The most popular Airbnb in the area! FREE private driveway too. A few blocks to the Hudson River. Super charming, slightly quirky, private Shangri-La w/backyard chickens in the artistic & quaint Rivertowns, 35 min. from NYC. The Tiny House escape is reminiscent of sleep away camp, though tastefully curated w/eclectic art & furnishings. Sleeping loft nest w/8 step ladder or pull out sofa bed. E-fireplace inside. Firepit outside. Stars galore. 2 patios, yard, hammock, gardens. Read on... You'll need to be a go with the flow, NON-PICKY about the particulars type to enjoy this ever-so-slightly, suburban rustic space. This means the vibe is not high end-- it’s quirky, comfortable and casual. The Tiny House will never pass a white glove clean test either. While it’s cleaned and maintained every day, it's self-built and thus imperfectly perfect. That’s part of its stylish charm in not being a hermetically sealed, cookie cutter, run-of-the-mill hotel room with granite countertops, fake hardwood flooring, and plastic fruit bowls. In other words, it's not Buckingham Palace! If you love and want high-end luxe, ringing a silver bell for room service or summonsing the maid to make your bed with pre-starched sheets (sometimes we like all that too!), there are very nice boutique and/or standard hotels in the area. Otherwise, come on over! We love nothing more than hosting nice, friendly, easy-going people like you. EXTRAS: *Early check in or late check out is available for a $25 fee to reschedule the cleaning service. *Dog walking service $25 a walk/per hour IF available WITH advance notice. This is not guaranteed but a very good possibility. PS- We love dogs! PARKING: Free 24/7 private driveway parking! This is a 100 percent, TOTAL rarity in the area! MORE DEETS: The Tiny House is stand alone, meaning it's totally separate from the main house. The only thing that's shared is part of the back yard. Think tucked away SUBURBAN getaway. Again, it is not a cabin in the woods. The village of Hastings-on-Hudson (and all of the Rivertowns) are true charming gems! We hope you stay, shop and dine here. One guest came all the way from Boston just to check out our local record store. Our top-rated and much-celebrated Saturday farmer's market by the train station is a must do! Live music and groove! Hastings also boasts a real speakeasy, eclectic restaurants, live music venues, wine bars, a pub with classic shepherd's pie types of selections, art galleries, antiques & high-end home decor/design stores, coffee shops, an old fashioned diner where you'll be called "honey," an ice cream shop, a family-owned pharmacy and hardware store, nail and hair salons, local post office, and more. Boo to chain stores! We don't let them come in and take over our quaint village. (See pics and curated guidebook for suggestions.) The village, train station and Hudson River are a three minute drive or a 20- minute walk. You can also walk for three blocks to Amjo's deli, a bodega, and gas station. NOTE: The sleeping loft has a brand new full-sized bed with pillow topper. Super comfy! But- pay attention class, lol- you'll need to climb a secured 8-step ladder to access the loft/bed. It is not for the faint of heart, but is totally comfortable and cozy once you snuggle in. If loft beds aren't your thing, there's a newer pull out sofa bed with the highest-rated Consumer Reports mattress. This is not to say that it is as comfortable as a regular bed, but it's pretty great for a sofa bed. Main room: The pull out couch, two upholstered chairs, e-fireplace, antique armoire, coffee table, small dining table/2 stools. Kitchenette: Breakfast bar, small sink, toaster oven, microwave, 2 burner hot plate, cookware, coffee maker, and studio refrigerator. Slate back patio: Table and chairs. Backs up to a small patch of woods. Singing birds. Big moons. Bugs. Firepit. Yard. Hammock. (It’s not all manicured and set up like a photo shoot.) Firewood: In front of main house BYOC: Bring your own charcoal and lighter fluid if you plan to use the outdoor grill. Please pour water on the firepit and/or grill when done. There's an empty gallon jug under the sink. Resident Dog: Our dog is a cute little 15-pound Havanese Poodle mix. He is often in the backyard (not in the Tiny House) and loves nothing more than making friends with guests. He will totally want to come inside, jump in your lap or beg for a sleepover party. He’s a character for sure! You can always message us to send him over (or away). Just please DON'T feed him. Resident Hens: Feel free to say hi to them (Lucy, Oprah and Hildegard.) They are often free ranging in the backyard and also love nothing more than meeting and greeting guests. Visiting dogs: If you're bringing your dog, we will keep the