Welcome to Sea Dreams Come True! This is a 3BD private home, located less than 100 yards from the world famous Cherry Grove Pier. We think you will love this house as much as we do! The oversized front porch is the perfect place to spend some time relaxing and unwinding, and the brand new hot tub on the back porch completes this home with an added water feature. We are less than a 2 minute walk to the beach, bring your golf cart and never get back in your car your whole trip! The space Large Raised beach house for you to enjoy! Our house is located on a corner lot in Cherry Grove so parking is not a problem at all. New for winter of 2024 and beyond, a private jacuzzi on the back porch! Once arriving you will find yourself blown away by how large the oversized (on purpose) front porch is. Plenty of seating on the porch, its honestly our favorite spot! We love to watch the fireworks every 4th of July as the pier is just 100 yards away from our home. Open floor plan for the kitchen and living room area. We have stainless steel appliances for you to use for all the meal prepping and cooking you need! Seating for 3 at the large island makes breakfast a breeze! Our back porch area has table and chairs for you to enjoy a perfect evening dinner. Updated for 2025 we have added a brand new hot tub on the back porch!! Master bedroom is a King size bed with full bathroom Guest Bedroom 1: New Queen size bed Guest Bedroom 2: New Queen size bed We have never rented our home and it shows! We cant wait to have you Motorcycles, Trailers, Golf Carts all allowed! Other things to note Rental Agreement Reservation and Payment: To secure a reservation, a deposit of 30% of the total rental amount is required. The balance of the rental amount is due 30 days prior to the arrival date. Payments can be made by credit card. Cancellation Policy: If a reservation is canceled more than 30 days prior to the arrival date 50% of your deposit will be refunded. If cancelled inside of 30 days, no money will be refunded. *Please note that the above Reservation and Payment Policy and Cancellation Policy apply exclusively to direct bookings made with us. For bookings made through third-party platforms such as Airbnb or VRBO, the policies set forth by the respective platform at the time of reservation will apply.* Occupancy: The number of guests staying at the rental property must not exceed the number stated on the reservation confirmation. An additional fee of $100.00 per person per night will be charged for any unauthorized occupants if not approved by the guest. If fail to comply, eviction will occur Check-in and Check-out: Check-in time is 4:00 PM and check-out time is 10:00 AM. Early check-in or late check-out may be arranged, subject to availability and a designated fee. Damage and Cleaning: Guests are responsible for maintaining the integrity and cleanliness of the property during their stay. In the event of any damages, breakages, or excessive wear and tear beyond normal use, guests will be held accountable for the cost of repair, replacement, or additional cleaning. This includes, but is not limited to, damage to the structure, furniture, decor, appliances, or any other items within the property. Cleaning Fee: A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and reach out to us in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. Pool Liability: Guests acknowledge and agree that the use of any pool on the rental property is at their own risk. Guests assume full responsibility for the safety and supervision of all persons using the pool, and agree to comply with all posted pool rules and safety instructions. Vereen Vacation Rentals shall not be liable for any injuries, damages or losses arising from the use of the pool or pool area. Guests agree to indemnify and hold harmless the rental management company from any and all claims, damages, or expenses arising from the use of the pool or pool area. Guests are strongly advised to ensure that all individuals using the pool are capable swimmers and that appropriate safety measures, such as pool fencing or supervision, are taken to ensure the safety of all guests. Pool Maintenance: Pools and hot tubs have electrical/mechanical components. These components can sometimes malfunction. Vereen Vacation Rentals and the Homeowner cannot be held responsible for any malfunctioning pool or hot tub. Please inform us as soon as possible if your pool or hot tub is not working properly. No compensation will be given for a malfunctioning pool/spa. Vereen Vacation Rentals will do everything in its power to rectify any problems with malfunctioning equipment as quickly as possible. All pool equipment must be operated by a licensed professional. Community or condominium pools are not controlled or maintained by Vereen Vacation Rentals and cannot be held responsible for any inconvenience resulting from the pool. If you feel your pool’s heater is not working properly, please call the office during normal business hours, 9am-5pm. This is NOT considered an emergency. Age Requirement: While our standard policy is to not rent to students or singles under the age of twenty-five (25), we are open to considering younger guests on a case-by-case basis. The primary renter is responsible for disclosing if they are below 25 years of age at the time of