Grooms Barn at Cwmhir Court nr Hay on Wye

This stylish place to stay is perfect for a small family or couples wanting to explore the Welsh Borders or Herefordshire Countryside. The historic book town of Hay on Wye is a short drive away, or adventurous walk across the fields with a four legged friend. Grooms barn is open plan downstairs with a kitchen, living area with wood burning stove and a separate dining area with doors front and back to enclosed gardens. Come and explore the countryside from our cosy barn. The space Grooms is open plan downstairs, with the entrance door opening into the kitchen and lounge. The lounge has plenty of seating and is bright and airy, a wood burning stove is available for guests to use, with a basket of wood provided for cosy evenings in. There is an extension to the property allowing for a separate, but not enclosed dining space, with external access to the small rear garden. Off of the kitchen is a small downstairs toilet with a washing machine available to use. Grooms barn has a fully equipped kitchen. The fridge is integrated and only has a small freezer compartment in the top, please be aware that we don’t have a dishwasher in this property. Upstairs has a king bedroom and a twin room, with two single beds. The bathroom has modern fixtures and fittings with a shower over the bath. Outside, the main garden is to the front of the property but is fully enclosed and private, with a lawn and a cobbled patio area with BBQ, table and chairs. during the summer months lavendar and honeysuckle is in bloom. To the rear of the property is a smaller garden which can be accessed via the dining room, access can be gained to this garden from both inside and outside. The property has an attached neighbour, who is a resident so we would ask you are respectful of them during your stay. Parking is directly outside of the property. Grooms Barn is part of a wider complex of Barn conversions and Converted Silos predominantly made up of holiday lets, there are two private residents and we would ask you to be respectful of those and drive carefully on and off of the site. We do have a private dog walking paddock on site, which can be accessed by any of our guests during their stay. Guest access You have private access to the whole property. You can walk through the grounds of the Barns complex and sit near the pond but please be respectful of the private gardens of the other properties and guests on site. If you are bringing a furry friend there is a dog walking paddock available for our guests to use, so we would ask that when walking through the complex, dogs are kept on their leads as some of the other gardens are not fully secure.
