Perfect for friends and families looking for a quiet getaway close to everything! Airy, quiet, relaxing and spacious....now with two full bathrooms too! NOTE: Unfortunately we've had to stop accepting BACHELOR/BACHELORETTE GROUPS. Please read our House Rules and *do not book this space* if you can't honestly live by them. Thank you! The space The style is very Maine...a mix of original, and new, with a sense of humor and a sense of history and place. Antiques mingle with brand new furniture, the bathroom still has original clawfoot tub but beautiful updated fixtures. We love design that's playful and has purpose, and we love to mix things up. You'll see pipes for hooks, a tool chest on wheels for a kitchen cabinet, open shelves and baskets for your clothes...wire baskets for your shower essentials...and we love mixing patterns in a very visually interesting way. Guest access Guests have access to all of the space, the entire second floor of the building. Other things to note HOUSE RULES These rules apply to all of our properties. If the space you rented is the Monument SWEET or Monument Garden SWEET, disregard the part about decks as those units do not have them. NO BACHELOR/BACHELORETTE WEEKENDS. Unfortunately we’ve found that the heavy drinking that always seems to accompany these groups results in disturbances of the peace. Bookings confirmed before 7/22/24 will be honored but strict adherence to all House Rules is required. If your group disturbs the peace you can be charged a noise fee starting at $100. General Rules for all Guests: - Quiet hours 10pm to 7am. When returning from an evening out, you and your guests are required to so so QUIETLY. That also means when approaching the house from the street - please do not shout at each other, slam doors, belt out a song (we are being specific here because these are things that have happened a lot in the past). - Music, TV, and voices must be at normal levels at all times, not only during Quiet Hours - Guests who disregard quiet hours to the point of disrupting any other guests or neighbors may be charged a noise fee starting at $100 - No parties or events - No open flames, eg candles - Please remove shoes inside - Please do not cut directly on the kitchen counters - cutting boards are provided - As the booking guest, you are our only contact for your group so you are responsible for the rest of your party. It is in your best interests to make sure everyone in your group is made aware of these rules and is willing to abide by them - Before checking out, please walk through all rooms to check for forgotten items. Message us if you see notice any damage or any extra cleaning needed Smoking - No Smoking is allowed in the building, or on the front or rear steps/entryway Decks: - Please do not bring glasses, indoor furniture, bedding or music onto decks - Children are not allowed on decks unless attended by a responsible mature adult at all times - No sitting or leaning on deck railings. Never climb over railings onto the roof for any reason - Absolutely no smoking on any decks Bikes: We welcome pedalers. Please do not bring bikes inside the building. You may lock them to the ‘black wave’ bike rack. The bike rack is located behind the house (for guests at 70 Waterville Street) or in the courtyard (for guests at 62 Monument Street). Pets: please make your request for approval of your pet in advance. All guests with pets will be asked to review and agree to our Rules below for Furry Family, and pay our pet fee. See Rules for details. - As booking guest, you are responsible for the rest of your group! So, be sure your entire group reads and agrees to these rules! And before checking out, please walk through all rooms to check for forgotten items. Message me if you see notice any damage or any extra cleaning needed. RULES FOR FURRY FAMILY MEMBERS Well-behaved dogs & cats are welcome, provided guests make the request in advance and agree to these pet rules - We are sorry but we can not accept aggressive dogs. - Request by sending a message including breed, age and temperament. Pet fee: we charge a $50 pet fee per reservation for up to two pets for stays up to 4 nights; or per pet for longer stays. The pet fee supports the Animal Refuge League of Greater Portland and Portland Trails, two local organizations instrumental in animal welfare and outdoor access for dogs. You can pay the fee via Airbnb. We want this fee to have a positive impact on animals without being a burden on our guests....but we also want to discourage guests who are not sure that they can abide by the rules - Our spaces are in historic buildings where noise travels, therefore we can't welcome pets who are likely to make a lot of noise, for instance by barking, whining or howling. - Puppies (up to 12 months old) may not be left alone in the space at all. - Puppies (up to 12 months old) must be crate-trained, and you will be required to bring a crate. - Dogs may only be left alone, and only for a maximum of 2 hours, if they do not bark, whine, howl or make other noises; they are not destructive; and they are fully house-trained. - You must keep your phone turned on, and be reachable by phone at all times. Should there be noise coming from your apartment from your pet you will need to return immediately. - Crates for adult dogs are strongly encouraged. We are dog lovers first, and know from experience that a dog’s crate is a place of security as well as a safe containment to prevent anything unwanted from happening - You must use a leash while entering and exiting the building and apartment. Portland has a leash law as well, so you will need your dog on a leash on all public property (unless in a specified off-leash area). - Please pick up! - The courtyard and garden are off limits for potty breaks. Please take a nice stroll through our beautiful neighborhood instead. If your pet is used to getting on furniture, please bring a blanket to cover furniture. - Just like anywhere else...if there is damage or there are stains left by your furry one, it will result in a damage fee
