Ski Hill (25 mins) VACATION RENTAL REQUIREMENTS FOR RILEY ESTATES: 1. Max Occupancy: 14 guests with a max of 10 adults 2. Max number of vehicles: 5 vehicles & 2 trailers (boat, jet ski, snowmobile) 3. Quiet Hours: 10pm-8am 4. No trash left outside of provided trash receptacles 5. No trespassing into neighbors’ properties 6. Renters will follow all and any county mandated burn bans VERIFIED VIOLATIONS BY THE CITY OF ORONDO, COUNTY OF DOUGLAS AND/OR COMPLAINTS MADE BY NEIGHBORS CAN RESULT IN ANY OR ALL OF THE FOLLOWING: 1. $250 fine per violation (thousands more for burn ban violations) 2. Forfeit of guests’ damage deposit and/or refundable property fee 3. Immediate eviction CAMERAS & RECORDING DEVICES: For security purposes, we have five outdoor cameras that overlook the main entrance points to the home, back deck, back yard and pool. These cameras monitor weather, package deliveries, security and assisting guests. There are no indoor cameras. PETS NOT ALLOWED: Riley Estates is not pet friendly. Please note, however the house is not pet free. The owners, who use the home occasionally, have a non-hypoallergenic dog. NO SMOKING OR VAPING OF ANY KIND: There is extreme fire danger in this area, and we kindly ask for no smoking anywhere on the property PARKING, BOATS & TRAILERS: Up to five vehicles and two trailers (boat, jet ski, or snowmobile) are allowed. RV’s are not allowed if guests will be sleeping in the RV during your reservation. Please note the driveway to the home is a gravel driveway and part of the road to the home is a dirt road. HOT TUB AND POOL MAINTENANCE: Hot tub and pool maintenance occurs before guests arrive and on Mondays & Thursdays in the high season. Hot tub maintenance occurs before guests arrive and on Thursdays during the low season. *If guests refuse or turn service away, this will be an $85 charge to the guest. GUEST / BOOKING REQUIREMENTS: 1. Primary renter must be 25+ years of age and MUST be staying at the property for the complete duration of the booking 2. Rental agreement must be signed after booking is accepted and provide valid ID 3. $500 security hold is required and will be placed 2 days prior to arrival and released 7 days after departure, if no issues are reported. *Please note we are API Connected to a hotel-style software called OwnerRez to safely and securely take off-platform security deposits More information will be provided in our Rental Agreement and Welcome Packet. Other things to note For the comfort of all guests and in accordance with insurance liability and our local vacation rental code, NO visitors are allowed if this EXCEEDS the home’s maximum guest and vehicle count. This includes vendors such as private chefs, hair stylists, makeup artists, and similar services. A $250 fine per person/vehicle per day will be applied. This home is designed for relaxation, connection, and quiet enjoyment—not for parties or large, loud gatherings. Please note that no parties or events are permitted. Guests are welcome to celebrate responsibly, but this is not a home for loud music, heavy drinking, or late-night noise. The neighborhood values peace and privacy, and we ask that all guests do the same so everyone can enjoy their time.
