By booking, guests agree to comply with this policy. - PET FRIENDLY STAY - Don’t leave your furry friends back home. We allow house-trained pets for a $150 per pet per stay fee. Please register your pets in the reservation in the section where guests are also registered. Please pick up any waste from your pets, particularly from the backyard. - NO PARTIES/LARGE GATHERINGS - We encourage you to enjoy our home, but please remember that only registered guests are permitted during your rental period. Starting from the seventh guest, an additional fee of $39 per guest per night will be charged. - ADDITIONAL BEDROOMS The fourth and fifth bedrooms will be opened for groups of 8+ and 10+ guests respectively, to accommodate their sleeping arrangements. - ENTERTAINMENT - All our smart TVs come with streaming apps like Netflix, Amazon, and YouTube. Feel free to log into your accounts. If you forget to sign out upon checkout, don't worry, we'll do it for you. - NO INDOOR SMOKING - Indoor smoking is strictly prohibited. A violation will incur a $500 fine. If you or any member of your group wish to smoke, please do so outdoors and ensure all cigarette butts are properly disposed of. - POOL AND HOT TUB - - HOT TUB CURRENTLY OURT OF SERVICE - Please note that the pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the pool is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. PLEASE NOTE that during the spring season, there may be an increase in non-harmful insects (such as beetles) and natural debris from surrounding vegetation that can occasionally enter the pool. We perform routine pest control and profesional pool cleaning service, however, some seasonal factors are outside of our control. Weather, including rain, may also affect water clarity. We will do our best to address any issues promptly with our pool staff. The pool technician accesses the area through the backyard gate PLEASE NOTICE THAT THE POOL AND KIDDIE POOL ARE NOT HEATED - LANDSCAPING - The landscaper goes once a week. - SECURITY CAMERAS - For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house. - HOUSE RULE VIOLATIONS - - PEST CONTROL - This home features a garden area. Even though our pest control service goes out to the home at least once a month, you might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors, such as spiders, ladybugs, ants, or even bees. These bugs are not harmful, and we promptly remove them if notified. We strive to keep the house clean and have monthly pest control measures in place. RSBM House Rules 1. Check-in time is from 4:00 p.m. onwards. 2. Check-out time is at 10 a.m. max. 3. We must be informed of the total number of guests spending the night and if there will be other guests visiting the property during your stay. 4. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. 5. No parties or events of any kind are allowed on the property. 6. We must be informed of all the cars that will be coming for your reservation. 7. All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden. 8. No smoking is allowed indoors. If a guest smokes indoors the monetary penalty will depend on the severity of the incident. 9. Smoking outdoors on the property is allowed. Please make sure all cigarette butts are thrown in the trash. 10. Drugs and inappropriate behavior are not allowed on the property. 11. Garbage is only picked up on the days in certain days by the city, we’ll let you know the night before so you may leave the thrash out from 7 pm onwards so it can be picked up at 7 am of the next day. 12. House-trained pets are allowed with a $100 USD fee per pet which is added to the reservation’s nightly rate. The number of pets you bring with you must be previously discussed and authorized by us. 13. Stained sheets or towels must be paid for to replace them.
