There's a warm special feeling when you enter our lake house. It looks out to the lake, local mountains, feels secluded and is secure. It's very convenient, shopping/dining are just minutes. The Lake House has character, is comfortable with great amenities, views and a large fenced yard. It feels welcoming and is centrally located to novel attractions like Safari Park, Sea World, Disneyland, Fletcher Cove, and Mexico plus it's also just a stroll to the lake shore! **Paddle Boarding opens Feb* and seinor citizens 65yr + get in Safari Park free the month of February.......yes free! About our Lake House There are few homes in the Lake Hodges area for vacationing. Our house is the only vacation home at the lake. The waters edge is a couple hundred feet from the property. This is very unique for San Diego Co. Our 1000sf house is a craft style home with two bedrooms that sleeps up to 4 adults 2 children, there are decks to overlook the valley, lake and local mountains. Lake Hodges is abound by miles of trails and the coast to crest trail runs through it. This is a noted destination for runners, cyclist, hiking, trail biking, equestrians, fishing, boating, sunset walks or just picnics at the sandy shore. Guests say they feel far away from the everyday hustle but love being within minutes of the main city, major shopping centers and malls. The Lake House is a perfect get away and excellent for families, couples and professionals. The few houses on our street sit far apart and although the neighbors are really friendly, they keep to themselves. Our yard is enjoyable, fenced and large. This is truly a great place to de-stress, relax and re-energize. A car is recommended for major destination but many guests also bike. Major malls, supermarkets and restaurants are within minutes. Down Town Escondido has everything and is 5minutes away, other attractions from the famous San Diego Safari Park to Sea World to Legoland are a quick and easy drive. Del Mar Thoroughbred Racing & Novel Attractions, Polo field, equestrian shows, local beaches, dog beach and Interstate-5 is 15 minutes away and it's only a few minutes to Hwy 15, Rancho Santa Fe is less than 5 minutes drive. Local golfing is a few miles, Torrey Pines Golf Course is 20 minutes. Disneyland will take about 75 minutes, local mountains and casinos like Harrah's & Valley View Casino take about 40 minutes, Lake Henshaw is 35 min. Palomar Observatory less than an hour and snow in the local mountains is around 45mi, skiing is available it will take 3hr to Big Bear, its 357mi to Mammoth Lakes, the desert is a 1 hour drive and historic town of Julian is 1hr drive. Down Town San Diego and all it has to offer is less than 30min drive. Museums are local or visit Balboa park about 30 min highway drive. Down town Escondido offers dining and nightlife. Walk to the renowned "Hernandez Hideaway" Mexican style cantina at the end of our street. Take a hike and visit "Potato Chip Rock", Elfin Forest, Olivenhain Reservoir, or just explore the lake. The Lake House is convenient and very comfortable, it is equipped with typical amenities and has central heat and cold AC. There is a queen bed in one room and double in the other, they're comfortable and the rooms good size. The third bed is a very nice blow up mattress . The house is well maintained and always professionally cleaned. Parking and laundry are on site. We have many good books for when the outdoor adventure is over. There is high speed internet, wi-games, dvd & movies, 42' lcd screen tv or one of the board games to keep you entertained. The California style kitchen and huge skylight are an inviting integration to kitchen areas. The bathroom is deco and functions well, it has a full bath and shower. Decks are off the kitchen and side yard where there's also a great bbq. Our yard is large, groomed and fully fenced in, most pets are welcome. The lake is one of the largest in San Diego Co. and you can enjoy many activities, like boating/rentals, fishing, wind surfing and **paddle boarding** . We know there are many vacation homes to choose from but few will leave you that euphoria and longing to come back. Our house is open to anyone looking for that place where we all love to be. Sincerely, Lynn & Paul Guest access The house is open and airy, heat and air conditioning works excellent, the yard is large and fenced. Most pets are welcome, the fee is $35pr pet pr night. Other things to note Guests shall be sensitive to the neighbors ie; noise, parking (only allowed in the driveway), noisy pets ect. Pets are not allowed in the gardens, on or under the furnishings and counters. You may use the fire pit but check first with the local authorities for restrictions. The fireplace and tree house is for aesthetic purposes. Two adults and two children are allowed at our standard rates. Added fees shall be charged for more at a rate of $40 per person per night. Pending owner approval, pets may be allowed. Owner pet agreement shall be accepted and strictly enforced. If pet/s approved a pet fee of $28 pr night/ pr pet, up to $300 pr pet pr month will apply.