Professionally Managed by Cozy In KC Guest access Guest will have access to the main level and second floor. The basement and third story is not available for guest use. The third floor is occupied by a long term tenant with a completely separate exterior entrance. There are no shared spaces and no interaction is required between the guest and the tenant. Other things to note Please note: A long-term tenant lives on the third floor with a private, exterior entrance. The guest space is fully private, and there are no shared areas. However, driveway access will not be available and only street parking is allowed. *PARKING - Due to the long term tenant’s use of the garage we do not allow use of the driveway. Street parking is available. *IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide reservations with damage protection of up to $1,500. This protection plan is $30 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $220 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $77/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date. (Not applicable for Airbnb stays) *MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property. *PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED. *PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations.) There is not a fenced yard at this property but the area is great for walking. *RENTAL AGREEMENT - We require the booking guest to digitally sign a rental agreement outlining all house rules once booking is confirmed. *CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in.
