Welcome to my apartment on Avenue de la Mandallaz in Annecy! Going abroad for an indefinite period, I rent this small cocoon located 1000 m from the lake and 400 m from the train station. The location is ideal: everything can be done on foot. If you arrive with a car, the parking space and proximity to the highway are a real plus. I just completed renovations in 2022. You will therefore enjoy a refurbished apartment, with all the comforts you need! The space - Refurbished T2 of 43 m2 - Direct access to the outside - Secure private overhead parking (attention ht 1.80 m maximum /tight ramp so short vehicle recommended - or good driver - as an example a Renault Kadjar passes but twice) - 11m2 bedroom with double bed 140x190 and closet. - En-suite bathroom with a walk-in shower - Very bright living/kitchen of 26m2 with American kitchen, closet and sofa bed. - Separate toilet - Fully equipped: washing machine, dishwasher, Senseo coffee maker, induction stove, oven, TV, fiber internet... - 1st floor apartment with elevator, also accessible directly from the overhead parking located on the 1st floor - Closed shared bike storage in the building Guest access You will have access to the entire apartment as well as the common areas of the condominium (garbage room, bicycle room, elevator, parking). Other things to note House Rules: Although we trust you with full confidence, due to some past incivility, as well as bad experiences with disrespectful guests of the places, furniture and simple rules of how to live, we must remind you of our house rules in order to be covered by platforms in case of problems: 🔇 NOISE: Parties and events are STRICTLY FORBIDDEN! Due to intolerable excesses, we will be uncompromising on this point in particular. => Failure to comply will result in termination of the immediate rental without a refund. We would not hesitate to contact the police, without delay, in case of night noise! Noise after 10 p.m. (lively discussions, music, footsteps, shocks,...) is not tolerated. You must be discreet and respectful of our neighborhood for the duration of your stay whether in the accommodation, on the terrace or balcony if the accommodation has it and in the common areas. 👪 GUESTS: No additional people can be accepted unless otherwise agreed. Guests are prohibited. We reserve the right to check at any time during your stay that this rule is respected. The person who booked must be present for the entire stay. NO 🚭 SMOKING: It is STRICTLY FORBIDDEN to smoke in the apartment. Failure to comply with this point will result in an additional cleaning fee of 200 euros to cover dry cleaning costs and compensation for the following guests. 🐶 PETS: Although we love them very much, we do not accept pets so that people with allergies also have a good stay. Failure to do so will result in an additional cleaning fee of 200 euros to cover a dry cleaning fee 💫 HOUSEKEEPING: The cleaning fee includes all the important management of linens (linen provided, beds made upon your arrival for your comfort) and a more thorough overall cleaning of the apartment (dust, windows, floor etc...). When you check out, we expect the listing to be: - left tidy as on arrival, - that all garbage cans are discarded, - the fridge empty, - kitchen items (ex: refrigerator, oven, hobs, coffee machines, toaster, ...) are left in a proper state of cleanliness. - Dishes clean and tidy. - hit the floor if the latter is particularly dirty. Ǐ CHECK-OUT TIME: Please respect the checkout time indicated in the listing, for each time slot exceeded, €50 will be requested. Understand that the management of rotations is complex, and that tenants who do not respect the pre-defined hours greatly impact the organization of our day.
