QUIET HOURS AFTER 10PM The property is located in a quiet residential area. Please keep noise to a minimum after 10pm. NO SMOKING INDOORS – £1,000 CHARGE Smoking is strictly prohibited inside the property. If smoking is detected, a £1,000 charge will be applied to cover specialist cleaning and damage. NOISE AND AIR MONITORING IN PLACE The property is fitted with noise and air-quality monitoring systems. Excessive noise, indoor smoking, or signs of a party may trigger alerts and lead to immediate removal without refund. ONLINE CHECK-IN REQUIRED To confirm your booking, the lead guest must complete our secure online check-in, agree to the terms and conditions, and provide valid photo ID (UK driving licence or passport). CHECK-IN AND CHECK-OUT POLICY Early check-in is charged at £40 per 90 minutes before the stated time (subject to availability and prior approval). Late check-out after 10am is charged at £20 per 30 minutes. (£40 per 90 mins if pre approved) SECURITY DEPOSIT OR DAMAGE WAIVER Guests must choose one of the following options: A refundable security deposit of £250–£500 (depending on property size), or A non-refundable damage waiver of £75–£150 (depending on length of stay).
