Please note that there is no safety fencing on the pool, spa, and pond and children must be supervised by an adult at all times. You swim at your own risk. The water at Koi Springs house and even the water in the pool, spa, and pond originate from the Mission Springs Desert Hot Springs Aquifer. Soaking in hot mineral water, commonly referred to as Balneotherapy, is known to provide the body with valuable nutrients needed to increase blood circulation, eliminate toxins, stimulate metabolism, balance your body's natural systems, improve PH levels, and relieve pain and stress. Desert Hot Springs water is highly rated drinking water as well and has won many competitions. FULLY EQUIPPED KITCHEN The kitchen is fully equipped, with tile countertops, a burner gas range with oven, microwave, toaster, mixer, large refrigerator w/ freezer, dishwasher, electric wine bottle opener, kettle, coffee grinder, rice maker, Keurig, Drip Coffee, and Cold Press. Seasonings, spices, coffee, tea, start-up coffee, olive oil, etc., cups, plates, dishes, pans, spices, and other cooking equipment, dishwasher detergent, trash bin & trash bags are all provided. BEDROOMS (3) / BEDS (6) / BATHROOMS (2) The PRIMARY BEDROOM w/private en-suite bathroom has a luxurious King-sized bed with high-quality bedding and a private en-suite bathroom. It also features a dresser, mirror, nightstands, lamps, luggage racks, robes, slippers, USB phone chargers, solar shades, and blackout curtains. There's a private sliding door exit to the backyard and pool, along with a sliding door children's safety alarm. The master en-suite bathroom is completely renovated with Italian marble dual sinks and a massage shower with LED therapy lighting. The SECOND BEDROOM has a Queen-sized bed with high-quality bedding, memory foam, and an organic comfy mattress. It also features a large closet with hangers, a dresser, two nightstands, two lamps, two luggage racks, and USB outlets. Extra amenities include two robes, two slippers, and fresh clean linens with extra pillows and covers. The THIRD BEDROOM of the house is equipped with two bunk beds, each with a full-sized bottom bunk and a twin-sized top bunk. The bunk beds are fitted with Tempur-Pedic toppers, organic comfortable mattresses, and high-quality bedding, making them suitable for two adults and two children to sleep in. Additionally, the room features a dresser, two nightstands, a leather chair, two luggage racks, extra pillows and covers, a baby high chair, and a baby pack & play. The linens provided in the room are always fresh and clean. The large closet in the room comes with hangers for guests to use. Both full BATHROOMS feature luxury hotel-style essentials. A hair dryer, Organic phosphate-free shampoo, body wash, hair conditioner, hand soap, makeup remover wipes, makeup towels, cotton swabs, toilet paper, and plenty of clean fresh towels are provided. There is one bathroom connected to the primary suite, and the second is conveniently located in the hallway. We will be available to answer all questions during your stay through Airbnb messages, phone calls, or texts. The housekeeper lives close by and is available if needed. Vacation Property Rental Agreement w/ Guests list and acknowledgment of short term rental City and County ordinances must be completed and signed electronically within 24 hrs of booking and before check in. If you don’t want to have a private massage at the property you have option to treat yourself to a spa day at many close by Spas. You'll want to have a car. There is plenty of street parking. Desert Hot Springs has no parking meters. Uber is available too. WINTER EXPECTATION FOR SOLAR POOL HEATING: While all solar pool heaters increase pool temperature by an additional 6-12 degrees F per day, during winter however, most of the heat gained during the day is lost during the evenings when ambient temperature is cold. This is the same experience that happens for all solar pool heaters during winter. The solar pool heater will increase the average temperature of the pool relative to the cool weather, but it will not be as warm when compared to during the summer months. ADDITIONAL AMENITIES/SERVICES (* extra charge - additional cost applies). GAS POOL HEATING We provide free solar pool and spa heating, but for those who want to raise the pool temperature during the cold winter months, we offer natural gas heating at an additional fee. The cost of this service depends on the outside temperature and the amount of energy required to bring the pool and spa to the desired temperature. Due to the increased gas costs and to prevent excessive gas usage, free spa heating and gas fire pit use are limited to 2 hours (winter) and 1 hour (summer) per day. However, if you purchase gas pool heating, you will not have to worry about the 2 or 1-hour limit for spa heating since both the pool and spa use the same gas