QUIET HOURS 10:00 PM – 10:00 AM, mandated by the City of Asheville noise ordinance. This is a legally binding municipal regulation strictly enforced — violations may result in a $250 fine, loss of security deposit, and immediate removal without refund. SMOKING No smoking inside. Outdoor smoking only — away from open windows and doors. Indoor smoking: $250 fine + loss of deposit + professional cleaning costs. PROPERTY CARE • Do not move or rearrange furniture. • Showers: keep curtain liner inside the tub at all times. • Toilets: toilet paper only — no wipes, feminine products, or trash. • Restricted items: no candles, confetti, glitter, or hair dye. Fee: $200 + damage costs. • Biohazard cleaning (vomit, urine, blood, feces): $250 fee. Unsanitizable items replaced at guest's expense. • We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests. • We cannot offer refunds for power, internet, or cable outages beyond our control. TRASH Bear proof trash bins are located in the backyard next to the garage. Please ensure they are completely closed after place garbage inside. There is no routine pickup, our cleaners will collect it after checkout. WHAT'S PROVIDED Dishes, cookware, linens, and 2 bath towels per guest. Starter supplies: paper towels, dish soap, 2 dishwasher pods, 2 laundry pods, trash liners, hand and face soap per bathroom, and 1 roll of toilet paper per bathroom. Pet-Friendly Transparency We love hosting dogs, and our cleaning team works hard between stays. Still, pet hair can be sneaky — despite fresh linens every visit, you may occasionally spot a stray hair. If that's a dealbreaker, we totally understand and recommend finding a non-pet-friendly rental. If not, we can't wait to welcome you (and your pup)! Steep driveway. Parking is tandem for 2 vehicles. Use your parking brake. Not ideal for low-clearance vehicles or drivers who aren't confident on grades. Mountain weather. Storms can occasionally disrupt power, internet, or cable. These are usually brief, but we recommend bringing a backup plan for remote work. We can't offer refunds for outages. Rural quiet. You're 8 miles from downtown Asheville — close enough for easy trips in, far enough to actually hear the birds. Rideshare is available but not always instant. Full-size refrigerator (no built-in ice or water dispenser — a Frigidaire bullet ice maker and Brita water pitcher are provided. Showers: Please keep the curtain liner tucked inside the tub — it prevents water damage. Toilets: Flush only toilet paper. Even "flushable" wipes, feminine products, and cleaning wipes cause issues on our septic system. Starter supplies are travel-size. You'll find a day or two worth of paper towels, toilet paper, dish soap, laundry pods, and hand soap. For longer stays, plan to restock as needed. Personal care items are not provided. Before You Check Out Please do a final sweep for personal belongings—medications, souvenirs, kids’ toys, and favorite blankets. We’re unable to retrieve, store, or ship any forgotten items.
