The space The Region: Albufeira, on the southern coast of the Algarve, is considered the most popular holiday destination in Portugal. In this region the coastline forms a large bay that is famous for its enchanting beaches. Gorgeous white sand strip with spectacular golden cliffs uniquely shaped by the sea. The cuisine is excellent and this region provides an extraordinary combination of fun and relaxation. The Area: Premium neighborhood. Several beaches at walking distance with pedestrian accesses from the Villa (just a 5 minute walk down a beautiful path to reach the Coelha Beach), restaurants, tennis courts. Spectacular nightlife in Albufeira (only 3 kms away). Excellent Golf Court (just 4,5 Km away). Guest access The neighborhood is select, located in an area with elegant well-gardened villas. The neighborhood is friendly. There are two parking spaces inside the Villa. Access to the beach is convenient, through a beautiful and well-kept country trail. Very quiet and safe area. Other things to note Access to property - The landlord has the right to inspect the premises, at any time and without prior notice, for repair purposes. This right of access must be exercised in a reasonable manner. If the landlord realizes that there may be an imminent danger to people and / or property, he can enter the houses even without prior notice. Companion Animals - Pets are not allowed on the property. Household Appliances - The tenant and other members of the guest group will only use the property's domestic appliances properly and for the purposes for which they are intended. Civism - The tenant and other members of the group of guests, as well as any guests, must refrain from making noise that disturbs, endangers, or bothers neighbors, not using the property for any immoral, offensive or illegal purposes . Tenants and their guests must behave in a civilized manner and try to be good neighbors, respecting the rights of other tenants and also the rights of landlords of surrounding properties, not making noise or creating disturbances likely to disturb the neighbors. Disturbances of this nature must be grounds for an immediate termination of the stay, without any refund of payments, and the tenant must immediately vacate the premises. The quiet hour starts at 24:00 and ends at 10:00. Noise in the pool and other recreational areas (including the games room) must be reduced and kept to a minimum under all circumstances. Duration of stay (check-in/check-out) - The rental period starts at 16:00 on the day of entry and ends at 10:00 am on the day of departure. Sewage - The property has a sewage disposal system. This system is very effective; however, it can very likely clog if inappropriate material is introduced into it, namely anything other than toilet paper. For example, no hygienic protection products, such as tampons, wipes or diapers, should be thrown into toilets for any reason. If such products, or other material other than toilet paper, were introduced and blocked the sewer pipes, the tenant will be held responsible for repairing the damage caused, stipulating for this purpose an amount of up to 500 euros. Parking - Parking inside the property is limited to two vehicles in the marked parking area inside the property. Maximum stay / Minimum stay - Stays cannot exceed the duration of one month, with all leases being made for transitory occupations of the property. The tenant must vacate the premises on the expiry date of the temporary lease and no member of the host group, under any circumstances, will make the property their residence or domicile. Renting this property may require a minimum stay, the length of which is dependent on the time of year. Smoking - Smoking is only allowed outside the rooms Gym - Guests and their guests can use the gym and its equipment free of charge, provided they do so responsibly. By using the gym, guests and their guests agree to assume all risks of such use. The landlord is not responsible for personal or material damage arising from free use of the gym by guests and their guests. Internet - The wireless Internet service is of good quality (fiber optic) and is provided as a convenient extra only. No refund of rents will be made due to interruptions in the Internet service, lack of speed or bandwidth on the network, network access problems, lack of knowledge about the use and/or frustration of personal preferences regarding the service Internet access by the tenant and other members of the guest group. Games - Guests and their guests can use the games available for free, including the pool and ping-pong tables, as long as they do so responsibly. By using the various games available for free, guests and their guests agree to assume all inherent and derived risks of their use. The landlord is not responsible for any personal or material damages arising from the use of the games available on the property. Fireplace and stove - The fireplace and stove are switched off from April 1st to November 30th, and are not operational during this entire time of year (8 months). The fireplace and stove can only be used from December to March and the necessary firewood will be at the expense of the tenant, who assumes all responsibility for the risk inherent in their use. Maintenance - The tenant must keep the accommodation unit in good condition and ready for rent, using the facilities only in a careful and lawful manner. The accommodation unit was rented for a price that does not include its maintenance, and the tenant must leave the place in a condition that it can be rented at the end of the lease contract and immediately inhabitable by the next tenant. The tenant will be responsible for paying the expense relating to any maintenance and repairs necessary for this to happen. Occupation - The maximum number of residents is