(inquire with owners for details). Please be aware; if your pet soils in the house you will be charged for special cleaning (min. cost will be $55 per incident) Seasonal prices vary and may be subject to changes without notification. Utilities (water/electricity) are allowed up to $210 per month or $7 pr night, and over usage may be charged accordingly (only charged once in over 10years) General maid service is required for reservations of twenty one nights or more, every other week the cost is $75 each service, paid by guests upon service) Prices, fees and costs, vary and may be subject to changes without notification. Additional rules General House Policies are as follows but are not limited to: Smoking indoors is not allowed, Neighborhood disturbances , parties and excessive noise are not allowed and shall be grounds for termination. Pets shall be charged additionally. Pets must be maintained and controlled at all times, gardens and digging are off limits, pet waste shall be cleaned up by guest daily, pets are not allowed on/under nor allowed to scratch or chew furnishings. Pet shall not be shedding nor aggressive. All bedding or a kennel shall be provided by pet owner, min 30 day flea treatment 1- week prior to arrival is required and pet shots/registration shall be up to date. Text upon check in. Upon departure, please run used dishes in the dishwasher, place all trash in the proper furnished containers, trash cans shall be placed curb side before Monday morning. Utilities shall be turned off when not in use, excessive utilities to be charged. It is not necessary to strip bedding but used towels shall be placed in laundry area. Park only in driveway or on street. Tree house is for aesthetics and not be climbed in or used. Fireplace may be used but only following prior instruction by owner prior. Some provisions are on site and may be used by guests provided they are replace with in kind. THE LAKE HOUSE RENTAL AGREEMENT This Term Rental Agreement (the “Agreement/Lease”) is made by and between (“Homeowner”) and Guest/Tenant per reservation as of the date last set forth on the signature page of this Agreement. 1. Property. The property is located at: Lake Hodges, Escondido CA, 92029 The property includes high quality finishes, furniture fixtures and equipment. Utilities included for reservations by allowance at ($7 pr night), excessive usage to will be charged. Keep all doors and windows closed when heat or air conditioning is in use and must be turned off when guests leave of periods of 1hr or more. 2. Tenant : Must be 21yrs or older to rent. Tenant is the responsible party for all their guests, all guests must abide by this agreement.. Guest are not allowed to sublease or assign the property. Added guest identification shall be provided owners in case of emergency or other needs. 3. Maximum Occupancy: Rates are for 2 adults & 2 children (15yr or under). The maximum number of guests is limited to 6 persons and short term only. An additional charge of $ 40 per person per night for more than 2 adult guests. No more than 4 adults guests allowed. Only two guest are allowed for single night reservations. 4. Term of the Lease. The rental begins at 2:30 p.m. on day of check in and ends at 10:30 a.m. day of departure. A late fee may be charged after 10:30am 5. Minimum Stay: In most cases, this property requires a 2 night minimum stay. If a rental is taken for less than 3 nithts, the guest may be charged the 3 night rate. 6. Rental Rules: Guest agrees to abide by this agreement at all times. Guest shall cause all members of the rental party and/or guests they permit on the property to also abide by this agreement. Person/s other than those in the Guest party set forth above shall not stay overnight without prior approval and may be charged accordingly.. Guest shall be solely responsible of any person/s and pets on the property. Guests shall not disturb neighbors in any way. 7. Smoking is NOT allowed indoors or at doorways. State Requirements shall be apply outside, smoking indoors, will incure an added $300 min cleaning fee 8. Use : Guests shall occupy the premises as a private family residence in strict accordance to applicable laws, rules, ordinances and regulations. Guests shall maintain property in a clean and sanitary condition at all times. Notwithstanding the forgoing the premises shall not be used; for the purposes of storing, manufacturing or selling of explosives, flammables or inherently dangerous substances, chemicals, things or devices, mechanics, nor controlled or illegal substances, excessive and underage drinking. Large parties or gatherings are not allowed. 