Our countryside home sits on four stone-walled acres of a former apple orchard, just a mile from the historic Waterford Flats and Keoka Lake. Conveniently located just five minutes from local wedding venues like Bear Mountain Inn, The Waterford Inn, and Deer Hill Acres, it’s an ideal spot for wedding guests or a quiet getaway. For winter enthusiasts, we’re also close to three ski resorts—Sunday River, Pleasant Mountain, and Mt. Abram. Guests can stroll through our peaceful stone-wall lined four-acre orchard, enjoy breathtaking sunset views from the spacious back deck, and unwind around the fire pit. Guests are not allowed to enter the locked upstairs portion of the home as it is unfinished. There is also a locked owners supply closet in the hall that is not accessible to guests. Primary booking guest will be able to view check-in instructions with door access code 24 hours prior to scheduled check-in date & time. These instructions will be made available in the Airbnb App under the “Trips" tab. If you do not see these by the morning of your scheduled check-in, please message host to request information. Other things to note To ensure that our home is a good fit for you and you entire group, please read the following details prior to requesting to book. Primary booking guest is responsible for ensuring that all guests in booking group follow the rules. **GUEST AGE** All guests who stay must be at least 21 years of age (with the exception of children who stay with their parents.) Children under the age of 18 are not to be left alone on the property unsupervised at any time. **RENTAL AGREEMENT** Primary booking guest is required to read, E-sign and return our rental agreement to confirm reservation and stay at our property. After reservation has been accepted by host, guest will be asked to provide an email address so that the rental agreement may be sent for electronic signature. Failure to provide email address, sign/return agreement within 48 hours of booking acceptance by host, will result in cancellation of reservation. **SMOKING** Orchard View Heights is strictly a 100% SMOKE FREE (non-smoking/non-vaping) residence, both INSIDE AND OUTSIDE. Any violation of this rule will result in a monetary fine of $750, as detailed in our rental agreement. **PARTIES/GATHERINGS/VISITORS** Per Airbnb policy, parties and/or gatherings are not allowed. A "party/gathering" is defined as any additional people beyond the number of people listed on the reservation." Furthermore, for legal and insurance purposes, visitors are not allowed on the property. To further clarify, a "visitor" is anyone not listed on the original reservation/rental agreement. We allow a maximum of FIVE (5) guests on the property at all times and all guest names and ages must be disclosed/registered with us. **WINTER DRIVING** It is highly recommended that guests staying at Orchard View Heights in the winter months of December through April, utilize either a four wheel drive (4x4) or an all wheel drive (AWD) vehicle as the home is located on steep hill in a rural setting. While our town snow removal drivers are great at taking care of the roads, they may not always be able to clear snow and ice from the roads as quickly as we would like during a storm event. A front wheel drive (FWD) or two wheel drive vehicle will likely experience difficulty and be unable to climb the hill to the home should a snow/ice event occur. **INFANTS & TODDLERS** For guests traveling with infants/toddlers, please note that we do NOT provide any safety equipment such as outlet covers, cabinet safety latches, door knob covers and safety gates. There are full staircases in the home which may pose hazards to small children so parents need to be an aware of this when booking our property. We do have a basic pack and play with sheet and a high chair available at the home. **REFUNDS** We cannot predict/control weather, therefore we do not offer refunds due to inclement weather/natural disasters/power outages or other events that are beyond our control. If this is a concern for you, we recommend that you purchase the travel insurance that Airbnb offers to all guests prior to completing payment. **OTHER** The “roll-away” twin-sized bed will only be set up and made prior to check-in if the number of guests indicated on the reservation is five (5). For four (4) guests or less, this bed will be stored in the king bedroom closet and may be used by guests but will not be set up in the room prior to check-in unless specifically requested. Guests may set up if desired. Please ensure that your guest count is correct on the initial reservation request and/or message host at least 24 hours prior to check in to request roll-away bed set up. Property is equipped with four (4) exterior security camera(s) that record audio and video. Camera(s) are installed primarily as a theft deterrent for when property is vacant but may be used to verify compliance with rental policies/guest count. Cameras are mounted on the exterior of the home, only facing door entry points and not facing gathering areas. Cameras are not continuously monitored and should not be relied on for personal safety. No cameras are placed inside, or with any view of the interior of the property.
