Sunny 2nd floor studio near downtown. Wood floors w/ area rugs. 1 block to UNH Law Center & 2 to White Park. Near Concord Hosp, Dartmouth Hitchcock & NH Hospital. Safe, quiet neighborhood. Close to laudromat & good coffee shop. Downstairs apt occupied by family member. Many amenities. House manual in studio w/ additional info below. Not a law student rental. Guests must have multiple verifications including govt ID. NOTE: long term rentals <28 days have different AirBnB rules. The space NOT Accessible for ADA since there are stairs to the studio, no guide animals, nor hearing impaired aids - sorry, but it's been our home for 30 years. We ask you to wear our "blue booties" over your shoes to protect the newly finished wood floor or go stocking-footed. The sleeping arrangement is queen size, with a memory foam mattress. The sofa shown next to the sleeper sofa is not a sleeper sofa and not suitable as a sleeping arrangement. Modern kitchen was gas stove, fridge, dishwasher, granite counter tops. Private bathroom - no tub - inside the apartment. There is a TV with a roku but no cable. We have good wifi so you should be able to stream from your own devices. We do close/lock off parts of the apartment that hold our personal items. Please note: although the house has been renovated, this house was build in the late 1800s and this may not be everyone's "cup of tea" - character vs cooky-cutter. This summer we began some maintenance around the entire property. Some projects have run into delays that will continue through your proposed stay. They will not affect your living space but will affect the yard. For example, our driveway needs repaving but it turns out that there are zoning issues that need to be resolved. A shed at the back of the house needs maintenance so a soft side storage unit was put up to store the items around the maintenance. And while it isn’t maintenance related we discovered monarch butterflies in a garden bed that went wild. Given the decline in the butterfly population, we decided to keep the garden bed in the state that brought the butterflies – wild. This may not be a traditional urban situation but we are not traditional when it comes to our environment. Guest access You have access to the whole upper floor studio apartment. We occupy the entire apartment the time NOT listed on the airbnb calendar Your private entrance is the front door, through the porch, into a shared foyer (the lower apartment entrance is in the back, but a secondary entrance is into the foyer) and up the stairs to the private studio entrance. The 2 porch and front doors have digital locks and the code will be send several days before your arrival. Each door also has a "deadbolt" lock that can be locked for nights but doesn't have a key so CANNOT be locked when you are out. Other things to note Pets Sorry no pets. Kitchen Feel free to use the stove, refrigerator and dishwasher (see info on hot water and the 1-hour wash is usually enough for cleaning and not over using water). Dishes, silverware, utensils, cups and glasses etc. are in the cupboards. Pots and pans are in the rolling cart as well as the drawer of the stove. Although there are kitchen facilities available, we have recently encountered guests who have used them in ways we didn’t expect and have caused additional cleaning time and/or complaints from the guests coming in after these situations. Therefore, we must implement the following house rules: •You may not cook any foods with extreme odors, such as fish, broccoli, curries, etc. The foods listed are only examples and require that you use your judgement to extend the list to any foods that will leave an odor in the property for more than an hour or two. When cooking food, you must be sure that you turn on the stove vent, and if necessary and possible, open windows, etc. •You may not cook large quantities of food for your upcoming travels. •You may not stir fry or fry foods in such a way to cause splashing of grease on any nearby surface. •If there are any extraordinary circumstances regarding food preparation, you must contact us with a full explanation for our permission. If your stay causes excess cleaning time, over and above the average, 1 hour, you will be billed for that cleaning time through AirBnB. We will explain why the charge is being issued, but you must agree to pay it. You cannot decline the charge even though AirBnB will allow you to do that. The reasoning for this is that the time it takes us to involve AirBnB in any situation triples the amount of time we must spend working out the situation. The net result: our rental prices increase to cover our administrative costs and you pay more for a few thoughtless guests. Over Stove Vent Unfortunately, the vent alone is not strong enough if you are grilling steaks or other high smoke items. The fire alarm WILL go off when it gets smoky. You can pull the curtain we have hung between the living space and the hall (where the smoke detector is located) to the bathroom, open the windows and doors to generate additional circulation; cover the item with a lid; and keep the heat level a little lower. If the smoke alarm does go off, use the step stool near the refrigerator to press the “reset” button on the unit. Once, several years ago, the smoke detector went off and when we researched it with the city code department, they say it is common for this to happen when there is a strong wind that contains dust. Or when there is nearby construction generating dust. If the detector does go off, use common sense, listen to the talking message the detector issues, and if you sense danger, leave immediately and call the fire department. They have assured us they would rather have a false alarm call than come "too late". If it seems to be safe, reset the alarm as above. Hot Water Hot water comes from an on-demand water heater in the basement and takes a while to reach this level of the house. Therefore, turn on the shower and let it run a bit before you step in. We have glass bottles, pictures, etc in which we collect that water for making coffee, tea or rinsing items. Turn on the hot water in the kitchen sink and get hot water before you turn on the dishwasher (which will clean in the 1 hour cycle if the water is hot enough). Water, in General Please treat water as the precious resource that it is. Coffee and Breakfast To make a full pot of coffee, use 1 cup of ground coffee, which is stored in the cupboard near the coffee maker . For breakfast, there will be various items available, in one of the cupboards, that might include oatmeal, breakfast biscuits or other pastries. Candles and Emergency Lighting Please do not burn any candles at any time since they are both a fire hazard and cause aroma and smoke particles that may be offensive to other guests. There is a lantern in the main room that will turn on automatically if there