Porch + deck to enjoy sunrise + sunset! The space Two-story, three-bedroom home with walk out basement. Front and back decks to enjoy beautiful views, relax and unwind. Modern kitchen with gas stove, pantry with coffee bar. 1st floor full bathroom with soaking tub (tub + toilet/sink). 2nd floor full bathroom with shower/tub. Three bedrooms - two with queens and one with a full, sleeps 6. Bedrooms - 2 are upstairs with a Jack 'n Jill bathroom in between them. 3rd bedroom (queen bed) is on the main floor and perfect for those with difficulty on stairs. Perfect for up to six adults. If additional guests or children, two adult-sized camping cots and a toddler cot are available (please advise in advance). This property is conveniently located about 5 minutes from local popular wedding venues: The Gallagher (Medina), the White Birch (Lyndonville), Spruce and Sparrow (Barker) NY and about 15 minutes to Lake Alice, in Waterport, NY. Plan a winter getaway to Medina's Polar Express and enjoy the rest of the weekend exploring the area! Located rurally, guests may occasionally see wildlife such as bunnies, deer, birds, fireflies, chipmunks, etc. Refunds are not granted for sightings of wildlife :) Guest access Full access of home (three floors) with exception of storage areas (2nd floor eves) and owner's closet in basement. Explore the beautiful grounds - look for deer, rabbits, fox at dawn and dusk. Summer - enjoy raspberries along the property line (edge of lawn and forest). No access to garage, outbuildings, or garden. Please keep vehicles on driveway and do not drive on the lawn. Other things to note We are gracious hosts, flexible and helpful, however, we reserve the right to request photo ID at any time. Sorry, this is not a pet-friendly location; no pets/animals permitted. During rainy weather, there is a small stream in the backyard, which may not be suitable for toddlers. Please consider travel insurance and note that in the event of a cancellation (or no show), we do emphasize, and we follow our cancellation policy regarding refunds, especially if dates are left blocked. Indoors, heat source (gas fireplace, electric heaters) is not childproofed; toddlers likely not suitable for this property. Children must be attended to at all times. Please do not park in front of garage doors, especially during winter conditions (snowblower access may be needed). Absolutely no illegal drugs or smoking indoors, including marijuana on property, subject to additional cleaning fees. Much appreciated!
