This is a true Riverfront property. You truly can't get any closer! Upon entering the Casita you will notice the Breathtaking Views of the Kaweah River. The home was designed to capture all of the outside natural beauty and bring it into the house while relaxing in the comfort of a newly remodeled home on the river. The Retro River Casita is the best place to relax after a long day at the Sequoia & Kings Canyon Parks. The Casita is in Three Rivers, CA - 1 min to the Sequoia National Park. This Casita was newly remodeled, and it has 1960s Retro Style Furnishings from the couches, tables, bed, and chairs. It has all the amenities - WiFi, Smart TV, and satelite spectrum cable(300mbs). It has a studio bedroom and 1 bathroom. The kitchen was newly remodeled Retro style. The Casita has al AC/ heat mini split. It also has a washer and dryer. Relax in the "Retro River House" with the comfort of knowing that everything you need is there. The River:: This part of the Kaweah River has been hailed by many locals as the Best swimming spot in all Three Rivers. The size of the Kaweah River along with the depth make for excellent swimming and fishing. (Although we do not allow any cliff diving or jumping for the safety of our guests). The Kaweah River is beautiful all year round. Like all natural rivers, the Kaweah River has high seasons and low. In the spring and early summer, it is high enough for white water rafting. As summer wanes, the river slows and lowers but never dries up. We are fortunate to have a river that is year round, so you will always enjoy the soothing sounds of the river. Children must be chaperone at all times, especially near the river. Please be cautious of current, especially during winter and early spring. The Outside:: The house sits less than 1 minute from the entrance of the Sequoia National Park and about 2 miles to the downtown area of Three Rivers. Stargazing is a must during late evening and night time. This is truly a nature lovers paradise. Three Rivers town has it all. There are plenty of areas to hike, bike, fish, and swim; and during the summer months, world-class white-water rafting and kayaking. Lake Kaweah, surrounded by the golden hills of California’s lower Sierra Nevada mountains, is just a few miles downstream and a hot spot for boating and fishing. This is not your average cottage or cabin on the river as it offers so much for your family to enjoy. Staying on a Casita on the River has so much to offer, while it may be a little cold in the River in the winter months , the hot summer months are absolutely enjoyable to relax and cool off in the river. In the those hot summer months you can lounge with your feet in the water or you can enjoy an awesome swimming hole to completely refresh yourself. Children and infant dies count toward guests count of 2. Guest access Guest access While you're staying here, the home will be your own private River Mountain Retreat. You have private access to a secluded river spot. Other things to note Upon check in:: Any issue that Guest has with the Unit shall be immediately reported to Host via the phone number listed in the rental Unit’s directions and entry instructions. Guest understands that Management and Owner shall have a reasonable amount of time to restore the Unit to acceptable conditions, and that any issues presented to Manager by Guest not preventing reasonable and habitable occupancy of the home shall not constitute a breach of this Agreement or give the Guest any right to any refund or rental adjustment. Guest also understands that Three Rivers is located in a rural are surrounded by mountains and wilderness, and that insects, rodents, bird, and animals is part of this environment. Although management will use its best efforts to hold to a minimum your interaction with these pests inside the home, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment. Any rural or tropical home has creature visitors. Any person with a relevant phobia, should avoid places one might expect to be confronted. RENTAL AGREEMENT for Sierra River House: TERMS AND CONDITIONS 1. The Primary Guest booking through the booking platform (i.e., Airbnb) website agrees to be the responsible party, and hereunto shall be referred to as “Guest” and/or “you”. We, the owners, (Vivo-Unlimited) shall hereunto be referred to as “host”, ”owner”, ”us”, and/or “we”. 2. I. Rental term: We agree to all the house rules located on the "house rule" section on Airbnb. We kindly ask that you read the rules in FULL. Hazards: We are a rural ranch barbwire, old structures splinters, bumps and holes in the ground, slippery rocks and unpredictable wildlife. When hiking or strolling about please be aware of the ground in front of you. Caution is required at all times. There is poison oak on the property. Please be careful of poison oak (three leaves let it be). The River and Creek are wild and untamed. Swimming is at your own Risk. Never dive into the water. Take time to re-familiarize yourself every time you go the River. ROCKS ARE VERY SLIPPERY, BOTH IN AND AROUND THE RIVER. Caution is required at all times. During the Winter and Spring Melt the runoff is especially dangerous. You should be extra careful even getting near the River during these times since people can fall into the River from slippery or unstable rocks and banks. If you do fall into the water DO NOT PANIC. The current will usually take you to a calmer place where you can get out of the River. Never fight the current. The River can be extremely fast moving and dangerous. You and all members of your party enter the river, riverbanks and adjacent areas at your sole risk and peril. No lifeguards or trained rescue personnel are on duty. By entering these premises you agree to indemnify and hold harmless Vivo Unlimited, LLC and owners with respect to any and all claims, actions, suits, proceedings, costs, expenses, damages, liabilities, including attorney's fees, arising out of, or connected with your use of these premises and any injury or death resulting to you or any member of your party. This is a wild place. Hiking is at your own risk. You must take responsibility for your safety. Bites and stings do not occur often. Most creatures are usually not aggressive but still pose a threat. No matter how well the Cabin is cared for it is still possible for bugs to get in. Some of them are only present during certain seasons. The main ones to be aware of are a variety of spiders, rattlesnakes, yellow jackets, black widows, kissing bugs, scorpions, mosquitoes, ticks and various wild animals. If you get bit, stung or threatened please let us know immediately. If possible, please keep the critter for identification. If you have allergies please notify us and bring medications with you. Although extremely rare, other concerns in our region are rabies, lyme disease, bubonic plague, hentavirus, and west nile virus. If you get bit or stung or hurt in any way, please notify us as soon as possible. The Sierra Nevada and foothills are rattlesnake habitat. Please watch where you walk. During the Spring, Summer and Autumn months we strongly recommend using a dim flashlight when you walk about during the nighttime and remember that snakes and skunks are also nocturnal. There is poison oak plants on the property. Once you have learned to identify these noxious plants they are easy to avoid: poison oak, various thistles, goathead, stinging nettles. We are in a secluded area and you are free to make all the NOISE you want. Unfortunately, so are the neighbors. The sounds of barking dogs, working chainsaws, pecking woodpeckers, mooing cows, and even gunfire are not uncommon. Several pet dogs reside in the area. They are usually free to roam about, are friendly to people II. Personal Property: We understand that we are responsible for our personal property if lost, stolen, damaged, or left behind in the Property. Reasonable Use: We agree to only use the Property as a private vacation residence. We agree not to allow the Property to be used for any improper or illegal purposes. We agree to abide by the rules, regulations, terms and conditions of the community where the Property is located and to refrain from any activity that interferes with the quiet enjoyment of its residents. We further agree to abide by any and all applicable laws and ordinances of the jurisdiction where the Property is located. III. Release of Liability: To the maximum extent permitted under the law, WE RELEASE FROM ANY AND ALL LIABILITY the Owners and Managers for any loss, damage, injury, or expense that we may suffer, or that our family or guests may suffer, as a direct or indirect result of use of any of the Property and due to any cause whatsoever, INCLUDING WITHOUT LIMITATION: NEGLIGENCE, BREACH OF CONTRACT, OR BREACH OF ANY STATUTORY OR OTHER DUTY OR CARE THAT MIGHT BE OWED BY ANY OF THE OWNERS PARTIES. This release is intended to be interpreted in the broadest possible manner.