heater. EARLY CHECK-IN AND CHECK-OUT REQUESTS (Please note that this depends on the booking calendar and housekeeping availability) If you need special accommodations with early check-in we will gladly help UPON AVAILABILITY. If you want to have early check-in earlier than 4 pm up to 4 hours $75.00/ hour will apply. If you want to have early check-in before noon, you will need to book a day before. All late check-out requests need to be submitted before 8:30 pm the evening before check out. We are not able to guarantee early check-in and late checkout if you don’t communicate with the host on time. Non-authorized late checkout is not allowed and penalty charges will apply ( *see our house rules) EXTRA GUESTS/VISITORS CHARGES - ALL GUESTS AND VISITORS MUST BE REGISTERED WITH THE HOST The basic price accommodates 6 guests (*Guest is everyone who enters the property - including children and daily visitors) and the house can accommodate a maximum of 8 guests day or night to comply with City and County ordinances. Each extra guest fee after the 6th guest is $50/day which will be calculated in your total nightly booking. All guests and visitors must be registered with the host and if there are more than 6 guests or visitors extra charges of $50 per day or night per person will be collected to be able to enter the property. Non-registered guests and visitors are not allowed and will be considered as breaking house rules which can lead to penalties and eviction without a refund. (*see more info in house rules) NATURAL GAS FIRE-PIT Complementary gas use to lit outside FIRE-PIT is limited to 1 hour per day due to high gas cost. If you want to use fire-pit longer than 1 hour per day additional gas energy fees of $15/h will be applied to your check-out fees. Please be considered on natural gas use and be sure children are not touching and operating gas valves. You can have unique private Acupressure, Deep Tissue Massage, Hot Stone Therapy, Massage Therapy, Sports Massage, Swedish Massage, Craniosacral Therapy, Lomilomi Massage, Lymph Drainage, Lymphatic Massage, and more outside by the pool, spa, and koi pond by a therapist recognized by Luxury Travel magazine as a world-class masseuse! Therapists will arrive fully equipped with sturdy comfortable massage tables, clean linens for every guest, and respect all COVID-19 health regulations as dictated by law. The chef will provide you with a well-curated meal custom to your preferences, dishes that are Gluten-Free, Vegetarian, Vegan, Dairy-free, Organic, and more. MIDWEEK OR MID-STAY CLEANING SERVICE/NO LAUNDRY ON SITE FOR SHORT STAY Please inquire about availability 1 week before check-in. Please note that the washer and dryer are not listed as part of the short-stay amenity on this Airbnb. We provide plenty of fresh clean towels for your stay. Mid-week laundry and cleaning services are available on demand for an extra charge. ( must be arranged in advance). For stays more than 10 days mandatory housekeeper inspection and cleaning is required per guest expense LONGER STAY If the host approves longer stays (28 days or more) all utilities (increased due to pool and spa heating) will be charged extra and an increased security deposit will be collected within 24 hours of booking to keep the reservation. *For month-long stays we do require cleaning once every ten days. AIR MATTRESSES Air mattresses listed on the booking are available on DEMAND ONLY for bigger groups. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy. PARKING - IMPORTANT You will not have access to the garage. The garage is excluded from renting and you will need to park vehicles in a designated driveway ( fits two cars). If you have more cars you can park on the street or use RV parking. (Max 4 cars). Please don’t park on the street in front of our neighbor above. CLEANING STANDARDS We follow Airbnb’s five-step enhanced cleaning process, which is based on Airbnb’s cleaning handbook that was developed in partnership with experts. The pool and spa are professionally cleaned twice a week and with strong winds, you find leaves and flowers in the pool and spa. The home is professionally cleaned and sanitized and dust is common in the desert if doors and windows are left open. The home is sprayed against bugs every month but this is the desert environment so understand we don’t have control especially when doors are left open. HOUSE RULES / SECURITY / CITY AND COUNTY ORDINANCES *Please take the time to read and completely understand all house rules/conditions and make sure to explain them to all guests. Please note that our home is NOT A PARTY HOUSE. Noise monitors and security cameras are installed on the property per City and County ordinances to be sure that short-term rental ordinances are followed. All cameras are disclosed under the safety section on Airbnb. Quiet hours are from 10 pm to 8 am daily. No cameras inside the home.
