Private Jacuzzi and Big Terrace! Located in front of Las Americas Avenue/Highway. Great location! Only 15 minutes away from the Airport (SDQ / AILA) or the Beach. Very close to the Downtown of Santo Domingo. Automated driveway door with remote. Bedrooms have queen sized bed, AC and Smart TV. The Apartment is two separated floors 4th and 5th floors with No Elevator. Exterior Surveillance Cameras 24/7. Stairs are very comfortable to climb (Trust me you are not going to feel tired after climbing the stairs). Big living room, very windy balcony and big terrace. Great view during the day and night. Easy access to building with automated driveway gate. Security 24/7 in the residential. Close to supermarkets, restaurants and attractions. Rental Agreement - Must be signed/acknowledge when booking Please review the House Rules in the Rental Agreement. If anything is unclear, feel free to contact me for clarification. Understanding and following these rules will help ensure a comfortable stay for everyone. Treat my home with the same respect as your own. Maintain cleanliness throughout your stay. Respect the community and keep noise levels to a minimum, especially after dark. Notify me of any disputes or neighbor complaints as soon as possible. Additional overnight visitors must be approved in advance and may incur an extra fee. No doubt, one of the biggest advantages of staying in my vacation rental is the fully furnished kitchen. It is perfect for rustling up tasty breakfasts, leisurely lunches and delicious dinners for all the family or friends to enjoy. I provide more than the basics, such as cooking oil, cookware, lots of seasoning and many condiments. Please treat my kitchen with the love and respect you would your own to keep it in great condition for other guests. The refrigerator has a jar with water and there are big water bottles under the kitchen cabinets for you to refill the jar. The penthouse has 2 separate floors one on top of each other, separate entrance. A full apartment with 3 bedrooms, 2 bathrooms, kitchen, living room and balcony located on the 4th floor and a studio on the 5th floor. Another great advantage of staying at my place is that all bathrooms are fully equipped as well, and there are two hair dryers available. Every bathroom contains dispensers with soap, conditioner and shampoo. Hot water in the 4th floor apartment has to be turned on with a timer at the end of the hallway right below the internet router, just before entering the bedrooms. Additionally, air conditioners can be turned on as long as you are in the apartment, I do not charge extra for electricity. Also there is a bluetooth speaker located in the 5th floor studio so you can play music on the terrace. Please do not leave the speaker outside in the sun or rain because it will get damaged. As a booking guest you are responsible for ensuring that any visitors and other guests comply with these House Rules. Please read each of the rules carefully in order to avoid any danger or penalty fees. TRASH A. It is Very important that you take all the trash out Every Day. B. Take all trash out of the apartments, 4th and 5th floor and simply place the bags right outside the apartment door M4 before 8:00AM every day for collection except Sunday. C. Please do not accumulate trash, almost everyday the garbage is being collected by the janitor personnel. There are new trash bags inside the pantry cabinets in the kitchens. D. If you checkout on a Sunday, please take the garbage to the communal trash cans at the corner. Feel free to ask the security person for assistance to find the communal trash cans location. NOISE A. Please try to avoid making any loud noise or playing music between 9 pm and 6 am to allow neighbors a peaceful night’s sleep. B. Parties and large gatherings of any kind are strictly prohibited at my place. C. Any small gathering must comply with the house rules. D. Do not yell or talk out loud in the stairs or hallway (please use a low voice). E. DO NOT SLAM apartment doors. F. In case of any disputes or neighbor complaints, it is your duty to notify me as soon as reasonably practicable. KITCHEN A. CLEAN everything you used after using the kitchen. B. Please don’t take any kitchen cutlery outside to avoid misplacing or losing it. C. Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind. D. Be careful not to wash food that remains down the drain. Please throw any kitchen scraps into the container under the sink for organic waste. E. To simplify the inventory process, please return any kitchen items to where you originally found them. F. Kitchen cleaning products are on top of the sink. If any products run out during your stay, please let me know so I can replace them immediately. THE APARTMENT A. Do not throw papers or objects in the toilet. B. Smoking is only allowed on the balcony or terrace with the windows closed. C. Please make sure you switch off lights and air conditioners when you go out. D. Any time you leave the apartment, ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage. E. We are not responsible for the loss of any personal belongings or valuables. Please let me know so that I can look for the item during the changeover and vacation rental cleaning. F. Always report any accidental damages or breakages in a timely manner, especially before check-out. G. No compensation will be given for any temporary outage of electricity, gas, water service. Notify me immediately if any of these kinds of outages occur. CONDOMINIUM, PARKING AND JACUZZI A. Do not leave apartment door, building door or driveway gate open. B. Please park your vehicle(s) in the designated driveway space M4. C. The schedule to change the water of the jacuzzi is from 6:30Am to 8:30Am or 6:30pm to 8:30pm. PLEASE ASK ME for assistance BEFORE you change the water or use the jacuzzi. You can use the jacuzzi whenever you wish. D. Parents must not leave children unattended at any time. E. The shutter (white door) on the 5th floor studio must be open OR close with remote ONLY. DO NOT push or pull the shutter with your hands. FEES A. Extra guests beyond the reservation are subject to a $25 per night fee. B. $25 fee for leaving trash or dirty dishes. C. $15 fee for lost, tainted, or damaged towels/linens. D. $25 fee for lost or broken keys. E. Charges apply for any other damaged items. VIOLATION OF HOUSE RULES AND CONSEQUENCES Violating house rules may result in eviction and loss of rental payment. The apartment is equipped with surveillance cameras at the entrance of the apartment. Finally, I really hope you have lots of laughter and fun times during your vacation! However, I would really appreciate it if you are mindful and keep noise to a minimum during nighttime hours. Have fun! This is your vacation time, and I hope you make the most of my home, its amenities and your opportunity to relax and visit the surrounding area and nearby attractions.
