Please store food properly and secure trash when outdoors. ✦ Winter weather may require chains or a 4WD vehicle from October through March. ✦ Quiet hours help preserve the peaceful environment enjoyed by guests, neighbors, and local wildlife. ✦ Smoking and unauthorized parties are not permitted. ✦ Stays longer than 30 days require a signed lease agreement. ✦ The property is continually maintained and improved to ensure a comfortable experience for future guests. ✦ The built-in trash compactor in the main house is currently out of service and scheduled for replacement/removal. Garbage bin and bags and outdoor garbage bins are provided for your convenience. ✦ Climate Control Note: House 2 is heated and cooled by a high-capacity mini-split system serving the living area and adjacent bedroom. One bedroom does not have a dedicated wall-mounted unit but benefits from the home's heating and cooling system, along with a ceiling fan and oscillating fan for additional comfort. Most guests find the guest house comfortable throughout the year, though individual temperature preferences may vary. ✦ Nature Note: One of the things guests love most about the property is its wooded mountain setting. While outdoor areas are cleaned before each stay, leaves, pine needles, pollen, and other natural debris may naturally fall onto decks and patios throughout the day. ✦ The staircase in House 2 is steeper than a typical residential staircase. Please use the handrail and exercise extra care, especially for young children, older adults, and when carrying luggage. ✦ The downstairs bathroom in House 2 features a compact shower, which is fully functional but smaller than a standard residential shower. Guest access Guests will have access to the entire home with exception of the 2 garages. Other things to note PERSONAL AMENITIES: We provide a starter kit: towels, shampoo, hand soap, toilet paper, paper towels & trash can liners. ENTRY: A keypad is located on the front door of each home. A personalized entry code will be provided to you prior to your stay. OUTDOOR SPACE: The outdoor space includes a hot tub, fire pit, BBQ, ample dining tables and chairs, outdoor games, and more! PARKING: There is ample parking around in front of the house. THE DRIVE: During the winter months we can experience some snow. We recommend either a 4x4 vehicle or chains. INTERNET: We have a whole house mesh system that should allow you to access the internet from anywhere inside the home. The spa has a hard time breaking down lotions, oils, perfumes, etc. Additionally, please help us keep the spas tidy by disposing of trash properly. Please note that an additional fee may be charged for excessive dirtiness. RENTAL AGREEMENT: ✦This property requires a rental agreement to be signed prior to your stay. Details will be provided after booking. PETS: We welcome up to two house-trained dogs for an additional $150 per dog. We appreciate you keeping an eye on your dogs and kindly ask that they do not jump on the beds and furniture. Dogs should not be left at home without the owner. Damage to the property will incur additional charges. SERVICE & EMOTIONAL SUPPORT ANIMALS: Service Animal and Emotional Support Animals MUST be disclosed, in writing, prior to booking. The pet fee is waived only for legitimate service or emotional support animals that remain with their owner at all times. If there is evidence that the animal was left alone, the pet fee will be applied. RENTAL AGREEMENT & CHECK IN PROCESS Guests are required to sign a short-term rental agreement prior to check-in. The agreement outlines house rules, liability, and property use. We also ask guests to provide an ID and CC upon booking. These additional security measures had to be implemented to prevent fraudulent bookings. A link with all of this information will be provided upon booking. If you are not comfortable with any of this information, you are welcome to cancel within 24 hours of booking as long as it's not a same day booking. Extra Guest Policy: We allow up to 4 additional overnight guests for $50/night per person. Important: We only provide beds and linens for up to 24 guests. Any additional guests beyond this number will need to bring their own bedding/sleeping arrangements.