limited to ten (10) people, with no more than sixteen (15) people being allowed on the leased property. Such persons must also respect these rules. Only residents can stay overnight in the leased property. The tenant is solely responsible for any consequences arising from the presence of their guests in the property. Swimming Pool - Quinta do Algarve's swimming pool is for the private use of the respective guests and their guests. The tenant and other members of the group of guests must be responsible for learning about the precautions to take in the pool, warning signs about its conditions and the safety procedures to be adopted regarding swimming in the pool or staying around it. The landlord is not responsible for supervising minors who swim or play in the pool. The tenant is thus informed and alerted to the fact that the pool can be dangerous and understands the risks involved in its use. The tenant is also specifically warned to be cautious regarding the fact that the pool is permanently open and accessible, as there are no mechanisms to prevent or prevent a possible incursion into the pool (for example, by minors) and fall into it. . Ownership - The tenant must maintain the property and its contents, for example furniture, appliances, etc. in good order and use the property only for the intended purpose (temporary accommodation), keeping it in good condition. Refunds - There will be no refund of rent due to shorter stays or ruined expectations on the part of the tenant due to weather conditions, professional and family circumstances, emergencies or any commitments of the tenant. No reimbursement or compensation will be made by the landlord against any power cuts or interruptions, the supply of piped water or Internet access services. Waste - The tenant is responsible for eliminating all waste generated during the lease period. This must be done in a legal manner, placing garbage in suitable areas outside the property. The tenant is advised not to leave garbage inside the property for periods of time longer than 24 hours, as such waste attracts ants, flies and, perhaps, other unwanted animals. Risks - Villa Quinta do Algarve is a private property; landlords are not responsible for any accidents, injuries or illnesses of the tenant and other members of the group of guests (including the respective guests who must be informed by the tenant of this set of rules) that occur during their stay at the property. Landlords are not responsible for the loss of personal belongings or valuables of the tenant and other members of the guest group (including their guests). Tenants and other members of the guest group are alerted and recognize that the use of stairs, floors and amenities such as bathtubs, swimming pools, fireplaces and balconies is potentially dangerous and involves risks, especially if such use takes place inappropriately, in particular where it concerns children. By reserving their stay at the property and having access to this set of rules, the tenant and guests hereby waive the right to make any claims against the landlord, the property owners and their successors, employees or representatives, officially or otherwise, regarding any injuries or deaths that may affect the tenant and other members of the group of guests, as well as other people they invite into the property or its surroundings. The tenant, guests and their guests use the property's facilities and its amenities entirely at their own initiative, risk and responsibility, being informed that the property contains appliances that are electrical machines and that, therefore, can be dangerous, as well as stoves to gas, grills, chairs, loungers, awnings and other items that may also be dangerous, pledging to seek help from the landlord if the proper handling and operation of such items is not fully understood. All accommodation units are officially licensed and have been inspected to provide local accommodation services and are equipped with a fire extinguisher installed in the kitchen or near the kitchen area. The fire extinguisher was fully charged at the last inspection it was subjected to. It is the guest's duty to inform the landlord immediately if the fire extinguisher is not fully charged. Guests and their guests will only use the fire extinguisher in case of real emergencies. The property is located in an area considered to be safe, however the tenant and other members of the group of guests must ensure their own safety while on the property, ensuring the blocking of doors, windows, exterior access gates, etc., whenever be wise to do so. Valuable items left behind by guests and their guests will be picked up by the landlord who will make all reasonable efforts to contact the tenant and arrange for the return of these items to the tenant. If such items are not claimed or returned to the tenant within a period of less than six months, they will become the property of the landlord. The landlord will in no way be responsible for the state or condition of such items. The tenant and other members of the guest group, as well as the respective guests, must not use rockets, carnival bombs, fireworks and other hazardous materials on the property or in its surroundings. Cleaning service - There is no cleaning service during the stay, although there may be exceptions for stays longer than one week. Bed linen and bath towels are included in the rental rates charged. The tenant must use their own beach towels and it is not allowed to remove towels and sheets from the accommodation unit. Subletting - The tenant cannot sublet the rented accommodation. Utensils - The landlord must provide cups, knives, forks, spoons, plates and other similar items. Initially, toilet paper and liquid soap will also be provided, which will be replaced throughout the stay and paid for by the tenant.
