A total of 6 bedrooms: This listing is for all 3 properties You will enjoy a 17th-century cottage with 4 bedrooms on the first floor, an annex bedroom on the ground floor with its own front door and easy access from the main house, and a custom hand-made Shepherds Hut with a fully fitted kitchen, double room, ensuite, and lounge area. The grounds are in excess of 1.5 acres and we have a river running through the property + a long pond - unfortunately, not suitable for young children The space We are an English family, living in Chicago who needed a base for our English trips back which have become more frequent with aging parents. We fell head over heels in love with this house and how peaceful it is yet still accessible to so many areas. We bought the property in May 2022 and have spent time remodeling, decorating, and bringing life into our beautiful home. The property is 1.5 acres at the foot of the Blackdown Hills. We have 4 bedrooms upstairs with a family bathroom and a master en-suite. The Master bedroom has a Super-King bed and the 3 further bedrooms are double beds with kingsize duvets. All have plenty of space for you and your belongings. Downstairs there is a ground floor bedroom with its own shower and toilet. This is perfect for those with mobility issues as the stairs in the main house are steep! This annex room is where my Mum comes to stay in the Summer and at Christmas. She loves it - It has a smart TV, a large double bed, a small fridge for milk, and a hot water dispenser (no heavy kettle to worry about lifting!) The annex space was redecorated in the Summer of 2023 and new blinds completed the look. The view is of the raised rose garden. The access is via a back passage from the dining room with just a couple of steps to contend with, or you can use a separate main door to the outside. The Shepherds Hut is like a tiny home - a double bed, fully fitted kitchen, bathroom, and lounge with a LPG run faux log burner. The herb garden next door is a true delight to sit in. My in-laws love staying in the Hut - it has plenty of space with a bedroom, bathroom, kitchen, and living room. It also benefits from being so close to the river - open the double doors and the sound of the River Yarty is just wonderful! Inside the main house: The brand-new, bespoke kitchen has a top-of-the-range electric Aga but there is also an air fryer and sandwich maker for more basic cooking needs! The fridge is huge - plenty of space for champagne and wine! We have beams - The ceilings are low! My brother is 6ft 5" and can stand - just! There is an open fire in the lounge and a log burner in the kitchen. We have an 8-seater breakfast table plus a large round dining table with 8 chairs but we have squeezed 11 for Christmas lunch! There is a downstairs cloakroom, a family bathroom upstairs with both shower and clawfooted bath and a Master en-suite with shower and toilet and sink. The Master en-suite was remodelled in Summer 2023 with a modern Kohler shower and beautiful stone vanity sink as well as underfloor heating to warm your toes enough in the colder months! The outdoor space is peaceful and relaxing - we have a large stone patio with a solid teak table that sits 10 people. We have a brand new outdoor ping pong table which you are welcome to use with care. There is a tree swing where my 14 year old, with no computer to take up his time, sits for hours chilling out enjoying the peace and calm. (pls note I have just been told Sept 2023 that the swing has been broken however I have arranged for it to be fixed so fingers crossed this is resolved very soon!) Living in Chicago we have space - we don't have an English country garden! The 2 professional gardeners we have at Mill Leat are creating my dream and you get to share my dream! **Please note** We have OPEN WATER - a river runs to the side of the Shepherds hut and part of the gardens. We have also recently uncovered a long pond. Also: This property is hundreds of years old. It has a small step in the kitchen. We have taped the edges to make the step a little easier to see so please be aware. Historic homes come with their quirks and also need a little bit more love than 21st-century hard living! Because of these risks, I am restricting the age of children. Children aged 6 months to 4 years are not accepted. Guest access You have the whole 1.5 acres to relax in. We have 2 gardeners that work Fridays - They try to keep away from you as much as possible! Other things to note As to be expected with a house several hundreds of years old, there a few quirks!! We have low ceilings - my brother is 6ft 5" and can stand up in the kitchen and lounge but any taller and you may be stooping! We have steep stairs however we replaced the handrail after my Father who is 80 suggested that would be a good idea!
