Beautifully furnished 20sqm 1 bedroom condo unit at Tower 4 of Fern/ Grass Residences that is just 10mins. walk to SM North and is also close to Trinoma and Vertis North, and MRT station. Chill, relax and experience staycation in a homey place where you can sleep, eat and hang out with your loved ones! Interior is chic and fully-furnished, and has a picturesque view of the garden and the city. Unit has no balcony. The space The bedroom has semi-double sized Salem spring bed with single pull out, pillows, cabinet/wardrobe with hangers, dresser with mirror, bag/belt/coat rack, aircon and window curtains, and wifi. An extra bedsheet for the pull out bed will be provided for booking of more than 2pax. Living room with blush accent has sofabed with side table, ceiling fan with light, and Smart TV with Netflix (angle can be adjusted and viewed whether you are in the living area, bedroom or kitchen). The kitchen area is equipped with dining set for 4pax, tiled kitchen wall, kitchenwares in a pull out dish rack, Kyowa rice cooker, electric kettle, kitchen shelf, Elba rangehood, La Germania electric stove, American Home microwave oven, Condura refrigerator and trash bin. With chain lock for added security. Bathroom has Panasonic hot and cold shower, bidet, mirror and trash bin. Shampoo, body wash, hand soap, dishwashing soap, 1 roll of tissue and slippers are also provided. ⚠️ Please bring your personal towels as these will not be provided by the host for hygienic purposes. Guest access Complete amenities including pools, gym, garden, courts, playground and more! There are also nearby spa, bank, ATMs, restaurants, convenience store and laundry shop. ⚠️Guests who would like to use the amenities (pool, gym, etc) will have to secure permit from the Admin Office to fill up forms and pay corresponding usage fees (P150/guest per amenity). Please proceed and notify Admin Office at P2. Admin Office is open on Monday- Friday 9am-6pm and Saturday 9am-1pm. Office is closed on Sundays and holidays. If you wish to use the amenities on a Sunday or Holiday, the permit should be secured beforehand. **Permits shall be secured by the guests and not by the host. Note: Pool operating hours: 6am-10pm ⚠️Parking: Parking is NOT FREE. Paid guest parking is available around the vicinity on a first come first served basis. Covered Parking: P40 for the first 2hrs and P10 for every succeeding hour or a fraction thereof Open Parking: P40 for the first 4hrs and P10 for every succeeding hour or a fraction thereof You may also park at the SM North Edsa parking building and pay overnight fees since guest parking inside Grass Residences is limited. Other things to note Check in time is 3pm and check out is 12nn. If you need other arrangements, just let us know to see if it is possible. Check out time beyond 12nn will incur charge of P150/hr payable upon check out. Time is important for us so please always update us of the time you will be able to reach/ leave our vicinity so we can adjust our schedule for you. Please note that the Admin and Security require guests’ ids and covid vaccine certificates prior check-in. Once booking is done, please e-mail clear copies of government-issued valid ids and covid vaccine certificates of everyone who will stay in the unit. Please send these requirements immediately after booking to avoid inconveniences in checking in. These will be used to secure guest permit. Only guests whose names and ids were submitted are allowed in the unit. Always bring your ID and copy of the booking confirmation as the guard on duty will always ask these every time you enter the building. Maximum of 4 guests only. Visitors of guests may be entertained at the lobby only. Strictly NO SMOKING/ VAPING. P10,000 penalty if found evidences (or smell) of smoking. Fresh beddings are provided only once per booking. No pets allowed. Please use the slippers provided when inside the unit. May we request our guests to please bring their personal towels as these will not be provided by the host for hygienic purposes. Always wash the utensils before use. Avoid cooking food with strong smell/ aroma. Please do not dispose solid foods (ex. rice grains, etc.) in the washbasin. Throw it in the trash bin to avoid clogging. Please avoid excessive noise especially at night so as not to disturb other tenants. Practice CLAYGO (clean as you go). Please dispose garbage to the central trash bin at the garbage room located in front of Rm 1122. Don't forget to turn off all the appliances and lights before you leave. Lost/ damaged items will be deducted from the guest's deposit. Lastly, because this is an Airbnb community, not a hotel, please be respectful of the property and keep it clean before you leave.
