“The Cozy Cabins” on Lake LBJ

Bring the whole family to this unique Lake LBJ property with lots of room for fun! Tucked away in a cove, the property has 2 cozy cabins (fish-themed), great for a spacious getaway. 1st Cabin: 2 bedrooms (1 full bed, 2 twins), mini kitchen, laundry room, living room with lots of games! 2nd Cabin: 3 bedrooms (1 full bed per room), kitchen, bathroom & living space. Backyard/Dock: lounge area (for catching those TX Sunsets), lake access, fenced, grill (must bring own charcoal, lighter & fluid) The space A cozy and quaint property that is unique in its fish decor! 1st Cabin: 2 private bedrooms (1 full bed, 2 twins), mini kitchen (no stove), laundry room, bathroom (with tub and shower), large living room with lots of games & a large TV, and dining area. 2nd Cabin: 3 bedrooms (1 full bed per room), kitchen (with oven and stove), dining area, bathroom (stand-up shower), and living space. We do not offer rental of only 1 cabin at any discounted rate. Backyard/Dock: Large fenced-in yard. A dock that features 2 boat slips (not fitted for wakeboard-style boats) and lake access. The upstairs portion of the dock features a lounge area (for catching those TX Sunsets) that includes lounge chairs and a gas fire pit. There is a covered gas grill next to the dock. (a limited amount of propane will be provided, any excess propane needed will be the guest's responsibility) Pet policy: up to 2 pets allowed with pet fee. Must be well behaved, spayed/neutered, and fully up to date on shots (including rabies and kennel cough). Absolutely no pets on any furniture. No events or parties. No water balloons. Guest access Both Cabins with lake access Boat Lifts can be utilized with prior approval from the host. Usage of lifts is not permitted unless pre-approved (this is for your safety and the safety of your boat). The lift is not usable if you have a wakeboard boat. Please message me with the details of your boat before booking so that I can confirm it will be suitable for the slip(s). Please note, we are in a cove. It is your responsibility to ensure safe navigation in the cove. There are shallow parts and unmarked hazards so knowing the geography is highly suggested. We are not responsible for any damage sustained to you or your boat during your stay. Other things to note No parties or events allowed. Only the number of guests listed in the reservation are permitted. No water balloons allowed. Guest will be charged $100 for additional cleaning fee if water balloon remnants are found. There are cameras on the property. Those found violating these rules will be charged accordingly. Only 1 full propane tank to be provided. If additional propane is needed, guests are welcome to replace can or go get their own. By renting the home you agree to the below notice: You understand that swimming is at your own risk: You promise that you are capable of swimming without injury or danger to yourself or others; (ii) You have sufficient swimming expertise to swim without injury or danger to yourself or others, even in water over your head. You understand that swimming and other activities at the lake are inherently dangerous activities, the risks of which include but are not limited to, death and serious bodily injury, due to weather, conditions of the lake, falls, heart attack or stroke, or other infirmity, the conduct of other swimmers, and the risk that no one may be present to assist you if you have an injury. We do not recommend that you swim when no one else is present. You are aware of all of the risks and warnings and, with that information, you agree. YOU AFFIRM THAT YOUR USE OF THE LAKE AND DOCK IS VOLUNTARY AND AT YOUR OWN RISK. YOU ASSUME ALL RISKS, on your behalf and on behalf of your spouse, children, parents and siblings, and all other potential guests you have with you. On your behalf and your guest's behalf, you hereby forever WAIVE, RELEASE, AND DISCHARGE any and all rights and claims of any kind whatsoever, whether monetary or otherwise compensatory or punitive, that you may have or your guests may have or will ever have against this property and its owners and agents.
