Our spacious home perfectly balances city exploration and relaxation, a fantastic choice for travellers seeking a peaceful and well-connected location. Excellent local public transport links to Dublin city centre are provided for by bus and rail. The M50 and the Airport are within a short drive. The space Welcome to our home! On the door step of the Phoenix Park (20-minute walk) an oasis of calm and serenity awaits you. The park boasts many attractions including the Zoological Gardens, Ashtown Castle, Áras an Uachtaráin and Farmleigh Estate. With plenty of attractions, restaurants, pubs and shops nearby and easy access to Dublin bus and Pelletstown Train Station (a 10-minute walk) guests can easily travel and explore the city! Croke Park 2 stops (5mins) Connolly station is 3 stops away (10mins), while Broombridge is one stop away linking you with the green Luas Line. Pelletstown train station also links our estate with the West of Ireland by rail. Situated in the exclusive Riverston Abbey estate, our stylish 4-bedroom home offers a comfortable and convenient stay in the capital. Located in a safe and well-planned neighbourhood, with many greens for you to enjoy, our home is an excellent base for your Dublin and Irish adventure. The ground floor is open plan. The kitchen, dining area and the second living space create 3 separate spaces for you to enjoy. The second living room has a large L shaped couch and a Samsung S90c 55' smart TV and a home cinema system for you to enjoy movie nights. The large dining table seats eight comfortably so you may dine with loved ones. The kitchen has essential cookware and cutleries to cook delicious homemade meals. The Living room has 2 large sofas and a Samsung S90D 55' smart TV. There are also lots of books and board games for you to enjoy. There are 4 bedrooms all with brand new high quality bedding to ensure guests sleep really well. The 4 bathrooms contain all the essentials; clean towels and complimentary toiletries will also be provided for your convenience. Our home is always professionally cleaned for your comfort. Enjoy summer days and nights in our beautiful back garden equipped with two seating areas for you to relax and unwind. There is a play house and large trampoline for children to enjoy. Please note our trampoline is for children only under adult supervision and is used at your own risk. Enjoy your stay! Guest access Guests will have access to the entire home! Other things to note This property is a self-check-in property. You can check in any time of the day as long as you respect our standard check-in time 3 p.m. We can facilitate earlier checkin on occasion, please feel free to message me with your request. Unfortunately we are not able to offer late checkout as cleaning are scheduled in advance to facilitate change overs. Also, we charge €100 for each set of lost keys. There may be an additional cost to replace the locks for security purposes. So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property. If we discover evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of €150 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you.
