Its original farmhouse has been extended and updated over recent years, so now it’s a comfortable family home, a beaut mix of old and new. The bungalow is set back from the road. The long driveway leads to a double carport for undercover parking. There are 3 large bedrooms available for guests. The master bedroom has a Queen bed, two seat lounge, reverse cycle airconditioner, ceiling fan, valley views and access to the verandah. Bedroom 2 has a Queen bed, ceiling fan and french doors to access the verandah. Bedroom 3 has a Queen bed, ceiling fan and open fireplace. The family bathroom has a shower, bath, toilet and vanity unit. The shower room/laundry has a shower, toilet, basin and washing machine. There is a modern open plan living/dining/kitchen as well as a charming sunroom overlooking the gardens, perfect for some quiet time with a good book. Smart TV, Foxtel, Netflix and Wifi. Two undercover outdoor areas - a verandah at the front and a deck overlooking the pool. Please note that the house has internal steps - 2 between the hall and master bedroom and 1 between the third bedroom and sunroom. Guest access Free access for our guests except for the following Fourth bedroom (office) Bedroom dresser drawers and storage cupboards As this is our family home, we will be making space in our wardrobes for guests’ clothes. Other things to note Arabanoo is in a charming rural locality. Nearest pub, petrol, butcher, milk and bread supply are at Nemingha (6 mins drive). 5 minute drive to Festival bus service at Nemingha. There are neighbouring farming properties. You may hear a tractor in the distance, a mooing cow and definitely lots of birdsong :) We have 3 pet ducks in a secure pen.
