Ludlowville cottage.

I own a small cottage in Ludlowville, it is a 15 minute drive to Cornell/Ithaca College. I live in the house next door and rent out the cottage on a short term basis. I work during the week and generally have a pretty full schedule on the weekends, so you likely won't see me. You'll have full access to the cottage. The Ludlowville Falls are only few hundred yards from the front door, there is a path to climb down to the base of the falls in the park, people swim there throughout the summer.
