Welcome to Fallows Annexe - a newly renovated private guest suite set in woodland in the beautiful Wye Valley. Open up the bi-fold doors and enjoy the sun-trap decking area with BBQ. Sit out under the infra-red heater on a starry night and listen to the resident owl! Or snuggle up inside by the cosy bio-fuel burner. Fallows Annexe is located in a walkers paradise just up the hill from Symonds Yat and just across the River Wye from the Forest of Dean. Well-behaved dogs are welcome. The space Fallows Annexe is a self-contained guest suite, renovated at the start of 2022. There is a spacious living area with a cosy settee, bio-fuel burner and tv. There is plenty of light, thanks to the skylights and bi-fold doors, which open out onto the sun-trap decking area, which has great views of the local woodland. To the side on the living space is a brand new kitchen, complete with oven, fridge freezer, dishwasher, washing machine and plenty of worktop space, where the wi-fi and smart speaker can be found. The king bedroom has plenty of light and space, whilst the bathroom has a hot and powerful shower. Outside, beneath the decking, there is a small secure garden, perfect for dogs to have a little run around in. Guest access The space is located next to our house, Beechnut Cottage, but is fully fenced off, so that Fallows Annexe is a private space for guests. The ground floor of Fallows Annexe (including the double garage) is not available for access. The last stretch to Fallows Annexe is a single track/narrow lane with passing places and the 'drive' / access lane is a bi-way (not a road) and is steep and facing downhill. There is a designated parking space outside Fallows Annexe in front of the left garage door (with automatic lighting). If you prefer not to drive down the bi-way (or have a second car), you can park on the large flat parking area opposite our house (there is no lighting in this car park area). In winter it is dark, there are no street lights and only lighting directly outside the Annexe/our house so please bring a torch. Other things to note Fallows Annexe is well located close to the A40 duel carriageway, but the last mile is a narrow/single track lane with passing places which requires following the directions closely to ensure you don't get lost! It is a dog friendly space but as there are other animals, including cats and our dogs on site we ask that you keep dogs on a lead outside the fenced garden. We charge a one off fee of £15 if you are bringing a dog/dogs. 100% of this goes to a UK dog charity. We ask they are kept off furniture, paws are wiped and they aren't left alone in the Annexe. Whilst we have tried to ensure as much privacy as possible, Fallows Annexe is located next to our house. The decking is raised to make the most of the sun and as a result is higher than some of the garden fencing. We have two young children and a number of rescue pets! So you may hear from or see our children, sheep, cockerel, dogs or cats. There is a resident owl nearby, and you may also hear other birds, foxes and deer. Lots of lovely rural sounds to be heard!
