The house with its private dock & guaranteed 1 onsite parking, is on the water of the Norfolk Broads as it enters Norwich. A mere 1.5 miles from the City Centre with easy transport links on the doorstep. Breakfast on the deck watching the swans, paddle boarders and kayaks meander past - you'll enjoy what the Norfolk Broads has to offer whilst having all the amenities of a great city at your fingertips. The space The property is offered in 3 configurations and these must be specified in the original booking. Option 1: (Sleeps 4 - ideal for parents with two young children) Master Bedroom with king sized bed on the second floor. 2 Full size single bunk beds on second floor opposite the Master. Ground floor dining room which opens out on to the deck can be used as 2nd dining room with a round table and 4 chairs. Option 2: (Sleeps 4 - ideal for 2 x adult couples) Master Bedroom with king sized bed on the second floor with large window to river with window bench to relax on. Ground floor bedroom with double bed leading out onto deck. Option 3: (Sleeps 4 - ideal for parents with two older children or a couple and 2 single friends) Master Bedroom with king sized bed on the second floor with large window to river with window bench to relax on. Ground floor bedroom with double bed leading out onto deck. Second floor room with bunk beds - full sized single Property Layout. A private residents driveway down to the property and a designated 1 car parking space, no 4, means your car is safely tucked away and unloading bags etc into the property is convenient and easy. Ground Floor: The main entrance leads into a hallway with a toilet and vanity on the right, a garage / utility room on the left, for storing empty bags/suitcases, wet clothes etc and then leads onto a stunning room (can be converted from a dining to a double bedroom, with sliding doors that leads out onto a large deck overlooking the water. The deck features a dining table and chairs for relaxing and watching river life up close. This room can be set up in one of two ways (this needs to be specified at the time of booking - see photos under dining 1. First Floor: A well equipped open plan kitchen/ diner, comfortably allows four people to dine with a northern aspect facing out on to the landscaped driveway and Yarmouth road. A spacious south facing lounge catching the sun from dawn until dusk with a beautiful view over the river and out towards Whittlingham Broad. A large sliding door gives access onto a balcony with table and two chairs for that morning coffee and croissant or evening sundowner of choice. A large smart TV allows you to connect into your Netflix or other Internet media account with a fast, fibre broadband connection. Second Floor: A large south facing master bedroom with kingsize bed, ample drawers and hanging space, a small vanity basin (shower not in use) and a large bay window with a cushioned seating area to allow you to sit back, away the hours whilst reading or just watching the activity out on the river. A spacious family bathroom with shower, toilet and long vanity. Across from the Master/main bedroom is a bedroom with 2 full size bunk beds, hanging rail and desk for families with children. (If Option 2 is taken with the ground floor room being used as a bedroom, these beds will not be made up, but the room can be used for another living space for laptop time). Guest access Our private dock makes swimming, fishing, paddle boarding and kayaking easy. Apart from all the rooms, there is an attached garage for secure storage, ideal for those of you who want to bring your own fishing gear, paddle boards, kayaks, bicycles etc. The passage way at the side of the house leading down to the dock means launching water toys is easy and fishing off the dock is easy during the fishing season. The river is popular with cold water swimmers during the cold months and the water is crystal clear during the summer months for those wishing to cool off from the summer sun. There is a swim ladder to facilitate easy access in and out of the water. Other things to note Please make sure you are aware of the three room configurations when booking.