booking. Please note, underage drinking and/or partying are strictly prohibited in all rental units. We also reserve the right to place restrictions on the number of people accompanying a parent or legal guardian. Failure to comply with these rules and regulations may result in immediate eviction without a refund of any payments made. Channel Home Liability: Guests acknowledge and agree that the rental property may be situated near or adjacent to a channel or body of water, which may present certain hazards, including but not limited to uneven terrain, slippery conditions, and risks associated with water activities. Guests assume full responsibility for their own safety and the safety of all members of their party and agree to exercise caution when navigating the channel or any natural areas on the rental property. Vereen Vacation Rentals shall not be liable for any injuries, damages or losses arising from the use of the channel or any natural areas on the rental property. Guests agree to indemnify and hold harmless Vereen Vacation Rentals from any and all claims, damages, or expenses arising from any injuries, damages or losses incurred while on the channel or any natural areas on the rental property. Guests are strongly advised to exercise caution and ensure that all individuals in their party are aware of the potential hazards associated with the channel or any natural areas on the rental property. Pets: Many Vereen Vacation Rental private homes are pet-friendly; however pets are not permitted in rental homes unless agreed upon at time of booking. A $500 fee will be assessed if a pet is found to have been in the rental home without pre-authorization. Homes that are pet friendly require an additional non- refundable fee of $75.00 per pet. If the yard waste is not cleaned up behind a pet, an automatic charge of $100 will be assessed to the card on file. A maximum of 2 dogs are allowed unless otherwise discussed. Service Animals: Vereen Vacation Rentals is committed to providing accommodation to those with physical/emotional disabilities requiring a service or emotional-support animal. We operate under the terms of the Fair Housing Amendments Act of 1988, Section 504 of the Rehabilitation Act of 1973, and Title II of the Americans with Disabilities Act. If a guest requires the assistance of a service animal, he/she must request this at the time of booking in written form along with a note from the service provider, doctor or therapist verifying the need for the support animal. If this policy is violated, it may result in a fine up to $500 and possible eviction from the property with forfeiture of rent. Please note that certain HOA’s have the right to refuse service animals as they are Pet Free Properties. Smoking: All Vereen Vacation Rental properties are NON-SMOKING properties. Smoking is permitted outside or on balconies if the windows/doors remain shut. A minimum cleaning fee of $500 will be assessed if evidence of smoking is present and will be automatically charged to the card on file. Guests are responsible for the disposal of all cigarette butts. If cigarette butts are found improperly disposed of on the property the guest will be subjected to stiff fines. Supplies: You will be provided with a startup supply of hand soap, toilet tissue, dish detergent, paper towels and trash bags. Once this supply is used, you are responsible for providing your own items. Bed and bath linens, blankets and pillows are also provided. All kitchens are fully equipped. Please bring your own beach towels and do not use the bath towels at the pool or the beach. What Is Provided At House Upon Arrival: All properties managed by Vereen Vacation Rentals are prepared for by housekeeping, equipped with linens, and towels. Upon your arrival, we provide a STARTER SET consisting of 1 roll of toilet tissue for each bathroom, 1 roll of paper towels, bath soap, dish soap, and trash bags for each trash can. These provisions are intended to last for one or two nights. For guests planning an extended stay, we recommend either bringing additional supplies from home or planning to purchase these items at a local grocery store upon arrival. Owner Closets: Many of our homeowners maintain a locked closet and or utility room in their home for storage of personal items. Please respect these locked closets and storage rooms and do not attempt to open them. Any damage to this area of the rental property will be billed directly to the guest. Properties Are Privately Owned: The properties managed by Vereen Vacation Rentals are privately owned and decorated to reflect the personal taste and comfort of the owners. Furnishings and conditions of the properties will vary according to the owners' preferences. We make every effort to ensure that the property descriptions are accurate; however, we cannot be held responsible for changes made by the owners to furnishings or equipment in the units after the descriptions have been posted. Consequently, there will be no refunds or adjustments to the rental fees due to the decor or amenities of the property not aligning with tenants' individual preferences or due to minor discrepancies with our website. Your understanding is appreciated, and we encourage guests to view the photos and read the descriptions carefully prior to booking. Maintenance and Repairs: