Spacious apartment with lovely garden terrace, private gated entrance, located in a quiet residential retreat directly behind the beautiful Church of San Simeon Piccolo which is on the Grand Canal. In a very central area of Venice, a 5-minute walk from the Santa Lucia train station, and a 10 minute walk from Piazzale Roma, close to all major sites, both on foot and by ferry, the apartment offers an escape from the crowded tourist areas and after a long day discovering Venice. The space A very spacious and beautifully presented, one bedroom garden apartment with no flights of steps to climb each day (unlike most Venetian apartments), original artwork throughout, one bathroom, a well equipped kitchen, small washing machine, clothes dryer, spacious living area with dining setting and large leather modular lounge. and Separate interior storage rooms for guests clothes and luggage. Enchanting views from your private courtyard of the garden, quaint surrounds, church tower and green lead domes. The church is the first significant site that travellers see in Venice when they exit the Santa Lucia Train Station and gaze across the Grand Canal or when arriving at the Piazzale Roma Terminal from the airport. Guest access Guests have full and completely private access to the apartment and the courtyard. There is also a special "secret" Campiello that not many tourists know about which is just outside the property. First exit the front gate, then turn right and right again. Then you will have reached the Campiello de la Chiesa which is the tiny court area behind the San Simeon Church Tower. This is a beautifully tranquil place that preserves a typical Venetian environment for you to enjoy. Other things to note There is a small new washing machine for your convenience. For big loads of washing there is a Laundromat just a 2 minute walk away from apartment. The City of Venice requires visitors to pay a "Tourist Tax" for the first 5 days they spend in the city. The amount of tax for adults (at the time of writing this) is 4 Euro a day for each person (children below 10 years are excluded and from 10 to 16 years (at the time of writing this) the amount is 2 Euro a day). The city requires the tax to be collected in "cash" only which my agent will collect from you upon your arrival. My agent is required to keep a record of the taxes and pay to the authorities. It is also a requirement by law that details of each guest's passport is noted upon arrival. There has recently been a day trippers tax introduced for which our guests are exempt. You can complete the exemption form before your arrival in Venice. (Please refer to the photos of the QR code for exemption details and my properties name and code in my photos section. My agent will arrange this with you and provide all of the information to help you. We have a key safe at the property to allow self-check-in for late arrivals, however, my agent will need to meet you the following day at the apartment to collect the compulsory tourist tax and your passport details. You will also be completely self reliant on check in. Wi-Fi is complimentary and the log in details and codes will be provided to you on arrival. Kindly note that there are some minor changes/ improvements to the decor since the professional photos were taken for the website. We now have a larger black umbrella in the garden which has replaced the light coloured one which needed replacement. The furniture in the main bedroom has been updated. There is no freestanding wardrobe in the main bedroom however there is a small room off the main bedroom with shelving and some hanging space. There is a dresser in the bedroom and two side tables with drawers. Please note that the photos of the property shown on the Airbnb page were taken for real estate purposes and the rooms were illuminated with lighting turned on. The interior of the property is not as light as shown in the photos. The amount of natural light throughout the apartment is subject to the seasons and the weather!
