Join us to enjoy spectacular views over the Ochil hills & Strathearn Valley, wildlife and country walks from our doorstep. Own entry garden room/annex consisting of a double bedroom & bathroom. Option for a Super King-or 2 single bed. Amenities/linen/tea&coffee including towels provided. If a baby is staying, equipment can be provided. IPTV/Wifi/mini-fridge. Outdoor seating/exclusive use of the front garden. Please discuss for pet stays as outdoor kennels are available on request. The space Comfortable Garden room/annex consisting of: Bedroom 1 Super Kingsize bed with Egyptian cotton/cotton sheets, down duvet and a wool mattress topper (all natural materials although synthetic bedding can also be requested ), armchair, chest of drawers, tea & coffee station (organic whole fresh milk/biscuits or cake provided/fresh fruit from the garden (if in season). Mini fridge. Interlined, black out curtains and luggage rack. IPTV (access to Netflix, you tube, bbc player etc). Wi-Fi available. Bed can be made up as 2 singles (please notify me in advance if this is required) otherwise the bed is made up Super Kingsize. Oil central heating and oil filled radiator in room. Bathroom Shower, sink and toilet. Dual fuelled towel rail. Towels/soaps provided. Views overlook the front of the garden (east facing) with beautiful sun rises. Please let me know if you require cooling fans, iron, extra hangers, extra blankets/pillows, extra cups/glasses/crockery, towels/linen or need something you have forgotten. This is a busy household with children and a friendly dog. Please note some phone networks are not strong in the garden room due to the thick stone walls. Licence number PK13012F Guest access Feel free to access the garden space. There is outdoor seating outside the garden room and seating in the front of the garden to enjoy the views. Guests have exclusive use of the front garden. Please keep any gates closed. Sun brolly also available…just ask. Some parts of the garden is work in progress and there is re-sculpturing of the front drive (although this is on pause at the moment!) Other things to note The house is located 3 miles from the A9. Auchterarder 5 miles, Gleneagles 6 miles, Crieff 7 miles, Perth 9 miles, Glasgow 44 miles, Edinburgh 49 miles. Trains run regularly to Glasgow, Edinburgh, Inverness and London from Gleneagles train station (6 miles). Featured in the Daily Record in 2016 as an ‘exquisite home to live in’ and ‘A jewel in Perthshire’s crown’. There are wonderful walks from the house. Turn left exiting the rear of the property (through the double wooden gates), cross the road and go down the track to the river. Or turn right to go up the track for woodland walks. Wildlife spotted in and around the garden include; Deer (including Red), buzzards, Kestrels, Kites, Ospreys, badgers, pine martins, stoats, red squirrels, hedgehogs, varied bird life including lapwings, owls and woodpeckers.