9. Repairs / Maintenance : Premises, mechanics and furnishing are in an excellent, clean and sound condition. Kitchen is fully stocked for six guests. Guest shall be responsible to pay for repairs to all damages/losses caused to the premises and it's contents. Should accidental damages occur Guest shall promptly notify the Homeowner and assist to file the insurance claim or pay out of pocket. Guests shall keep the premises and all furnishings clean and tidy and in same good order as upon arrival. 10. Insurance/Disclosure : Homeowner carries general coverage rental insurance but shall not be responsible for inconsequential or consequential damages to guests of any sort. Guests shall indemnify and hold homeowner harmless of any and all legal action which may occur in conjunction with this agreement. Guest must purchase insurance. Guests at their own costs may carry renter and/or damage insurances as needed, including pet insurance. Owners are not responsible for any past present or future accidents, injuries, harm or illness that may occur during the stay. Guests acknowledges the house was built pre-nineteen seventy eight, homeowners makes no statement of existing unknown conditions and history. Guest acknowledge, Homeowners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation/agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Guest shall inform Homeowner of any items needing attention as they arise. 11. Pets may be permitted only with prior approval and the Pet Addendum shall be completed. A PET FEE WILL BE ASSESSED AND PAID PRIOR TO GUEST ARRIVAL. 12. Parking: Parking is limited. Vehicles are to be parked in driveway only. Any illegally/street parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Added parking available by request. 13. Housekeeping: There is no daily maid service, however arrangements for extra services can be made, applicable charges will apply. Linens and bath towels are included, you must laundry if needed. Daily maid service is not included in the rental rate. Bring your own beach towels. Towels or linens are not allowed out of the house . Rentals of 28 dys or longer require not less than bi-monthly maid service and will be charged accordingly. 14. Fireplace: The fireplace is only for aesthetics purposes only unless prior direction and approval for use has been provided by owner. 15. Septic: The house is on a septic systems. The septic system is very effective; however, it will clog up if improper materials are used. DO NOT USE anything in the drains other than septic approved products. No non biodegradable products should be used in drains. If it is found that unapproved septic products have been used and clog or damage the septic system or drains, you will be charged for service or repairs. To avoid drain issues, use drain filters as provided at all drains, put eggshells, coffee grinds, fibrous veggies, peels, pits seeds, bones, bulk items, rice, pasta, grease, oil or other waste in trash, clean hair from drain filters. 16. If there is a natural disaster, refunds may be given for a the warning period, pending state, federal or local authorities mandates if within the refund period. 17. Access: Guest shall allow owners access to the premises for repairs or inspection as requested. Owners shall exercise their right of access in a manner he considers reasonable or in the case of suspicious activity or imminent danger without notification 18. Provisions: For short term guests some provisions may be supplied, Guests are to replace those used. 19. Hold Harmless Agreement: Guests shall hold homeowner harmless from any and all legalities including; but not limited to fees and costs which may arise from any direct, indirect, incidental, or inconsequential damages as they may occur. Remedy to the Guests in all cases shall be limited to an maximum value equal to the refundable deposit. Guests acknowledge their rights to purchase appropriate insurance. 18 Deposit and Fees: Unless prior approval is provided. A tentative reservation deposit of is due now, DEPOSIT IS NOT REFUNDABLE and may be applied toward the rent, the deposit will hold the house 90 days prior to check in. The balance or full payment to block the house is due, 90dys prior to check in. Reservations will only be held upon full payment unless prior arrangements are made. Check in time is 2:30pm unless otherwise noted. Rental Rate. GENERAL CHARGES & RATES ARE PER THE RESERVATION DETAIL OR AS FOLLOWS: Rate $ TBE (extra adult guest fee is $40pr night pr guest after 2 adults) Cleaning fee $ 140.00 (additional cleaning fees apply to long terms/$85 for stays four night or under) Pet fee nightly $ 28.00 (per pet pr night additional deposit may be required) Insurance $ 59.00 (Accidental Damages Only) Contract Deposit $ 300 (This may be a refundable deposit) Card Fee $ 2.9% (may be added) International $ 3.5% (added if international) Refundable is a portion of the contract deposit only, it totals (_$ per reservation ) pending any final charges and may be charged to credit card on file, a refund may be mailed to the name and address as provided or credited guest credit card, after check out. If approved, added nights shall be charged at rent rate, late check outs shall bear a fee equal to one night rent. If final charges exceed deposits, payment shall be made or charged to the credit card on file. The house will only be held upon full payment. $40 pr night per person over two adult guests. All exceptions and special rates are at the discretion of the Homeowner. 