Set over two floors with amazing spacious rooms and fast reliable BT fibre broadband throughout, this property offers ample living space for family/contractor groups to enjoy and offers great open plan aspect lounge diner, outside patio area with outside table and chairs. NOTE: Unlike many serviced accommodation we have central heating controlled by room thermostat 100% guest controlled to maintain a cosy temperature, NOT ones which switch off after 2 hours so places can get very cold when going out of the place for a few hours or every night. To help guests appreciate the spacious living space afforded by this home a detailed description is provided below. From entering the main entrance, the front door (with thumb turn inside lock for fire escape purposes, into Fully equipped newly renovated kitchen with brand new washing machine, dishwasher, fridge/freezer. Loads of built-in storage cupboards. Spacious bright lounge diner with window to allow light to flood in. With TWO large comfortable luxurious leather 3 seater sofas and side table, brand new 43" Hisense smart TV with NETFLIX, etc for relaxing evenings in Upstairs: Bathroom: Clean, crisp and modern newly fitted bathroom with mains fed rainfall power walk in shower, wash hand basin, wc, towel rad, and enough fluffy clean towels for everyone. Bedroom 1: Spacious bedroom - Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, beautiful large built in triple wardrobe so heaps of storage space. Bedroom 2: Spacious bedroom - Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, clothes storage. Bedroom 3: Spacious bedroom - Double bed with brand new Silentnight Zone 3 memory foam mattress, bedside cab/lamps, clothes storage. Outside: There is ample on-street parking to the read of the property. The immediate neighbourhood In a really quiet private street yet less than 15 minutes drive to the beautiful seafront; beaches & parks, bars, and restaurants, etc. Sunderland and Newcastle city centres a short 15-20 minutes or so drive or similar on public transport. Ample shops nearby, local mini supermarkets open till late, Boldon ASDA is a 2 minutes drive away. My guarantee. Please contact us with requirements before booking. All guests get my personalised guide to the area to ensure that you get the most out of your trip. Guest type: The property is strictly not for events/parties (unless by agreement with myself), or for guests who will not respect my neighbours, specifically in terms of noise. Strictly no events (I.e. photoshoots, etc unless by prior agreement). I have lovely neighbours who help me with the property and are my friends. Please do not book if you are not confident that the whole occupants will keep to this throughout your stay. If there are noise/antisocial issues guests will be removed. Entry: Strictly only persons booked into the property are allowed in unless by agreement with myself. Check-in: Please note we use a self-check-in service which allows a good level of check-in for guests arriving late. Although I do try to meet guests whenever possible please note it is not policy to greet guests on arrival but I always ask guests to contact me once they are into the place and to confirm that everything is to their satisfaction.
