Sit on your private balcony that overlooks the pasture where you can watch horses, pygmy goats, deer, donkeys, highland bull, and wild turkeys plus many more animals. Owned and operated by Pleasantly Perfect Rentals Relax and spread out in in a two story 3800 sqft well maintained home. Every one of the 6 bedrooms has been newly decorated with luxury bedding and is impeccably clean. There are three full baths to accommodate your family and friends. Enjoy the main level great room that overlooks our pasture while watching wildlife all around you. The horses will walk up to the home along their fence line. If that’s not enough take a dip in a full size year round HEATED indoor pool. Yep, no matter what time of the year you and your family can relax day or night in your own private 2 story indoor heated pool. The pool room hosts a dry bar, spiral stairwell to the upstairs great room, seating, pool floats, toys and many more pleasantries. The pool is heated to 82 degrees and can be increased for a fee. Fully equipped kitchen with a stainless steel stove, 29 cu stainless steel fridge, Stainless steel dishwasher, granite counter tops, full sets of dishware, glasses, and utensils. Two full sets of cookware and cooking utensils. The Kitchen also has a counter to sit at to grab a snack and an island to gather around. The great room has two full size always sanitized and regularly cleaned couches, wing chairs, a custom 15 foot long all wood dining table, and a large 65" LCD TV DVD Player with HDMI ports. The house is equipped with high speed Wi-Fi and smart TVs. The outside upper deck has tons of seating to enjoy spending time anytime of the day with your friend or family. Wake up and have a cup of joe while overlooking the horse pasture and the start of your beautiful day. Master Bedroom upstairs (main level): Large queen bedroom, pillow top queen bed, siting area, full bath with Jacuzzi tub, dresser, closets and window overlooking the horse pasture. Has a 32 inch smart TV Upstairs Bedroom 2 (main level) hosts a full size post bed and full closet. Upstairs Bedroom 3 (main level) The butterfly room hosts one loft twin bed, one bunk bed with a twin on the top and full bed on the bottom plus full closet, dresser, and a view of the grounds. 2nd full guest bathroom on main level. The Big House is perfect for friends getting together or bringing the family together for a wonderful relaxing vacation. While your on the farm enjoy spending time with our rescue farm animals. All are friendly and fun to interact with 2 horses, 2 pygmy goats, 2 barn kitties, chickens, ducks, geese, 2 donkeys, and a Highland cow! Its like having a petting zoo at your disposal. Children enjoy helping feed the animals daily. Our 17 year-old son does provide treats that guests have the option to purchase. We do accept dogs for a $150 flat fee per dog. No cats! The rental and property are treated for fleas and ticks. We also in between each guest have a crew that comes in with black lights to check over all carpet and floors for any pet accidents The day of checkout. Any areas are immediately sanitized and deodorized. The home is located out in the country. That means there are field mice. We do exterminate quarterly however The home cannot be hermetically sealed off. Our setting for your adventure is on our private 30 acres of a retired apple orchard nestled back in a private clearing. This means that at certain times of the year there will be stink bugs, asian beetles, and Lantern bugs as they are an agricultural pests. They are completely harmless and we do spray for them. ************************** The home welcomes a 6 person hot tub! In order to keep our rates low the hot tub is an add on fee. Rates for Hot tub differ due to length of stay. Cost. 2 nights $150 flat fee 3-5 nights $200 flat fee 6-8 nights $250 flat fee 9-11 nights $300 flat fee Renters must be 25 or older!!!! There is one other security camera that points at the chicken coop to keep them safe from predators. We use Minut noise monitor in the rental. It also detects smoke and marijuana. If you have made your reservation via Airbnb there has been no charge for security unless damage has been done. Owner will reach out upon departure if there is damage to review with guest. The owner with guest’s knowledge will do damaged items that need to be replaced. If the guest declines, the booking site will open a formal investigation where they will decide. If the booking site favors the owner, guest agrees to pay for damage. Any other cost incurred by Homeowner due to Guest’s stay. • If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. No refunds will be given post stay if guest did not inform the owner of an issue during the stay. A video of the rental is shot 15 minutes before the guest’s arrival for documentation. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded per the booking site’s stated refund policy for that rental. Zero refund for cancelations. 10. Insurance: We encourage all renters to purchase traveler insurance. We insure the rental via a special vacation rental insurance co. 11. We are more than happy to go above and beyond any other rental to ensure that. Exhibit A – Rental Rules 1. No smoking, vaping, or marijuana inside. Smoking only permitted outdoors, away from the home. $1,000 fine if broken. Monitoring devices are on site. 2. Only registered guests on the property. No parties or gatherings at the rental. This is not a venue of any kind. Ex. Hosting a dinner party for your family that is in for an event and they are staying elsewhere. Max guest count can never exceed 14. 3. Guests assume responsibility for accidents, injuries, or loss of belongings. Owners are not liable. 4. Keep property and furnishings in good order; return furniture to its original place. 5. Use appliances only for intended purposes. Do not overload dishwasher. 6. Pets only allowed with prior approval and signed Pet Addendum. 7. Park only in designated parking areas (not on grass or road). 8. No daily housekeeping. Towels and linens provided but not for makeup/mess cleanup. Bring extra if needed. 9. Septic system: flush toilet paper only. No feminine products. Guest responsible for damages. 10. No refunds for storms or road conditions. Travel insurance recommended. 11. Pets must be leashed at all times. (Chickens, goats, horses, and barn cats are on the property.) Goats roam free on the property. 4. Guest is responsible for cleaning up after pets. Doggy bags are provided. 5. Pets are not allowed on furniture. Evidence of pets on furniture may result in extra cleaning charges. 6. Pets must not cause damage or excessive noise. Guest is responsible for costs of damages. 7. Pets may not be left unattended for long periods, indoors or outdoors. They may not be left on porches, balconies, or to roam free. Sanitized crates are available. 8. Pets are not allowed in the pool. 9. Homeowner assumes no responsibility for illness or injury to pets or humans while on the property. Pleasantly Perfect Rentals Swimming Pool & Hot Tub Liability Waiver and Release Assumption of Risk I, the undersigned Guest, acknowledge that the swimming pool and hot tub located at the above property are not supervised and that use of these amenities carries inherent risks, including but not limited to: drowning, slips and falls, injury from other swimmers, equipment malfunction, electrical hazards, heat-related illness, infection, and unforeseen accidents. I voluntarily choose to use these amenities and accept full responsibility for my own safety and the safety of all members of my rental party, including minors. Release of Liability In consideration for being permitted to use the swimming pool and hot tub, I, on behalf of myself, my family members, guests, heirs, executors, and assigns, hereby: 1. WAIVE any and all claims, demands, or causes of action against Pleasantly Perfect Rentals LLC, its owners, agents, and employees (“Releasees”), arising out of or related to the use of the pool or hot tub, including claims of negligence. 2. RELEASE and forever discharge Releasees from any liability for injury, illness, death, or property damage incurred while using the pool or hot tub. Indemnification I further agree to indemnify, defend, and hold harmless Pleasantly Perfect Rentals LLC and its owners from any and all claims, damages, losses, or expenses (including attorney’s fees) brought by third parties arising out of or related to the use of the swimming pool or hot tub by myself, my guests, or minors under my care.
