I'm Lora, the owner and the host of this short-term rental. Welcome to my contemporary three-story townhouse in the 4th & Gill neighborhood of Knoxville, Tennessee. Please review all important information I have written prior to booking. 💰💰💰💰Enjoy savings on longer stays. Long term stay discounts apply on 5+ nights when booking. ✅Space & Floor-Plan Description: This modern 3-story end-unit townhouse, designed with comfort and style in mind! Layout Overview: ➡️•1st Floor: Relax in the cozy living room, cook in the well-equipped kitchen stocked with basic utensils, and enjoy the convenience of a half bathroom. ➡️•2nd Floor: This level features an open-concept bedroom with a king-size bed, a full bathroom and a laundry room. Please note: this bedroom does NOT have a door—it’s an open space that all guest can walk through spaces openly. All guests will share this 2nd-floor full bathroom and it is accessed by walking through main bedroom. ➡️•3rd Floor: Upstairs is a cozy open loft with two twin beds and access to a balcony offering a bird’s-eye view of the historic neighborhood. There is NO bathroom on this level, but guests can easily access the 2nd-floor bathroom. Like the 2nd-floor bedroom, this loft is open and does NOT have doors. All guest can walk through spaces openly. ‼️Important considerations: 1️⃣•There is one full bathroom on the 2nd floor and one half bath on the 1st floor. 2️⃣•There is NO restroom on the 3rd floor. 3️⃣• This is a three-story home with stairs and some narrow doorways. It may not be suitable for guests with mobility issues or families with very young children. 4️⃣• The home features an open floor plan on the 2nd and 3rd floors. The bedroom and loft areas do not have doors and all guests can walk through the spaces openly. 5️⃣• Guests staying in the 3rd floor loft will need to walk down to the 2nd floor to use the bathroom. 6️⃣•Please note: There is no separate hallway to the main bathroom. It is located inside the main bedroom on the second floor, so all guests will need to walk through the main bedroom to access the bathroom. 7️⃣• Outside City Noise. You may hear a train during your stay. There is a railroad a couple blocks away. The townhouse is adjacent to Interstate Highway 40 & you will hear traffic noise. There’s a banquet hall down the street that occasionally hosts events on weekends. You may hear some noise like music or crowd chatter when those events are happening. It doesn’t occur every night, but I want to mention it so you know what to expect. I do have sound conditioners in the bedroom and in the loft. ✅Amenities & Comforts Provided: *️⃣• Blackout honeycomb shades on every window for privacy and light control *️⃣• Free Wi-Fi *️⃣• Roku TVs in the living room, bedroom, and loft — all guest beds have a TV within easy view for relaxed, comfortable streaming *️⃣• Stream your favorites by logging into your personal accounts (no paid cable or streaming subscriptions provided) *️⃣• Keurig K-Duo machine: Brew a single cup (K-Cup) or a full 12-cup pot with ground coffee *️⃣• Regular & decaf K-Cups and regular ground coffee provided *️⃣• Individual coffee creamers, sugar packets, and alternative sweeteners provided. *️⃣• Electric kettle with tea bags provided *️⃣• Iron & ironing board *️⃣• Hairdryer *️⃣• Shampoo, conditioner and body wash *️⃣• Washer & dryer with laundry detergent *️⃣• Towels, toilet paper, Q-Tips, cotton pads, floss picks, and makeup remover wipes *️⃣• Outdoor seating for 4 people *️⃣• Free parking on-site ✅The neighborhood: "4th and Gill" is a historic neighborhood in Knoxville known for its Victorian and Craftsman-style homes. It's a diverse and vibrant community with tree-lined streets, local businesses, and a sense of community pride. The neighborhood hosts events like the 4th & Gill Tour of Homes, showcasing its unique architecture. ✅Where to park your car? ➡️This townhouse features a convenient parking setup with 16 free spots located behind the unit, available on a first-come, first-served basis. This ensures easy access to parking spaces just steps away from the townhouse. ➡️If no spaces are available, there’s plenty of free street parking in front of the townhouse. Guest access Guest will have access to the entire 3 story townhouse. There is an owners closet on the 3rd floor that will be locked. The townhome is well insulated and has dual window panes to muffle some of the noises. ✔️Open Floorplan: -The 2nd floor bedroom is an open bedroom with no doors. The 3rd floor loft is an open loft with no doors. Guest can walk through spaces openly. ✔️Restrooms: -There is 1 full bathroom on the 2nd floor and there is a 1/2 bath on the 1st floor. There is NO restroom on the 3rd floor/loft. All guests will share the 2nd-floor full bathroom. It is accessed by walking through main bedroom. ✔️Requirements for staying at the property: 1. Please message me ALL the guest(s) 1st and last names when making your reservation & the guest who is booking the reservation will need a clear profile photo. The guest booking the reservation must be staying at the property. 2. Legally, we can only have 4 people staying overnight. 3. Review the open floor plan & restroom before booking. 4. Please review cancellation policy before booking. 5. Read the house rules & safety considerations prior to your reservation. 6. Guest must climb stairs and may not be suitable for individuals with mobility issues or young children. 7. I do not have child proof features in or around the property. 8.Homeowner's Disclaimer of Responsibility: This residence is privately owned, and the Homeowner shall not be held liable for any accidents, injuries, or illnesses that may occur while on the premises or utilizing its facilities.
