Remember that Airbnb's scheme is to make you feel at home, where you buy your supplies for your stay. As A COURTESY, toilet paper will be available upon arrival in all bathrooms but the supply of it is at your own expense. We mention again that NOT INCLUDED: kitchen condiments, shampoo or body soap, toilet paper, cleaning and cooking staff support, firewood, jacuzzi or pool boiler. Your reservation is for 1 to 16 people. Due to the size of our accommodation, you can add additional people as we have bed capacity for 24 people, but it depends on your group or family. IMPORTANT : CHILDREN are COUNTED THE SAME AS ADULTS , IT is important to clarify this point and contemplate that if 16 adults and 10 children arrive, the children COUNT as 10 extra people. Bath and Alberca Towels are provided for each guest. The cost per additional person over 16 is $450 (per person per night). At Airbnb's request and avoid outside payments, once your reservation is made, if you bring additional people, you will be sent a payment request for the application with the amount of people or additional services. The boiler costs $2500 for 24 hours of service. Come to my staff to recommend the best option because each case is different. We are in the safest section of Tequisquiapan, for the same reason, you have to provide us at least 3 days before your arrival ( a name and a last name ) of the people who will be staying. In case you receive visitors during the day, it is not necessary to send me the names since surveillance cabin will call me to give access, which if I need to is to know to be aware and to authorize access. We ONLY accept dogs in our accommodation, Cats and other pets ARE NOT ALLOWED, the cost per stay of each dog is $400 pesos. Pet fee does not include feces collection in the garden. Each owner is responsible for keeping the accommodation clean, otherwise a fee of $700 pesos will be charged for the cleaning of Garden and external areas. INFORMATION ABOUT OUR POOL: It is HEATED by solar cells, in Spring and Summer months, the temperature can reach 32 degrees with the cells. Being solar, we depend on the climate for optimal operation, on rainy and cloudy days the solar cells will not reach the indicated temperature. IMPORTANT: In rainy season, the combination of Rainwater (acid) with the pool chemicals generates a reaction which does not allow the water in the pool to be totally crystal clear ( but if it is totally clean ) For months of Winter, cloudy or cold days, we have the additional BOILER service, which when using muchisimo GAS has an additional cost of $2500 for 24 hours of operation, I recommend that if you are going to contract this service, tell us with time since you need at least 8/10 hours for the temperature change. It is IMPORTANT to know that the pool heating is not IMMEDIATE when turning on the boiler. We count Smart TV with local TV, We recommend bringing your Bocina, we also have one that we can lend you. We have an indoor Jacuzzi for 15 people. This service is with co$to extra ( $1800). The water temperature could reach 50 degrees ( very hot ) but you can request it at the temperature to your liking (4 hours for its filling). Upon arrival you will be shown the house totally clean, my staff will show you in detail the house so that everything is totally to your liking. The bedding, kitchenware and towels will be at your disposal. Bathroom Paper will be available in each of the Bathrooms upon arrival. Just keep in mind that the extra paper is included on your arrival, you will have to purchase them on your own. Shampoo /Body soap and personal cleaning products ARE NOT INCLUDED as well as cooking products such as oils / condiments are not included. Our land is 2500m2 totally independent to the other properties within the subdivision. Totally bardeado and split with the other 2500m2 of our other accommodation. The KITCHEN IS LOCATED AT the TOP OF the HOUSE, Our pots and pans are wrought iron. We select this material for their durability. In case you are not used to cooking in this material, we suggest you let us know in time to see the possibility of lending another type of pan or you can bring your own without a problem. Breakfast is available ($to extra $220 pesos per person). So you can enjoy your stay more without leaving the house. There are shops VERY close to the subdivision with home service, as well as pharmacies and self-service stores with home service as well. We have ANOTHER HOUSE right next door ( 12 people ) for reservations that require more space ( 4 bedrooms and 3 full bathrooms), we also rent it by Airbnb, in case you require more space we ask you to contact us and in case it IS AVAILABLE, we gladly provide you the Airbnb league with the corresponding information. Booking our place does not include that you can host an event. Events are required to discuss with us as it involves additional charges and additional permits in the subdivision. You can of course make your family and friends without any problems( people within the reservation), as long as it does not involve the use of external providers (rentals of tables / chairs / tents ) which is already considered an event that leads to additional charges and fees. Check-in and check-out times are specified in the listing: Check-in 3pm and check-out 11am, remember that it is very important to be punctual especially in check-out times since it is very likely that we will have new guests at your departure and to deliver in time you have to meet the check-out time. There are cases in which the check-out time could be extended (Half Day fee) . Authorization must be in advance and prior agreement. Guest access All our guests should remember that they are going outside the city where mosquitoes and insects are much more common than in the city. Even though it is sprayed quite regularly, we are not exempt from their presence. IT IS VERY IMPORTANT to clarify that reservations to third parties are not allowed and we do not work with agencies. If we detect that the reservation has been made by an agency or a third party, access will NOT be granted and the reservation will be lost without any refund. This is in order not to increase the cost to our customers. We work as owners directly with our customers. Likewise, access to our subdivision is through a security booth, so only the number of people in the reservation will be those who have access to it. A QR code will be given per guest (including children) so it is virtually impossible for additional people to access without prior authorization. Our parking lot is very large, for about 20 cars. We only have one covered parking space, the other is permanently occupied by the car we leave there. It will not interfere at all or hinder any maneuver. Other things to note For reservations longer than 2 days, intermediate cleaning is available at extra cost and upon arrangement between guests and service staff directly ($650 for additional cleaning) My service staff is not included as part of the services offered in the reservation. They work there for me in matters of Gardening and maintenance but it is not included kitchen service, additional cleaning, courier, collection services in convenience stores, fire pit etc. They can provide the service prior agreement between guests and staff but it is at extra cost and outside of our service as accommodation. $650 Extra Cleaning Pesos $400 Supports to kitchen for example: Preparation of breakfast and washing of dishes. $100 Shopping Nearby $350 Incargo in the village of Tequisquiapan Again, we remind you that dogs have an additional cost of $400 per dog per stay. When the Jacuzzi service is contracted, ONLY my staff is authorized to handle keys and their filling in general, if that rule is not respected, the guest must pay for water waste ( $750 ) and in case of any overflow inside the house they must pay for their extra cleaning ($500) Please remember that IF we invoice but your invoice will come out in the week after your arrival as we receive payment from Airbnb one day after your arrival so if you make your reservation early we are unable to invoice until after your arrival. All our kind guests are reminded that due to policies, changes (for any reason) to your reservation are not accepted unless it is more than one month in advance.
