Great granite kitchen, with new cupboards and Stainless Steel appliances. All decking and railings have all been replaced, 2 bathrooms renovated, new tile flooring and showers. New TV and the Master ensuite has a new King bedroom suite as well as a new tile floor. All bedrooms have been outfitted with energy efficient air conditioners. We have an outdoor dining set and a lounging couch set. Weber BBQ and an great outdoor lounge set. There is also Double Chaise Loungers and a Pod Lounger to lounge. Leeward is a quiet community with security at night at the gate. This 3 bedroom Villa has a brand new outside covered outside sitting area, and a private pool ideal for children. World Famous Grace Bay beach is only 30 seconds from the property. (our gate to the beach access) . The beach has beautiful soft white sand and is nice for children. The hotel district is a mile beach walk to the west and a walk to the east will take you to a very wide and quiet residential beaches that will make you feel like you're the only one on them. Warm reef protected oceans, miles of beautiful beach to explore. The Villa is located in a residential area amongst other medium to large sized villas. The Beach is spectacular and the Villa is near restaurants, Provo Golf Course, Shopping, The Casino, a Marina, Bars and Tennis Courts. Included for Free is: , Nice Beach and Pool Towels, Parking, Wireless Internet and Cable and Satellite feed to US Stations. Steps to Grace Bay, Pelican Beach, 30 seconds from your pool /property to the beach. Pack your cooler and find your own stretch of beach. This villa is close enough to use your own washrooms (no public toilets on the beach in Turks) and walk back and forth for drinks, snacks and lunch. CANCELLATION: We STRONGLY recommend “Cancel for Any Reason” insurance available from large, reputable insurance companies for anyone who has any reason to believe he may cancel at any time. Travelers can obtain such insurance; Owners cannot. You MUST have insurance in order to obtain a refund for any reason within the no refund period.  We do require our own completed liability wavier/contract before sending the check in email. We will be collecting an email address and IDs from the guest in order to sign the rental agreement. This information is necessary to verify identities and minimum age requirement and protects both guests and Hosts, ensuring a safe and secure rental experience. Air Conditioning: Though the trade winds and fans typically keep the villa cool and comfortable, air conditioning is available in all of the bedrooms. To discourage use of the air conditioning/electricity with the doors and windows Electricity and water is metered and will be billed after using $300 allowance. Other things to note The beach is very close, there is a private path at the back of both of the property which takes you 100 meters from the beach. Grace Bay Pelican Beach is child and adult friendly beach as well. (no yuckies, flat rocks, pure white sand) The pool is very private, it is a good size at 16x32 rectangular with stairs at one end. We also have a program for kayaks, paddleboards and chaise loungers set up and removed on the beach. $500 cash deposit for utilities at check in.
