In the fall and spring, the units are switched from heat to air or vice versa. Therefore I would describe it as heat OR air. WASHER AND DRYER: Located in the closet. Also, commercial unit available ($1.75 per load) is in on the basement level. ANIMALS: Per HOA, animals are not allowed. PARKING: is not included. There are several conveniently located paid lots surrounding the building. We recommend the garage at 31 Baker St. 30308 as it is the most secure. We do not recommend the surface lot at 17 Baker St. 30308 - Prices vary based on demand. You have access to the entire condo. The space is entirely yours so make yourself at home. Check-in is extremely easy. There is a 24 hour concierge that will great you and buzz you through the front entrance. Please be sure to bring a valid ID. Please notify us if the guest checking is not the individual who booked the room. The concierge will verify that the guest checking in matches the name on the reservation and direct you to your room. You will be provided with a digital door code in the instructions to access your condo. A key fob will be located in the condo for easy entry to the building for the remainder of your stay. I am always contactable for anything you need, please use the platform messenger to guarantee delivery. Peachtree Center Marta Station is 1 block away. Surface parking lot right next to the building. A parking deck a block away. Street parking is available but hard to find. NOTE: Parking fees are not included with the rental and are paid separately. Uber is always less than 5 minutes away and very reasonable on price. If I am not sleeping or at the gym, then I am available.. You are right in the heart of Downtown Atlanta. The Neighborhood is referred to as the Hotel District. Why would you stay at a hotel when you could stay here!? Very walkable with restaurants in every direction. It is perfect for business travelers, those attending corporate functions or exhibitions. For the sports traveler, the Atlanta Falcons and Atlanta Hawks a couple blocks away. A ceiling fan adds to the comfort, while the building’s solid construction helps reduce outside noise for a more restful stay. Kitchen and dining The kitchen gives you the freedom to prepare meals at your own pace, whether it’s a quick breakfast before heading out or a relaxed dinner after a full day. Any additional guests beyond this limit are considered trespassing and will be asked to vacate the property. A $40 charge will apply for each person over the limit. 3. Guest Suitability: The host reserves the right to refuse any guest deemed unsuitable for the property and may relocate guests to a comparable accommodation within the building if necessary. 4. Photography/ Videography: Professional photography or videography is not permitted without prior written consent from the host. 5. Access for Complaints: If a complaint is made regarding the property (e.g., amenities, cleanliness), you are authorizing the host to access the property to resolve the issue to a satisfactory standard. 6. Smoking Policy: Smoking is not permitted on the property. A $500 cleaning fee will apply for violations. 7. Late Check-Out: Late check-out without prior approval is subject to a $50 charge. If check-out exceeds 2 hours past the designated time, a minimum $200 fee will apply, along with potential lost revenue for any subsequent bookings. 8. House Rule Violations: Any violation of house rules may result in immediate termination of your stay, without a refund, at the discretion of the host. Important Note: If you encounter any issues during your stay, please let us know immediately so we can resolve them promptly. Our goal is to ensure a 5-star experience for you! Please understand that no refunds will be issued after the fact if we haven't been given the opportunity to address the issue directly.