is a power outage. On low level, the lantern battery should last 6 hours or so. Issues We repeat – if there is ANYTHING that needs attention upon your arrival, or during your stay, you must contact us immediately. Anything deemed to be broken or missing during your stay may be billed to you as above. We will explain the charge to you, but you may not decline the charge. Any additional time spent having someone explain or help with processes already explained in the house manuals will be billed to you at the rate of $50/hr. These charges will be explained but they cannot be declined. Blue Tooth Speaker A blue tooth speaker is available. Please keep it quiet in the late evening (after 9 PM-ish since the downstairs tenant works construction and gets up very early in the morning.) Bathroom Ventilation and lighting The switch plate just inside the door has 3 switches to the light, fan and heater in the ceiling – the 1st is the light; the middle is for a fan only; the last is for heat and fan. After your shower, turn on the middle switch to help bring steam out of the bathroom. It may take as long as a half an hour to ventilate completely. After your use it, the shower has a squeegee for you to remove excess water, if you want to help keep it as fresh as possible for the next guest. We will of course scrub it down after you leave, but this will help with the ventilation of moisture. Put any wet towels, etc on the shower floor when you are leaving. Bathroom Cooling Fan There is a free-standing fan next to the sink if you want it. Just turn it off when not in use. Trash, Recycling and Reusing The trash is under the sink. The pull-out drawer between the sink and stove holds 2 recycling bins (since we hope you recycle as much as we do). Trash in Concord, NH, is Pay-As-You-Throw, so all trash must be put out in purple trash bags, located in the drawers under the microwave. Recycling goes into the yellow buckets in next to the tin shed in the back yard. You can leave the recycling in a white trash bag on the porch if your departure date is not near a Tuesday. Trash and recycling pick up is on Tuesday. Air Conditioner The curtains next to air conditioner must be kept tied and away from the front of the air conditioner. The air conditioner, as it turns on, is a big draw on the electricity so we turn it on to Normal Fan/Quick Comfort to get it started and adjust it after a couple minutes. Damage/Theft Claims A damage or theft claim must be submitted either 14 days from the guests check out or before the next guest checks in, whichever is earlier. Therefore, please be accessible with 24 hours or so to resolve any issues that may have arisen when the cleaning crew takes care of the studio. Restricted Areas The ends of the hall way (past the bathroom and past the entry door) are private and not accessible to our guests. There are 3 locked doors in the hallway that are private. Some of the tall cabinets/cupboards along the entry to the main living space are also private. The porch and the foyer is available only as access to the rental unit upstairs. Works in Progress Although the rental unit has been recently renovated, the porch, house siding and other items are still “works-in-progress”. As a result, some items are stored in sheds and shelters in the back yard. We apologize for their appearance as we continue our house renovations. The Yard Our yard may not be what you are used to: our priority is water conservation along with butterfly habitat protection. So we don’t cut our grass often, we let wildflowers and plants grow, and we especially protect milk-weed plants, which are often destroyed in urban areas, for butterflies. The yard is essentially for use of the down stairs tenant and us when we are at home. The exception is the parking spot you can use. The Indoor Plants The housekeeper will water and care for the plants in the studio, so you don’t have to do anything, except enjoy them. The spider plants are at least 36 years old. Floors When this space was renovated recently, we had the wood floors sanded down and refinished. At that time, we were told that was the “end of the road” for this process – any more sanding would cause the old nails to be too high. Therefore, we ask that you treat them with great loving care: don’t move furniture, don’t drag luggage across it, and remove shoes with grit, rain or other outside elements as you enter. There are non-slip socks and "surgical booties" at the entry for you to use. At the end of your stay, throw your non-slip socks into the laundry in the bathroom. Digital Deadlocks To open the outer doors, enter the code given you (it will be changed after each tenant) and press the lock icon. To lock the doors from the inside, simply turn the lever on the digital lock and in the door knobs. To lock the door as you leave, press the lock icon and wait to confirm the red warning lights and beep don’t sound. If it doesn’t lock completely, make sure the door is shut tightly, or lift and move the door knob to create complete closure. Upper Door Key For your additional security, we have a keyed lock at the top of the stairs into the Studio. The key is kept under the carpet of the final steps. Please return it if you use it, although we never lock it when we are at home. No Smoking or vaping No smoking or vaping anywhere on the property and do not throw cigarette butts on the street. Quiet Time and Guests Quiet time is from 9 PM til 6 AM since the downstairs tenant (our son) works construction and is an early riser. No parties. No overnight guests. Parking The parking space available is the one under the basketball frame (which doesn’t have a back board attached currently). The crack in the surface of the driveway, to the right as you face the basketball frame, is the boundary of the neighbor’s driveway. Please park so that both the neighbor can open their driver car door and you can open your passenger car door. Fire Escape We are very aware of emergency evacuation since we volunteer in a large public theatre, where getting patrons out is our responsibility. So, we believe “better safe than sorry” even in our own home. In addition to the main entrance, the window next to the air conditioner leads to a porch roof. Although there is a large drop to the ground from the porch roof, it will get you out in an emergency. The bathroom window also leads to a porch roof, although this window is smaller and more awkward to exit from. At the End of Your Stay Please: 1.Make sure the locks are secure when you leave. 2.Make sure all burners on the stove are off. 3.Shut all windows. 4.Make sure you have all your belongings, since there will be a charge for shipping them to you. 5.Make sure all faucets are not dripping or running, since New Hampshire may still be in drought status. 6.Leave us a note regarding anything that needs fixing, suggestions, or compliments.
