious landing area, and a further 3 bedrooms - our Master Bedroom with Super King bed, a lovely seating area next to our wonderful Juliette balcony overlooking that fantastic view of the neighbouring field and the West Windermere Way path. Our Master Bedroom also has a modern ensuite shower room with rainfall shower & LED bluetooth mirror. We have another couple of lovely bedrooms on the first floor - a Super king bedroom (Bedroom 3), and a Twin bedroom (Bedroom 4). A modern fully tiled house bathroom, with bath and rainfall shower over, is shared between these 2 bedrooms. We have displayed a range of pictures & photographs by local artists in the property, which we hope will inspire you to go and visit some of our local beauty spots. We also have a couple of large maps of the South Lakes (hallway and kitchen) where you can see where you've been at the end of the day, and plan the next day ahead. On the landing, we have a bookcase with a range of local guide books, walking books, and some children's books. We also have a games chest in the garden room, with lots of board games, and a few children's toys, which we hope will help you to relax into holiday mode. Our property has been thoughtfully and stylishly furnished, with each room having its own character. Outside, we have free off-road parking for 3 cars next to the property, a retractable washing line (basket & pegs provided!), and an EV charger (EV charging available at extra cost). Lakeside is such a great base for your Lake District holiday, hence our decision to buy here. We use the property for own holidays with family and friends, and have tried to think of everything our guests may need and appreciate. We are right in the heart of the Lake District National Park. We are just across the road from Lakeside pier, where you can catch a steamer across Lake Windermere to visit one of the larger towns (Bowness or Ambleside), or switch at Bowness for an island cruise. You can also hire self drive boats (up to 4 people) from Lakeside for an hour or two, or a full day. During the summer, a little ferry runs the 5 minute trip across the bottom of the lake from Lakeside to National Trust owned Fell Foot Park, and also does mini cruises on the Lake in the afternoons. The Lakeside & Haverthwaite steam train station is less than 5 minutes' walk across the road, running via Newby Bridge to Haverthwaite (Motor Museum is a short walk from Haverthwaite, in Backbarrow). Lakeside is also home to the Aquarium and finally the lovely Lakeside Hotel with a brasserie, a pub area and a lovely outdoor garden terrace by the Lake - perfect for a pre dinner G&T! The West Windermere Way footpath runs through the field next to our house, taking you through Great Knott Wood to the next village of Finsthwaite, and on to lovely High & Low Dams. Or visit the Stott Park Bobbin Mill , a working mill museum, just half a mile away, owned by English Heritage. For a longer walk, you can continue northwards from Finsthwaite on the next section of the path up to Sawrey. If you take the Windermere Way path in the other direction from Lakeside, it is a beautiful and almost flat 1 mile to the Swan, alongside the bottom of the lake and with views of the fells and the steam train. There are lots of Wainwrights in the area - nearest being Finsthwaite Heights (walk from the door) - or we can see Cartmel Fell from several of the rooms & the garden. Gummer’s How is a local favourite (and one of ours). We have lots of watersports in the area - the Swan at Newby Bridge do paddleboard hire, Fell Foot Park hire kayaks and rowing boats, and sell little dinghies (the bottom end of the lake at Fell Foot is fairly shallow so very popular with families) and white water rafting is nearby at Backbarrow. There is also an Escape Rooms in Backbarrow, a short drive away. You can even water ski on the east side of the lake, at Low Wood. If you fancy exploring a little further afield, relax with a scenic Lakeland drive to a whole host of easily accessible spots, including nearby Esthwaite Water, Cartmel, Hawkshead, Beatrix Potter's Hill Top home (now owned by National Trust), Tarn Hows, not to mention the lively towns of Bowness & Windermere, which are a short drive round the other side of the lake. Our favourite pub (The Swan) is less than a mile's stroll along the bottom of the lake on the West Windermere Way footpath. It has great food and ambience and is dog and family friendly (with an adventure playground). We are spoilt for choice for great places to eat in the area. Our firm favourite is The Swan at Newby Bridge (20 minute walk along the foot of the lake) or 2 minute drive). Within easy driving distance, we also love The Tower Bank Arms at Sawrey, Unsworths Yard at Cartmel with pizza, fabulous cheeserie and wine shop sharing The Yard, Masons Arms at Strawberry Bank, Rastellis at Bowness and of course The Drunken Duck. Real foodies will no doubt be visiting Michelin starred Heft, 4 miles away at nearby High Newton (who also do bar walk-ins with a more relaxed & cheaper! menu)... or of course the only 3 Michelin star restaurant in the north - L'Enclume at Cartmel, which is 6 miles from us. That said, you have everything you need to eat very well at home.... We have provided guide books and local information at the property, to help you make the most of your holiday. I am also available by phone/text/email to answer questions. Two well-behaved dogs welcome. Please keep them downstairs and off the furniture. Highchair and travel cot (please bring your own cot linen). Super fast fibre broadband WiFi, fuel, power, bed linen and towels are all included in the price.