chickens in their side yard coop at all times so no worries there. We also won't let our dog out in the fenced in backyard during your dog's stay. It's a great place for NYC escapees & appreciated by remote workers/business travelers needing to de-stress. Also business Zoomers, artists and writers to focus, focus, focus. Strong WiFi. Additionally favored by parents visiting their college kids, friend getaways and couples wanting time away from daily routines. Stay a night, a weekend or a month(s)! Note: The internet is high-speed, but we can not 100 percent guarantee it, just like the weather. No refunds given for either. Legal stuff: *Please note that third party bookings are not accepted. This means you must be the Airbnb account holder in order to book. *Photo ID required at check in/must match photo on AirBnB. *We have outdoor 24/7 security cameras. *No business transactions allowed. Examples include but are not limited to conducting in-person meetings, holding classes, seeing clients, etc.) unless otherwise pre-approved. *No outside guests allowed unless pre-approved. *You are welcome to send packages, but we can not be held responsible for acceptance or delivery. It's never been a problem thus far with this agreement. Please notify in advance. *Note the host may require the account holder to upload and send a copy of their photo Identification to the host within 24 hours of the reservation start date via Airbnb message in order to verify ID- the same as a hotel or airline -or the reservation may be cancelled. *We require a separate lease agreement in addition to Airbnb's contract for stays greater than 28 days. Meaning stays greater than 28 days booked through Airbnb are still deemed short-term stays. By booking, guests agree that we will have brief access to and full ownership of the house prior to each 28 day period. After the brief access period is over (about an hour) guests are then able to resume their stay for another 28 days and so on. This ensures no one/no guests can claim tenant rights to this registered property under New York State law, license number STR2765286. **STRICT 11:00 am CHECK OUT** $25 late fee for having to resked. the cleaning service. They arrive at 11:15 AM on the dot. (Please respect check out time as they are super busy and run a tight ship. If you’re late, it makes them late for their other jobs. Very much appreciated. TRANSPORTATION: Walk to Village: About 20 minutes Walk to deli and bodega: 3 blocks Traveling by train? Metro-North. Hastings-on-Hudson, NY stop. 20 minute walk to the Tiny House or take an $8 Uber/Lyft. (This is recommended since you'll be carrying luggage from the train and it's a hilly area.) The Metro-North train ride is about 35 minutes to Grand Central. Hint: Sit on the Hudson River side of the train for great views. Drive times: 4 minutes to the downtown/Village of Hastings. 15 minutes to White Plains. 9 minutes to Tarrytown. 7 minutes to Downtown Yonkers. 11 minutes to Westchester Medical Center. 20 minutes to Upper West Side of NYC (depending on traffic, of course!) Airports (depending on traffic!) 32 minutes to LaGuardia Airport. 44 minutes to JFK Airport. 20 minutes to Westchester County Airport. WE LOOK FORWARD TO HOSTING YOU! Tom & Laura Park in driveway. Walk down the gravel driveway (use phone flashlight if it's dark until the outdoor light comes on) and walk through the TALL white gate at the end of the driveway to access theTiny House. The door will be unlocked and the key is inside the refrigerator. Please leave it in the refrigerator upon check out. There's a $350 replacement fee for lost keys. Sorry! Hosts Tom and Laura live in the adjacent house on the property and are typically available 24/7. Let us know if you need anything. We have a 100% response rate. But otherwise, enjoy your quiet down time. Quiet SUBURBAN neighborhood setting 35 minutes outside of NYC where the fire dept. still sounds a noon whistle. The downtown village has unparalleled Hudson Riverfront access with views of the city (GW and Tappan Zee bridges and the Palisades Cliffs). We boast great shops, restaurants and an amazing waterfront library. We love when guests shop in & enjoy the Village! It’s a 20 minute walk or 5 minute Uber/Lyft ride to get to and fro. It's also a 3-block walk to Amjoe's Deli with prepared food/hot meals, sandwiches and a few grocery items. Also a bodega and gas station. EV (electric vehicle) charging station on 8 W. Main St. in the Village. Don't miss our famous Saturday farmer's market by the train station in the spring, summer and fall. Winter market is at the community center on Main Street. Going to the city? It’s a 35-minute Metro North train ride alongside the beautiful Hudson River to Grand Central train station in NYC.
