The space This centric and spacious newly renovated modern duplex home is just 10-15 minutes to everything in Miami. GrapeLand Heights is a quiet and safe area, conveniently located in an area you will love. The space is equipped with brand new appliances, modern furniture, and attractable amenities. Its also conveniently located near shops, casino's, hospitals, Miami Freedom Park, Miami Marlins Baseball/Loan Park Stadium, BBL plastic surgery clinics, beaches, & major highways! The Premises As you enter the balcony, you'll see it's a great area to enjoy your morning coffee, have relaxed conversations. It's a large open space with lots of comfy seating. LIVING ROOM: As you enter the house, you will find an open concept living room, which offers easy access to the dining room and kitchen area. There is a Smart 55' TV with comfy queen size sofa bed. Allowing the accommodation of 2 people. KITCHEN: Fully equipped kitchen to create awesome meals. It has all the necessary appliances such as: a refrigerator, electric 4-plate/ stove-top, microwave, coffee maker, cooking ware, plates, cups & utensils. A coffee station with snacks and other spices are also included. The kitchen also area opens up to a beautiful spacious private terrace, great for entertaining. BEDROOM 1: On the right-side of the living room, you will find a ground floor spacious bedroom with one queen size bed and a twin sofa bed. Allowing the accommodation of 3 people. A dedicated work space w/business Wi-Fi. A spacious closet equipped with family games, beach towels, beach chairs and extra blankets. BEDROOM 2: On the left-side of the living room, you will find a newly decorated spacious bedroom with a King size bed. Allowing the accommodation of 2 persons with a huge closet, equipped with extra blankets, hangers and an iron/steamer and board. BATHROOM: The full-size/shower bathroom. features all the amenities you would need, including hand soap, bath soap, shampoo & conditioner, hair dryer/iron, make up towels, and a first aid kit. THE OUTSIDE TERRACE AREA: Provides all you need for a restful time in a beautiful Jacuzzi/Hot Tub; while BBQing. It's also perfect to enjoy a nice glass of wine while listening to music or having a quiet tea time with a good book. LAUNDRY: Stackable washer/dryer available to use for free. Start-up detergents provided. Guest access The house is a duplex property, w/separate entrances and driveway parking. There are no shared spaces. This home uses smart door locks for a smooth self check-in and check-out. So please make yourself at home. Other things to note BASIC HOUSE RULES: As a reminder, there are our NO EVENTS OR PARTIES ALLOWED - PARTY VIOLATION FEE $1000. QUIET HOURS 10PM - 7AM - NO EXCEPTIONS. ABSOLUTELY NO SMOKING OR VAPING - $500 FEE! NO PETS ALLOWED FEE $500!! CHECK-IN: Self check-in is at 4:00 PM and anytime after. CHECK- OUT: Self check out is at 11am, smart entry code becomes disabled shortly after. You will receive check-out instructions the day before your departure, we kindly ask you follow those instructions. There are NO Late Check-outs permitted, as we need to get the property ready for our next guests. -WE ARE NOT RESPONSIBLE FOR ITEMS LEFT BEHIND, AFTER YOU CHECK-OUT. No Unregistered Guests allowed - All guest must be identified by full names and added to the reservation for messaging purposes before arriving. (A violation will trigger an immediate removal). SMOKE-FREE PROPERTY: We have a strict no-smoking policy for all substances inside the house. "Our property is 100% smoke-free, in all indoor/outdoor areas. "We want to keep our home in wonderful & safe condition for everyone on the premises. As a reminder, our rules include no smoking or vaping of any substance. "This policy applies to tobacco, cannabis, and vaping". JACUZZI/SPA: NO SMOKING, DRINKING, OR USING GLASSWEAR INSIDE THE JACUZZI. It's best to shower before using the jacuzzi. Please avoid using any shampoos, detergents, oils or soaps in your hot tub as they can damage the hot tub's plumbing system by creating a buildup in the jets and filters, potentially leading to clogs and improper drainage. Also do not use any glassware while inside the jacuzzi to avoid any hazardous event. Temperatures are hot, this is not a pool. Read it's instructions before entering. No children under 12 years old, are permitted w/o adult supervision. BARBECUE: You can use the barbecue as much as you want, just make sure to close the propane gas tank and clean it after each use to ensure safety, health, zero cross-contamination and optimal performance for all guests. We don't want any hazard incidents due to grease buildup, which are also major attractants for rodents, insects, and wildlife. We provide the starter propane gas tank, but you are responsible to purchase a refill, once it finishes. A $50 fee will be charged for grills found not cleaned after it's use. PARKING: You have 2 Free parking spots on the right-side of the property. Please use the designated parking area (see exterior area photos). PET POLICY: THIS IS NOT A PET-FRIENDLY PROPERTY. No pets are allowed at any time. Exception to certified Service Animals - There are no fees. Complimentary / start-up items (i.e., snacks, detergents, toiletries & grill propane) are not refilled. Guests are responsible to purchase additional items. EXTRA AMENITIES/MAINTENANCE: On extended stays, we will provide extra sheets, towels, and toiletries. A bi-weekly a coordinated home visit is required for maintenance purposes. Upon request an infant crib or toddler crib/(pack n' play), high chair, baby tub are available. We also offer experiences: if you need last minute hair / nails services we have the perfect partners that will provide full glamorous at home services. Booking this place is a 100% great way to have a relaxing stay while working, or just spending quality time alone and/or with love ones.
