Inclement weather—including any extreme or incremental weather events, natural disasters, or “Acts of God”—is beyond the Host’s control. The Host is not responsible for weather-related travel disruptions, delays, cancellations, accessibility limitations, or safety conditions. 🚗 Vehicle Requirements During winter or severe weather, four-wheel drive (4WD/AWD) vehicles and/or tire chains may be required to safely access the property. Road conditions can change rapidly. Guests are solely responsible for ensuring their vehicle is properly equipped and for determining whether travel is safe. Failure to arrive due to inadequate preparation does not qualify for a refund or reservation modification. 🧊 Snow, Ice, and Property Access The Host, property staff, and local service providers do not provide snow removal, ice mitigation, or refreezing management during or immediately following severe weather events. Walkways, driveways, and access points may be snow-covered, icy, or otherwise hazardous. Guests who choose to travel or remain on the property during these conditions do so entirely at their own risk. 🛟 Emergency Preparedness Guests are expected to arrive prepared for winter and emergency conditions, including appropriate clothing, food, water, medications, and any personal supplies needed in the event of travel delays or temporary service interruptions. Emergency services response times may be delayed during severe weather. ⚡ Power Outages & Limited Services Power outages, internet disruptions, and limited access to local services—including emergency, medical, delivery, and retail services—may occur during storms or extreme weather. These interruptions are not grounds for refunds, credits, or reservation changes. 📜 Refunds & Reservation Changes No refunds, credits, or guaranteed reservation changes will be issued due to weather conditions, road closures, travel advisories, power outages, access limitations, or incremental weather events, except where required by the platform’s Extenuating Circumstances policy or applicable law. Any approved changes are at the Host’s sole discretion and subject to availability. 🌪 Acts of God & Natural Events This policy also covers any Acts of God or natural events beyond reasonable control, including, but not limited to, floods, hurricanes, tornadoes, earthquakes, or other extreme occurrences. Guests accept that travel and occupancy during such events are undertaken at their own risk. 🧭 Guest Responsibility Guests are responsible for monitoring weather conditions, making informed travel decisions, and ensuring their own safety. Inability to access or occupy the property due to weather or natural events does not constitute a refundable cancellation. 🔥 Grill Information Our grill is hardlined to the home's propane supply—no propane tank is needed. 🚫 Please do not attach an external propane tank or use charcoal, wood, pellets, or any other fuel in the grill. Doing so may damage the grill and result in additional cleaning or repair fees. Thank you for helping us keep everything in great condition for future guests! 🌡️❄️ HVAC Notice: To help keep the air conditioning running properly during the summer, please do not set the thermostat below 70°F. Setting it lower may cause the system to freeze and temporarily stop cooling. If a service call is required and it is determined that the unit froze due to the thermostat being set below 70°F, the guest will be responsible for the cost of the service call. Thank you for helping us keep the cabin comfortable for everyone! 🌲 Nature, Wildlife & Critters of Broken Bow One of the best parts of staying with The Hills is experiencing the beauty of Broken Bow’s great outdoors. Our cabins are nestled in a peaceful, wooded setting, and with that comes the opportunity to experience Mother Nature and the wonderful wildlife that calls this area home. 🌿🦌 All of our cabins are professionally cleaned and maintained on a regular pest control schedule. However, because our properties are located in a rural, forested environment, it is completely normal to occasionally encounter some of Broken Bow’s native plants, insects, and wildlife. Depending on the season and what Mother Nature has in store, you may see deer, squirrels, rabbits, raccoons, opossums, armadillos, birds, butterflies, moths, frogs, lizards, spiders, ants, beetles, bees, chiggers, wasps, ladybugs, walking sticks, field mice, coyotes, snakes, and other native critters. Seasonal conditions may also bring pollen, poison ivy, poison oak, leaves, acorns, mud, and other natural elements around the property. 🐝🕷️🌧️ While we do everything we can to keep our cabins clean and comfortable through routine housekeeping and professional pest control, Mother Nature occasionally reminds us who’s really in charge. After all, we’re visiting their neighborhood! You may notice a curious critter or two during your stay, and while they’re generally harmless, they can be a little more active than what you might be used to in the city. Keeping doors and windows closed when not in use is the best way to make sure your only visitors are the ones you invited. 🚪✨ Planning to spend time outdoors? We highly recommend packing bug spray, especially during the warmer months. Comfortable shoes, a little awareness of your surroundings, and keeping an eye on children and pets will help make your outdoor adventures even more enjoyable. 🧴👟🌳 Just in case Mother Nature gets a little too friendly, we’ve provided a broom, dustpan, vacuum, wasp spray, and fly swatters, located under the kitchen sink, in the laundry room, or in the pantry for your convenience. 🧹 Thank you for embracing everything that makes Broken Bow so special. The fresh air, towering pines, star-filled skies, and yes—even the occasional woodland visitor—are all part of the experience. ✨ RVs and similar vehicles are not permitted on the property or neighboring properties.🚫 💖 Love Our Space?
