To ensure both comfort and energy efficiency (as the unit is older), the thermostat is adjusted by us through guest request. These gatherings are allowed with clear communication and adherence to the following guidelines once approved by homeowners: ✔ Gathering Fee A gathering fee is required for any event or group outside of the reservation.This fee starts at $250 and may increase based on the total number of attendees and last minute requests . This will cover use of the amenities and supplies provided. ✔Time line: 5hrs max ✔ Quiet Hours: 10pm-7am ✔ Trash Disposal:Guests are responsible for removing all trash from the property before checkout related to your gathering. An additional fee may apply if: • Trash is left behind • Bins are overfilled • Trash is placed in the incorrect bins (e.g., recycling or green waste) ✔ Parking: Ensure all guests park in designated areas. Please note, we do not host multiple gatherings in a reservation unless approved upon booking. This home, lovingly maintained for over 50 years, retains its original 1950s charm with vintage faucets, windows, partial wood flooring, and an old-school AC unit. It has some old touches—imagine staying at your beloved grandparents’ house for a vacation in this suburban neighborhood. It’s a charming space that welcomes the right kind of guests🌳✨ Guest access Full access to the whole home minus the garage. Direct, unrestricted access to a canal and dry sauna on the property. RENTAL AGREEMENT By booking this home, guests agree to review and sign our standard rental agreement — confirming their email and phone number — prior to check-in. The rental agreement is provided through our property management system, Hospitable, and simply confirms the home’s policies, house rules, guest responsibilities, and expectations for the stay. Your Airbnb reservation and reservation payments remain entirely within Airbnb; the rental agreement does not replace or modify Airbnb’s Terms, policies, or cancellation policies. PETS This is a dog friendly property, there is a pet fee per pet (limit 2), per stay. Please keep your pup off the furniture (including the couches, chairs, and beds) and pick-up any poo sculptures. Please be sure to clean up after your pets to avoid additional charges. $10 per each sculpture if left behind. SECURITY There will be no parties, pow-wows or gatherings in this home. Any unauthorized guests are not allowed. All communication must come to the hosts. This home is monitored by audio/visual through cameras on the exterior of the home. There is a smart sensor as well within the home to monitor noise/smoke/CO2. If guests are found to be in violation of any house rules with any cut off communication or disconnecting security systems including WIFI , there will be a security team deployed to the home to escort all guests out. This will come with a $1000 fee on top of any damages that would likely be charged. Strict $500 fee for any smoking anywhere on the property, inside or outside. We sincerely appreciate all of our guests and do not see this happening, but we have been hosts for a while and some have a knack for breaking rules even though they are clearly stated. FIRE PIT Use of the fire pit with adult supervision. Ensure all knobs are turned to off once complete. SAUNA Dry sauna is open for use for adults only with guidelines to follow for your health and safety. There is to be no drinking prior or during sauna use. No children allowed, no smoking or vaping allowed, no nudity. No children are allowed in dry sauna. SMOKING Strict $350 fee for any smoking anywhere on the property, inside or outside. It is the lead booking adult's responsibility to ensure this is followed. KAYAKS Kayaks are available with a $75 rental fee and signing of liability waivers. Code will be provided to access these at time of check-in. Please visit our website to process this transaction shared in welcome messages. PARKING Guests will have access to the whole house and drive way. Ensure no cars are blocking sidewalks/walkways in the neighborhood. Also, no parking on small street curbs. Please ensure all cars are adequately parked so it doesn’t become “the Air Bnb” home in the neighborhood with a bad rap. We love our neighbors and want to ensure their homeownership experience is not affected negatively in any way. TRASH If a large gathering creates excess trash within a one week time period. There will be a $100 excess trash charge. We really don't anticipate this happening. We have some guests that do a great job breaking down their boxes and some guests don't, which fills up the bins very quickly. We encourage all guests to be respectful of the space so the house doesn’t fill up with excess trash. This will be assessed during check out. ETIQUETTE No shoes are allowed inside the house, this keeps the property in great condition for the owners We have provided feminine sanitary products.
