The Sparrow House is a beautiful farmhouse with a private trail to a majestic 120' waterfall. With vintage wallpapers, eclectic antiques, a cozy fireplace, an outdoor cedar sauna, a large fenced in yard surrounded by honeysuckle vines and a spectacular mountain view, the house is a perfect getaway spot in unspoiled nature and still-wild forests of the Catskills. The waterfall is a truly magical place and considered a sacred site. The house is not appropriate for loud groups or parties. 🙏🦋🙌 The space The Sparrow House is a beautiful Catskills farmhouse with a private trail to a breathtaking 120' sacred waterfall. Bordering a slate rock gorge and unspoiled forest, it is a peaceful retreat with a cozy wood stove, outdoor sauna and sweeping views of the mountains ideal for couples, families, and small groups of nature lovers, the house is not appropriate for loud parties. Events require pre-approval. 🙏🦋🙏 The Space The Sparrow House can sleep up to 7 guests (including 2 extra single mattresses for flexible sleeping). The master bedroom has a queen bed; the second bedroom a full; and the downstairs living room an oversized single daybed which can be a flex 3rd bedroom. Perfect sleeping by the fire or lounging around, the living room has a wall of sliding doors that open to the patio, backyard, fire pit, and forest. The Sparrow House also has a full wainscoted kitchen, dining room, sitting room, outdoor sauna, 2 full bathrooms (one with tub, one with walk-in shower), central heat, washer/dryer, and high-speed WiFi. There are two window AC units upstairs, though the house stays pretty cool on its own. Two large flat panel TVs (HDMI only) are available. There is no cable or network TV. Outdoors Relax on the huge back patio, the side porch off the kitchen or under the trees in a hammock. The large fenced yard is bordered by honeysuckle and apple trees, with hummingbird feeders, a firepit, and space to run around. Dogs are welcome (fee: $75/dog), but please keep them off beds and furniture. The Waterfall Kahonrakén:ra is truly magical. A sacred site, revered for its powerful energy it cascades into a secluded pool before flowing into emerald swimming holes and clay riverbeds. This is a deeply restorative space. Please treat it—and the land—with care and reverence. Local Attractions The house is close to Middleburgh, Cobleskill, and West Fulton, home to the delightful Sap Bush Café and Panther Creek Arts. Nearby you'll also find cideries, wine and general stores, hiking trails (like Vroman's Nose), farmers markets, antique shops, the Zoom Flume Water Park, Howe’s Caverns, and more. Whether you're looking to soak up the quiet, explore nature or watch a double rainbow over the wildflower fields, The Sparrow House is the perfect upstate escape any time of year. Guest access Guests have full access to the property and waterfall. Other things to note The fenced yard is great for dogs, but we ask that dogs are kept off the beds and furniture. There is an extra fee of $75 per dog. There is a large flat panel TV in the bedroom into which you can plug your computer via an HDMI cable but there is NO cable or network TV The downstairs den has a daybed with a oversized single mattress. It is great for lounging, or for a full extra bedroom (it's a favorite place to sleep in the house!) ... A full wall of sliding glass doors look out on the forest, huge yard, and apple trees. The waterfall is an accessed via footpaths down a steep hillside. All hiking is at your own risk. Please wear appropriate footwear. Some people find it fun and relatively easy. Other people find it very challenging. It depends on your comfort in the woods and general fitness level. There are ropes to assist down the steeper parts. The flow of river is dependent on rainfall. In the late fall and spring the waterfall can be quite wild and gushing and more difficult to access. In the summer it’s calmer, but rain storms can quickly swell the river temporarily. In the winter, when the river freezes over, it’s a magic ice palace, but successive thaws and freezing can make the hillside very slippery and cramps ons are recommended for safety.
