The space This is a ground floor two bedroom, two bathroom apartment in a gated residential community in Melbourne, Florida. Entry is flat with no stairs, and parking is directly outside the building. The living area has a 65 inch Roku Smart TV with streaming apps, a comfortable sectional sofa, a coffee table, and a dedicated work desk with a chair. Whether you are here for a weekend trip or working remotely for a few weeks, the space is set up to handle both. The kitchen has everything you need to cook full meals. Stove, oven, microwave, full size refrigerator and freezer, dishwasher, coffee maker, toaster, electric kettle, Brita filter, pots, pans, utensils, glassware, plates, and bowls. There is a dining area with seating for four. Each bedroom has a queen bed with clean linens and pillows, its own Smart TV, and a closet with space for luggage and longer stay storage. Both bathrooms have a bathtub and shower combo with fresh towels and basic toiletries provided. The unit has central air conditioning, high speed Wi-Fi, and a full size in unit washer and dryer. We provide laundry detergent, dish soap, trash bags, and paper products so you are ready to go from the moment you arrive. Community amenities include a saltwater pool open year round from 10 AM to 6 PM, a 24/7 fitness center with a treadmill, stationary bike, free weights, and yoga mats, a game room with billiards and shuffleboard, an outdoor BBQ and picnic area, a clubhouse, a business center with a computer and printer, a children's playground, and a dog park with a pet washing station. The property is about 10 minutes by car from Melbourne Beach, 2 to 3 minutes from Andretti Thrill Park, 15 to 20 minutes from the USSSA Space Coast Complex, 10 to 15 minutes from major grocery and retail stores, and 20 to 30 minutes from Cape Canaveral and Kennedy Space Center. Guest access The entire apartment is yours for the duration of your stay. No shared spaces inside the unit. Check in is self service through a smart lock on the front door. Your unique access code will be sent to you before arrival. A key fob is provided for entry to the fitness center, clubhouse, game room, and other gated community areas. Smoking, vaping, and the use of any tobacco or nicotine products is prohibited inside the unit and anywhere on the community grounds. There are no designated smoking areas. A $1,000 fine will be charged for any violation. DRUG POLICY Illegal drugs and controlled substances are not permitted inside the unit or anywhere on the property grounds. A $1,000 fine will be charged for any violation and the reservation will be terminated immediately with no refund. PARTY AND EVENT POLICY No parties, gatherings, or events of any kind. This is a residential community and we are required to maintain a quiet, respectful environment for all neighbors and residents. QUIET HOURS Quiet hours are from 11:00 PM to 8:00 AM. During these hours please keep all noise, music, and television at a level that cannot be heard outside the unit. GUEST LIMIT Only guests named on the reservation are permitted in the unit. Unauthorized visitors are not allowed at any time. The maximum occupancy for this unit is 7 guests. A $1,000 fine will be charged if unauthorized guests are found on the premises. PET POLICY We welcome well behaved pets with a maximum of 3 pets per stay. The pet fee is $100 per pet for the duration of the stay. Please add your pet to your reservation when booking. Pets must be supervised at all times and are not allowed on furniture or beds. You are responsible for cleaning up after your pet both inside the unit and on the community grounds. Any damage caused by pets will be charged to the guest. CHECK IN AND CHECK OUT Check in is at 3:00 PM. Check out is at 11:00 AM. Early check in as early as 12:00 PM and late check out until 1:00 PM may be available depending on the schedule. Each is $50 and must be requested and confirmed in advance. Please message us if you are interested. EXTRA SLEEPING Additional floor mattresses are stored in the bedroom closets at no extra charge. These are available for your convenience if your group needs extra sleeping space. PARKING Free parking is available on site. Please park only in designated visitor and resident spaces. Do not block other vehicles, fire lanes, or accessible spaces. Vehicles parked in violation may be towed at the owner's expense. DAMAGES AND LIABILITY Guests are responsible for any damage to the unit, its contents, or community property caused during their stay. Please report any pre existing damage upon arrival so it is not attributed to you. Intentional damage or negligence will be charged through the Airbnb Resolution Center. GENERAL EXPECTATIONS Please treat the unit, the furniture, and the community amenities with care. Report any damage or maintenance issues to us immediately so we can address them during your stay.
