With black walnut trim, organic bedding, and calming tones, it’s a peaceful space to rest and recharge. While it shares a wall with our home, guests often describe it as quiet, cozy, and deeply rejuvenating. A perfect retreat for solo travelers or couples seeking comfort, charm, and a touch of healing. The space Begin your stay with easy, private driveway parking off Pease Street, just two blocks from Trumansburg’s charming Main Street. Walk through the garden gate to a key-coded entrance and step into your own thoughtfully designed studio apartment, custom-built and attached to our home. Inside, you’ll find a luxuriously comfortable organic latex queen-sized Murphy bed already set up for you to sink into. The kitchenette includes a sink, microwave, two hot plates, a mini fridge, a coffee maker, and an electric kettle—along with complimentary coffee and tea to help you settle in. The spacious bathroom features a full-sized tub and shower. Newly refinished fir floors and handcrafted black walnut trim give the space a warm, grounded feel, while high ceilings and curated furnishings create a cozy yet airy atmosphere. Step outside to a peaceful sitting area where you can sip a drink and watch the sunset. Because the studio is attached to our home and shares a wall, you may occasionally hear footsteps on the stairs or soft voices at times, especially during the day. That said, most guests find the space quiet, comfortable, and deeply restful. Whether you’re here to explore the Finger Lakes or simply rest and recharge, you’ll have everything you need for a restorative stay. This is not a property to park a boat or an RV. Guest access Guests will have access to the apartment, and the area immediately surrounding the walkway, including an outdoor sitting area for two. You do not have access to the main house which may be rented or occupied by the hosts. Other things to note To help keep the space comfortable and safe for everyone, we ask that guests observe the following: • Please avoid strong fragrances, incense, scented oils, diffusers, or aerosol sprays. • For safety reasons, candles, open flames, or burning of any kind are not permitted inside or outside the apartment. • Kindly refrain from hanging or mounting anything on the walls (including posters, hooks, or adhesive strips), as this can damage the surfaces. • Smoking or vaping is not permitted anywhere on the property. Shared Property Information • The studio apartment is attached to The Baldwin Manor, where our family lives, so you may see us coming and going or hear our footsteps. • As with any shared structure, you may occasionally hear normal household sounds. • At times, other portions of the house may also be rented to Airbnb guests. To maintain privacy for everyone: • Guests do not have access to the Baldwin Manor interior, the surrounding yard, pool, or private backyard. • Likewise, Baldwin Manor guests do not have access to your apartment. Please be mindful of parking, as the driveway is shared. Use only the designated parking spot for the apartment. Security & Cameras • The front door is equipped with a Eufy smart lock with a built-in exterior camera, which records the entry area for security and guest verification. • There are no cameras inside the apartment. • Front-door activity such as arrivals and departures is automatically logged. Amenity Policy We provide a starter amenity package at check-in, which includes: • Toilet paper and paper towels • Shampoo, conditioner, hand soap, and dish soap • Basic cooking essentials (oil, salt, pepper, etc.) • Coffee and tea Guests are responsible for replenishing supplies as needed during longer stays. Professional Cleaning Policy (Required for Stays Over 28 Days) For stays longer than 28 days, a professional cleaning is scheduled every four weeks. This helps maintain the quality of the space and prepare for seasonal Airbnb use. Each cleaning includes: • Changing and refreshing unit linens and towels • Cleaning the bathroom, kitchen, and floors • Checking for maintenance or wear • Ensuring the apartment remains in excellent condition This cleaning is a required part of extended stays and cannot be declined. Guests, Damage, and Safety • Only registered guests may stay in the apartment. Additional overnight guests require prior approval. • Parties or gatherings are not permitted. • Any damage to the apartment, furnishings, linens, appliances, or amenities may result in charges through Airbnb’s resolution system.
