Bring your own ATV or rent one locally to conquer thrilling trails with mountain views right next to the cabin. It's ATV paradise just steps away!! Other things to note - Must be 25 to rent, and the person booking must be present at the property during the entire stay. - For guest safety, 4 exterior cameras are installed, one at each exterior door (2 in the front, 2 in the back). None of these have a view of the hot tub. - No parties permitted, per Airbnb regulations. - Pets: Up to 2 dogs permitted pending approval, dog rules and dog fee. - No smoking or vaping of any kind. - No fireworks permitted. - Maximum occupancy: 13 adults and children. Exceeding the maximum occupancy results in additional charges and/or eviction without refund. - You will be required to sign a rental agreement, which will require you to upload your license. - Keep in mind that Broken Bow/Hochatown is a rural area, and while the cabin is wired for fast Internet, outages can and do occasionally occur. We cannot guarantee your Internet service or any services provided by the county. No refund for outages or less than optimal speed or content. - A starter supply of paper towels, toilet paper, bath soap, dish sponge, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, coffee, coffee filters, K-cup pods, firewood, and salt/pepper is provided for your stay. The kitchen is fully equipped. A washer/dryer is provided. The host provides towels and linens. - 1 small container of hot tub chlorine (to use after each use as directed). - The hot tub is drained and sanitized after every check-out. - Propane is provided for gas grills. Please clean the grill tray after use to prevent flare-ups. - Fireplaces are seasonal from mid-October to early May. (Dates may change if the weather changes early.) - This cabin is located in the forest, and it's common to come across various critters like chiggers, bugs, and other nature-loving creatures. Leaving doors open might invite some of them in, despite our efforts to manage the situation. We work with a professional pest control company to minimize encounters, but please note that refunds won't be provided for animal, insect, or pest encounters. - A $500 security deposit will be held on your card during your stay and released 5 days after your departure pending no damages or missing items. This is a hold, not a charge. This deposit will be collected via an Airbnb-approved third-party software. - Furniture and decor are subject to change without notice. - Please note that Alpenglow is in a forested area, and The Oklahoma Forestry Service sometimes enforces a burn ban in the area. Fines can be upwards of $1,000. Please check online for the current burn-ban status before using the outdoor firepit. - Hochatown is predominantly a rural area, so it has numerous dirt and gravel roads throughout. - Hochatown is a rapidly growing area, you may encounter construction in or around the area. Dog rules: 1. Guest must bring a crate, pet towels, blankets, rags, pet food, and any other items needed to care for the pet. 2. If you leave the cabin for any reason, your pet MUST be in a crate. They are not allowed to roam or be placed in a bedroom with a door closed for any reason while you are away. 3. Guests agree to promptly report any damages or “accidents” caused by pets. If damages are not reported and found by our management team, they will be documented, and necessary replacement or repair costs will be charged to guests. 4. Pets aren’t allowed in the hot tub. 5. Guests agree that the pet will not get on the furniture or beds or any bedding, including outdoor furniture and any and all blankets and towels. 6. Dogs must always be on a leash while on the property. 7. Guest agrees to clean up after their dogs and dispose of their pet's waste promptly.
