The Brook View is located just outside of Byron Bay in the quiet acreage community of Ewingsdale. Nestled amongst the gum trees in a private setting is a newly designed 2 bedroom Cabin. Fitted out with all the modern comforts you require, your stay will be thoroughly relaxing and comfortable. With private access and parking, enjoy sitting in lush surrounds on your deck after a day at the local beaches which are easily accessible from this location by car. The space A bright and airy spacious cabin, ideal for a single guests, couples or small families. With luxe furnishings and modern amenities The Cabin is immaculately presented. The Villa opens onto a large Thanks sunny deck overlooking an acreage of lush subtropical setting & a creek nestled amongst the gum trees. On the deck you can enjoy listening to nature that surrounds in the afternoon sun while reading a book, practicing yoga/mediation, a relaxing bbq with your guests, or a drink before hitting the local iconic restaurants in Byron Bay. You will enjoy the peace and quiet. After the beach or anytime, enjoy a warm shower outside amongst nature. The main bedroom has a leafy outlook to wake up to, opening up onto the deck. The two bedrooms offer king & queen size beds. With luxurious bedding and your choice of either feather & down or memory foam pillows you will wake up feeling refreshed & new. You can also stay home in your cozy space and cook in the fully equiped kitchen choosing from the best produced supplied at the local fresh produce markets. Or enjoy fruits from our garden when in season. Your choice of Mulberries, Oranges, Lemons, Limes & Pomegranate. The Studio has air conditioning/heating. We supply all linen, towels, bath products, tea and coffee. The kitchenette has a kettle, toaster, fridge & coffee percolator as it is an environmental friendly choice. There is also a BBQ on the deck. Wifi available. The Studio sleeps a total of 4 guests. It is best suitable for singles, couples or a small family. A portable cot is available with prior request. Guest access Guest have private access with parking and the entire space to themselves. It is very private & the main house on the property is approximately 50 metres away. We do ask guests to be mindful of noise. Other things to note This place is most suitable for singles, couples & small families. ARRIVAL & DEPARTURE Check In is from 3.00pm and Check Out is 10.00am. Early arrival, late departure and luggage storage may be possible by prior arrangement. BARBECUE You are welcome to use the BBQ on the patio. For the comfort of all guests please let us know if the gas is getting low. The BBQ must be cleaned after each use and the gas bottle closed off. BBQ utensils can be found in the kitchen BEACHES If you are not familiar with the surf it is recommended you swim only at patrolled beaches between the red and yellow flags. Byron Bay Main Beach is patrolled year round, and Tallow Beach, Suffolk Park, Broken Head, Wategos and The Pass are patrolled during the Christmas period. BEDDING & LINEN 1x king bed & 1x queen bed. Bed linen, bath linen, tea towels and beach towels are all supplied. CHILDREN Please advise at the time of booking if you require a cot. Families with young children please be mindful of sticky hands & finger prints. Please leave our place the way you found it as there will be additional cost for any excess cleaning. CLEANING Please leave our home tidy. We have tried to keep the cleaning fee down so if you can help by tidying before you leave no additional fees will occur. Wash and put away dishes, garbage in the bins out the front, take all food with you and put everything back where you found it. Fees will be charged for any excess cleaning above normal use, and will be taken from the Bond. DAMAGES & BREAKAGES You must inform us of any damage or breakages during your stay. All damage and breakages must be paid for. Please contact us for any maintenance issues arising during your stay. FIRST AID KIT A first aid kit is located above the fridge. FRIDGE & FREEZER Please discard any unused food items from the fridge prior to your departure. GARBAGE & RECYCLING The Byron Shire Council operates a three bin service; a weekly GREEN organic waste service, a fortnightly YELLOW recycling service, and a fortnightly RED landfill service. All rubbish must be put in the correct outside bin before departure. Bins are located at the end of the driveway. A fee per bin will apply to contaminated bins. In an effort to reduce waste we buy bulk products and refill our kitchen, laundry and bathroom liquid bottles. Please do not throw out if empty. INTERNET Wifi is provided for using email, instant messaging, internet browsing and using apps. Illegal or dishonest use will result in immediate eviction, complete loss of Bond and will be reported to the authorities. Connection in Byron can be poor, especially in peak holiday season. Wifi details will be provided on check in. KEYLESS ENTRY A security code will be given to you prior to arrival. LIGHTS & APPLIANCES Please turn off all lights, fans, air conditioning, heaters and appliances when not in use or when leaving the property. NOISE & PARTIES The property has a strict noise curfew between 10.00pm and 7.00am. Parties and excessive noise are forbidden, and may result in complete loss of bond and/or immediate eviction. Please also be mindful of the neighbours when entering or exiting the property and minimise noise, especially late at night. PARKING There's free parking on the property PESTS In our tropical climate you may notice more cockroaches, flies and ants than you might be used to. This property undergoes regular pest control treatment, however if you find any unwelcome visitors we have provided a can of spray under the kitchen sink. SHOES We have lovely rich red dirt here in Ewingsdale but unfortunately it stains everything. So we ask if you could not wear any shoes inside. SAND Please remove all sand before entering the property. Sand is easily concealed in towels, clothing and on the bottom of beach bags. SECURITY Whenever you are absent from the property please close and lock all windows and doors to maintain security and prevent rain and water damage. SHARED SPACE Although The Brook View is very private and you hardly see any neighbours or the main house, please be mindful that we do live on the property so be respectful. SMOKING Smoking is prohibited on the property. Any breaches will either be instant eviction &/or incur a fee and be taken from your Bond. TELEVISION Television reception is sometimes poor in this area of Byron Bay. There is Netflix for your entertainment. VISITORS & GUESTS Maximum overnight guests are listed on your invoice, and may not exceed 4. No additional guests or visitors are permitted on the property. Extra visitors or guests may result in complete loss of Bond and/or immediate eviction. If you are enquiring more than 6 months in advance please contact us to ensure the rates are accurate.
