Guest access Guests can access all areas excluding the heating / plant room at the far end of the house. Other things to note Swimming pond The property has a deep organic swimming pond. The water is 50cm deep on the perimeter, 3m deep in the swim section. Take care where you enter. The steps can be very slippery. The water is deep in the centre and cold, bookings with young children who cannot swim should take precautions. We urge extreme caution around the pond. Please do not throw anything into the pond or swim with suncream as the pond is a naturally filtered haven for wildlife. Kids - please tell them not to wee in the water!! If you have a dog with you please keep them out the pond as it’s a delicate environment. When jumping off the jetty always jump to the middle of the pond where it is clearly very deep. **New for February 2025 - wood fired hot tub** There is a £100 surcharge for using the hot tub. For the wood supply, filling and cleaning. Water supply The house is remote and has no mains water supply. Water from a spring is stored in the field in an 800l tank. It’s possible that overuse can drain the tank so we recommend having quite quick showers. Also it’s good to space out your usage. If water does stop don’t panic, wait an hr and it will replenish. Heating The heating system uses a heat pump with the stream as its heat exchange source. There is a channel with two large energy “radiators” . The system is designed to be renewable and so the house heats gently and stays at a constant temperature. It is designed to be 18C to 20C. In the winter you can use the wood burner in the living room to have a very warm and cosy room as needed. Local taxi Karen’s cars There is a sauna you on Branscombe beach!