20 Termination: Failure to abide by this agreement is cause for termination and no funds shall be returned to the tenant and upon notification tenant shall immediately vacate the premises remove all belongings and leave the premises same condition as received. Amy Items left shall be deemed abandoned, dealt with at owners discretion and may be charged for remove. 21. Cancellation Policy: If Guest wishes to cancel their reservation, the general reservation payment refund is as follows and may vary without notice. 100 % if cancelled 90 days prior to the Check-in Date , Less Abnb fee is any 50 % if cancelled 60 days prior to the Check-in Date, , Less Abnb fee is any 0 % refund if canceled less than sixty days prior to check in date. 0 % if contract is terminated an additional costs may be applied. 22. Payment: Payments may be made through ABNB/VRBO or other secured systems directly by the guest or other approved method agreed to. 23. Guest acknowledges this agreement and give his/hers personal guarantee as follows; to pay all charges in accordance to this agreement. Guest has read, understand terms and conditions, agree to and accept this entire "Rental Agreement", as evidenced by electronic acceptance, e-signature, hard copy signature and/or payment of the required deposit, as the case may be.. Modifications to this contract are not acceptable without Homeowner prior written approval. Homeowner reserves the right to change this contract without notification at any time. Guests, not abiding by the intent and terms of this agreement is grounds for immediate termination. Guest hereby also give permission to charge for any amounts due and charges which may occur. Guest agree that money collected are refundable per cancellation policy only. Must be at least 2 years of age of older. Most cats are not allowed c. Must be spayed or neutered and licensed. d. Must be up-to-date on rabies vaccinations and other pertinent vaccinations. e. Aggressive and/or dangerous pets are not be allowed. f. Pet documentation from an accredited veterinarian must be provided by upon request. 3. All pets must be leashed or properly contained at all times. 4. Guest is responsible for cleaning up any/all pet refuse daily. 5. In the house, pets are only allowed on floors and not allowed on furniture, under beds, counters or other areas at any time. Any evidence of pets on furniture/beds ect. will incur extra cleaning fees pending assessment. 6. All pets are to be treated with a flea and tick repellent not less than five (5-) days prior to arrival. If fleas or tics are noticed an added fee will be accessed. 7. Pet shall not cause damages included but not limited to premises, furnishings, yard, and gardens. If damages are caused, the cost of the damage will be charged and/or deducted from deposits. 8. Guest should prevent pets from excessive noise/barking at levels that disturbs neighbors. 9. Pet shall not be left unattended for any undue length of time, either indoors or out. Pet shall not be left unattended on balcony, patio, or porch. 10. Homeowner assumes no responsibility for illness or injury that may occur to pets or humans while on the premises. 11. Pet owner shall provide all bedding/blankets for their pet/s and pet shall be kenneled when owner is away from the house. Loose pet not allowed. 12. Pets are not to be washed indoors, house towels and essentials are not to be used on pets, owner to provide these items. 13. Pet owner shall be responsible, pay for and be liable for any and all claims arising from any incidents caused by their pet/s. Pet owner is also responsible to pay any cost related to any conditions caused by the pet/s including but not limited to fleas, tics, dandruff, smells, shedding, stains ect. 14. Should your pet/s soil the interior of the house or shed excessively (as deemed by owner) you will be charged for additional cleaning following assessment. Pet/s are not allowed on/in house blankets. 15. The Guest are solely responsible for all pet/s while on the property. SHOULD PETS BE ALLOWED, IT IS ACKNOWLEDGED THIS ADDENDUM SHALL BECOME PART OF THE CONTRACT UPON ACCEPTANCE OF THE RENT AGREEMENT TERMS AND CONDITION.. PETS ARE SUBJECT TO HOMEOWNER PRE-APPROVAL.