In the event of any maintenance or repair issues Vereen Vacation Rentals will make every effort to resolve the issue as soon as possible. However, no refunds or rate adjustments will be made for any temporary disruptions of services or amenities. Maintenance and management can enter the property at any time under maintenance circumstances. Equipment Failure, Housekeeping, And Other Inconveniences: All equipment within the rental property should be in proper working condition. In the event of any equipment malfunctions, guests are asked to report the problem to us on the booking platform immediately. Every reasonable effort will be made to rectify the issue, however, no refunds or adjustments in rental fees will be issued due to mechanical failures or malfunctions. Your patience is appreciated in the face of such inconveniences, and we assure you that we will address and rectify issues within our control as swiftly as possible. Examples of inconveniences which fall outside our control and do not warrant any refund of rental monies include, but are not limited to: breakdown of TVs, satellite systems, stereos, hot tubs, pools, or other appliances; poor cleaning issues; outages of power, cable, internet, water, or telephone services; construction activities in the vicinity; presence of flies, ladybugs, stink bugs, or other insects inside the house; chipmunks, mice, or other rodents inside the house; inclement weather conditions including snow, sleet, rain, and fog; sub-optimal beach conditions; hazardous road conditions. It is our priority to ensure the rental property is properly cleaned and sanitized prior to your arrival. If the cleanliness of the property upon check-in does not meet your expectations, please notify us on the platform you used to book immediately. We will dispatch a housekeeper as quickly as possible. Please note that NO REFUNDS will be granted for unsatisfactory housekeeping, but every effort will be made to promptly address and rectify your concerns. Lost and Found: Any lost and found items will be held for a period of 2 weeks. After 2 weeks, the items will be donated to a local charity. Vereen Vacation Rentals is not responsible for any lost or forgotten items. Inclement Weather - Hurricanes & Tropical Storms: Given the location of our properties, we acknowledge the possibility of inclement weather conditions including, but not limited to, hurricanes and tropical storms. In the event of an official evacuation order due to hurricanes or tropical storms, guests are required to vacate the property. We do not offer refunds for inclement weather, however, we strongly recommend guests purchase travel insurance which may cover the cost of your reservation should your trip be disrupted or canceled due to weather-related events or other unforeseen circumstances. If a hurricane or tropical storm disrupts electrical, water, or other utilities at the property, Vereen Vacation Rentals will make every effort to notify the relevant authorities and work towards restoring these services. However, no refunds or compensation will be given for temporary loss of these services caused by weather conditions beyond our control. We strive to ensure the comfort and safety of our guests, and we appreciate your understanding and cooperation in these circumstances. Please stay informed about the weather conditions during your stay and heed all advisories and orders issued by local authorities. Your safety is our utmost priority. Noise Ordinance: It is illegal in the City of North Myrtle Beach to generate any sustained or repetitive noise, no matter the source, “that is audible beyond the property line between the hours of 11 p.m. and 7 a.m., when, in the opinion of the responding official, such noise is excessive, disrupting the peace, or disturbing the general public. Due to this noise ordinance, monitors have been installed in/around the house in efforts to resolve the noise violation before officials can be called. If warnings are disregarded officials will be called to intervene. Hours of Operation: Maintenance is available from 9 AM-5 PM EST. Please report all maintenance issues before 4 PM. Minor maintenance issues reported after 4 PM will be addressed the following day. Emergency Line: We have a member of our staff on call 24/7 for MAJOR emergencies. Emergencies include gas leaks, fire, lock out and whole-house power outages, air conditioner issues, water leaks. Liability Waiver: Owners and Managers of this property are not liable for loss, damage of property, injury to me or my guests during my stay on the premises. I hereby release, waive, discharge and covenant not to sue the owners of this property, its officers, staff, agents, or employees for any liability, claim and or cause of action arising out of or related to any loss, damage or injury, including death that may be sustained by me or to any property belonging to me arising out of use of the house or property. Preparation of rent agreement: This document serves as an agreement to rent for the specified property. All parties will execute the rental agreement no later than 48 hours of contract issuance. Other Agreement: No modification or changes to this Contract will be valid or binding unless in writing and signed by both Parties. BY BOOKING THIS PROPERTY YOU AGREE TO ABOVE RENTAL AGREEMENT
