Before arrival, the primary guest will need to complete a brief registration form, which includes ID verification and a $1,000 security hold. This is not a traditional deposit—it’s simply a temporary authorization, not a charge. Prefer to skip the hold? You have the option to purchase a non-refundable damage waiver instead, provided by a third-party insurance company. The waiver is $50 for stays up to 10 nights, plus $2 per additional night beyond that. Completely optional, and totally up to you. Guest Agreement Summary – W Luxury Furnished Rentals By booking, you agree to the following terms and are responsible for sharing them with your group. House Rules Primary guest must be 25+. No unapproved guests, pets (unless approved), glitter, candles, hair dye, or smoking indoors (may smoke outside) Parties are strictly prohibited. Entry will be denied without refund if a party is suspected (outdoor cameras present). No subletting or using the property for illegal, unsafe, or commercial purposes. Keep the space clean, safe, and respectful. Occupancy & Access Do not exceed the agreed-upon guest count without approval. Non-family groups (e.g., fraternities, school groups) must be pre-approved. The owner may access the property for inspection or maintenance. Refunds follow the Super Strict 30 policy: Cancel 30+ days in advance to receive 50% of the nightly rate and cleaning fee. Travel insurance, damage protection, and admin fees are non-refundable. Security Deposit A $500 hold is placed on your card 2 days before arrival. If there’s no damage beyond normal wear and tear, the full amount is released within 2 days of departure. Charges may apply for excess cleaning, missing or damaged items, or misuse of amenities. For stays over 28 days, utilities are capped at $300. Any overages will be billed to the guest. Amenities & Usage Pools, jacuzzis, and hot tubs are serviced before your arrival. No pets, glass, oils, or foreign substances allowed in hot tubs or pools. Misuse may result in added cleaning fees or early termination of your stay. No Refund Policy No refunds for early terminations or inoperable amenities (e.g., appliances, hot tubs, pools, elevators) or issues outside owner control (e.g., weather, outages, construction, evacuations). The owner will make reasonable efforts to resolve any concerns during your stay. Lost & Found Lost items may be returned at your expense. Items not claimed within 30 days may be discarded. Mail delivery is not permitted; guests may not use the property mailbox. Pets Pets are only allowed with prior written approval. Unauthorized pets are grounds for immediate eviction without refund. Recreational Activities & Liability Use of recreational equipment (e.g., bikes, water gear) is at your own risk. Guest assumes full responsibility for all activities and the actions of anyone they invite. Owner is not liable for injuries, illness, or damages unless due to gross negligence. Liability Waiver Guests agree to hold the owner and affiliates harmless for any accidents or injuries on the property, including those related to amenities or outdoor activities. All activities are voluntary and at your own risk. Governing Law This agreement is governed by the laws of the state and county where the property is located. Legal disputes must be filed in the same jurisdiction. Termination of Agreement Any breach of the agreement may result in immediate removal and forfeiture of all payments. Acknowledgment By booking, I confirm I’ve read and agree to the rental terms above. I accept full responsibility for myself and my group and agree to return the property in the condition it was received.
