The space ✨ Sunwing Cottage is total of 5 (five) bedrooms and two bathrooms, along with a full kitchen and full access to the living and dining areas for the entire cottage. 🏡 Property Overview This is an independent, detached cottage with 80 feet of sandy beachfront on beautiful Lake Nipissing. You can easily park 4–5 vehicles on the property. The cottage features 5 bedrooms in total: Main Floor: * 2 bedrooms * Living room with a wood-burning fireplace * Kitchen and dining area * Sitting room overlooking the beautiful beach and Lake Nipissing * Additional sitting room overlooking the front of the house Lower Level: * 3 bedrooms * Laundry room * Electric sauna room * Sofa- Cum bed in the basement open area. 🛏️ Sleeping Arrangements * Main floor bedrooms include 2 queen beds (with an additional queen mattress and linens available) * Lower level: * 1 bedroom with a queen bed * 1 bedroom with a double bed * 1 bedroom with a queen bed * There is also a sofa-cum-bed in the basement open area 🎣 Activities & Outdoor Experience If you are interested in ice fishing, Lake Nipissing is renowned for it. Depending on your experience level, you can explore local resources for the best season, equipment, and licensing requirements. You can bring your own ice hut or rent one locally—making it a once-in-a-lifetime experience. 🔥 Fire Pit Usage You can enjoy the fire pit located on the property. It can be used: * At the front of the house * Beyond the deck in the backyard * Or any other safe location After use, please return it to its original spot. Kindly follow any city regulations regarding fire pit usage. A copy of the outdoor fireplace guidelines is available in the folder located on the entrance table. ❄️ Winter Safety We do our best to keep the driveway and front deck clear of snow. However, please use caution at all times, including on the driveway, beach, and surrounding areas. We have Muskoka chairs available on the beach (stored during winter). 🌡️ Heating & Cooling Systems The property is heated and cooled using multiple systems: 1. Heat Pump System * Provides cooling in summer, in the lower-level bedrooms * Allows you to adjust temperature settings as needed * In winter, heating can be managed for the basement bedrooms * Main floor bedrooms are equipped with electric heating systems. 2. Propane Heater * Located in the basement * Please do not change the settings, as it may shut down 3. Electric Heaters * Three units in the dining area * One in each bedroom * One in the sitting room next to the bedroom 4. Guest access Access to the property is via a lockbox. The access code will be provided prior to your arrival. Other things to note Enjoy the entire house, excluding storage areas in the basement, shed and garage. We kindly request that you leave the property in good condition. If there is any damage, please report it to us promptly. Smoking is not permitted inside the cottage. Please also avoid leaving cigarette butts on the property—ashtrays are provided outside for your convenience. Kindly ensure that all umbrellas and chairs are returned to their original place after use, and please do not leave them unattended at the beach. For safety reasons, do not take any glassware to the beach. The cottage is equipped with a UV water filtration system that supplies water throughout the house.
